  • The “Country Cabin” is an awesome little log cabin modular tiny house I think you will enjoy seeing!! Hey friends, this is Chance and we have a small but super unique modular tiny home video tour video for you. Be sure to subscribe and like this video if you enjoy please!
This log tiny prefab house is filled with all types of beautiful wood and gives somewhat of a modern look! The manufacturer for this modular house is in partners with Hilltop Structures where I toured the home. The model for this home is the “Country Cabin.” This home has 1 bedrooms and 1 bathroom and is a 16x36 size home with roughly 530 sqft w/ the porch. Let me know what you think about the video! I hope you enjoy this mobile home walk through video.

We have been in the mobile home business for years, and thought why not upload videos about something we can relate to and deal with every day.
We have seen the mobile home business come such a long way. In the old days most people referred to mobile homes as a trailer house. However some of the manufactured homes we carry are far from “trailer houses.”

That would be a great little house to park on your property to live in while they're setting up your big triple-wide.
Then when everything's finished that can be the guest house.

That’s a great idea but you could also use the tiny home for a disabled adult daughter or a “live in” care giver. Just an idea.

Where is your property. Many jurisdictions do not allow two residences on one lot. A guest house is considered a residence if it has bath and kitchen.

Spring break may have taken a toll on your last video, Chance. I could be totally wrong, but it’s a thought. Especially since people are once again beginning to get out and travel after being cooped up the last couple of years.
This is a cute little house. Not something I would be interested in, but watched it just out of f curiosity! Ha! And “to help a brother out!” 😍

As someone who's doing a 16x40 shed to cabin conversion, I'm so jealous of this cabin's clean and professional design. However, I still like mine better. Your's flaws are the hot water heater. Tankless saves space, plus I've yet to run out of hot water, ever. The shower head points into the shower door. Creating a mess with every shower. I'm happy with mine, and this has given me some ideas too. Thx!

Love it! Doesn't need a side door. Place a Kimberly wood stove in that corner. Get rid of kitchen table/chairs. Put a reclining couch around that corner. Can always use a fold out table/chairs when needed.
I would consider installing a small sliding glass door at the rear, in the bedroom. Maybe a little deck out back.

The only thing in common between Mobile, Modular, and Manufactured is that they are all manufactured in a factory, but they are otherwise completely different products.
-A modular house is in simplest terms just a regular house that is manufactured in a factory instead of being site built and is delivered in sections to the site, where it is then assembled into the final house, which like site built homes has to meet all the local building codes and zoning requirements. So they can be any size that is allowable for any other residential house in a specific municipality.
-A Manufactured House is what officially replaced Mobile Homes when HUD was enacted into law back in 1976. In simplest terms they are federally regulated residential homes that are certified under HUD and can be placed in an appropriately zoned property or mobile park. Similar to modular homes, they can be delivered to a site in multiple sections, which are usually a set width and thus referred to in terms of multiple of that width, such as double or triple wide, but otherwise they can look like traditional houses and despite retaining a permanent chassis can be placed on a foundation and even converted to real estate or just fall under local building code if modified and the original HUD certification is voided. While they are generally smaller than traditional houses, they can range from 400 Sq Ft on up to over 3000 Sq Ft.
-A Mobile Home is typically an RV and that includes Park Models that while they are made to appear more like a house, specifically a cabin or cottage in most cases, but they still fall within RV building codes and standards. Thus, of the three, Park Models are the only ones that it's illegal for them to be made larger than 400 Sq Ft. Though, that's in terms of living space and they have leeway with non-living space, such as decks, patios, lofts, etc. So Park Models can only be under 400 Sq Ft and never larger, unless they switch to HUD and then they can go up to 500 Sq Ft...
While model availability is usually determined by what manufacturers are local to a given area, but there are manufacturers that are national and have multiple factories in different regions of the country. It is also possible to have any of the three delivered over a significant distance, but costs can be significant if further than 50 miles, especially for Manufactured Houses, which because of regulations will usually cost more than transporting a mobile home.
Designs are often not exclusive to a specific company, unless they are specifically licensed from an architect/designer but you may be limited by manufacturers that offer custom builds.
Additionally, of the three, only modular houses can be a DIY option as both Park Model RV's and Manufactured Houses must be manufactured by properly certified factories and you will generally have fewer choices/options with either a Park Model or Manufactured House. While just about anything goes for a modular house, just like a site built house...
For those looking to go tiny, of the three, Park Models are the only ones that really go below 400 Sq Ft. Manufactured Houses can technically go as small as 320 Sq Ft but in practice they don't go below 400 Sq Ft and are typically much larger.
Bonus, Pre-Fab's are another category because they are similar to modular houses but are typically built and delivered in one whole piece.
People tend to confuse these 4, along with Tiny Houses, but there are reasons to understand the differences...

I love all the homes you show on your channel! I have two questions. Do you have ADA models and also do you know if VA home loan program can be used to purchase these tiny homes?

No mirrors means that only naturally good-looking people should buy that cabin since they don't have to worry about their appearance, or it was built for vampires.🧛‍♂🧛‍♀🧛

Like this one. Many places call for two days exits so this would qualify.

I would request a tankless water heater and change the dining to a living room ( with little foldable trays) and close off the front window for a place to hang a tv.
As always you do a great job Chance!

There are many tankless water heaters that use propane, 12 volt igniters or even flashlight size batteries for ignition. They are also very inexpensive and an “endless” supply at a chosen constant temperature.

I could live in this house. I still appreciate all your videos. You are the only one who gives baseline prices. I hate when they tell you to call for pricing. If you're really interested in buying a mobile home , why call every 5 min asking what the price is on a particular home. LOL.
