You need to make a Geoff and Chris Chanel. Then you can cover all your adventures together. From my perspective, you guys were looking at $3k per acker ground. No usable soil, no usable trees, and no utilities or real roads. The amount of land is great, the size of possible plots is perfect. But the cost is not very profitable at what they were asking for the land. Hopefully, something will work out for you guys soon.

Heck in W. Virginia I saw those poly pipes running all over in creek beds and down mountains. If you followed them uphill they would lead to natural gas well and they were just running the gas on the surface down to collection points to do a real pipeline. The only way they got those wells drilled on top of those mountains was by helicopter. Saw some crazy stuff up in those mountains.

So the big question is: Can you eek out about 3700' for a landing strip? I'm getting the vibe, probably not, and probably not turn able in a year, so no.
Great video. I think I would walk away from this one, too high prized and too much development work to be done before you can sell the lods. As Chris said, it would take him several years to clear the entire land, so it would be a long term investment - nothing wrong about that, but the profit in the end need to be increased proportionally, and that's not always a stroll in the woods.

When I started looking for land, I found that many counties have a GIS mapping service. Gives a decent amount of info also.
