I would also take into consideration how long a modular has been within primary retail channels. The necessary type sets, like the police station, is a good point but a long shelf life can also kill future profitability. Frankly, I expect the Museum to have a long shelf life; maybe as long as the bookshop, but not as long as Assembly Square. This also one of the reasons I am avoiding the Boutique Hotel; it will have been available for 4 years by the end of 2025, and the deep discounts I have seen from Amazon are alarming. The Boutique Hotel was the only modular I am aware of that didn't sell out on S@H by the end of Q4.
I’ve avoided Modular’s in my Amazon & EBay stores simply because it seems like a larger gamble financially than some smaller, bread & Butter sets. I would be open to purchasing Modular’s and adding more to my inventory if I knew it was a home run. I did purchase 10 police stations by the way…which again…I seen as a sure thing. It was stuck in my head all 2024 how the Sanctum Strange unit was such a perfect set how it was pictured as a place that existed in New York. The pieces were great with some only found in a few sets. Several minifig were exclusive. Win win win . I only got 4 so failed waiting for a good sale.
The MSRP of the Corner Garage was $200, but could have been gotten for $160. I acquired mine from the clearance table of the LEGO store in January of 2022.

Got the Tudor set on Jan 1st with the 2 gwp and sold all 3 (to different people)for a total take home profit of $102!!!
