If the building is destroyed the tenancy ends

- If a building is destroyed, the tenancy typically does not continue because the subject matter of the tenancy-the building or premises-is no longer in existence. If the building is destroyed due to fire, natural disaster, or any other reason beyond the tenant's or landlord's control, the lease agreement becomes void. The general principle is that the tenancy would terminate automatically due to the frustration of the contract. In the context of Kerala Rent Control laws, the tenant may not be liable for rent after the destruction of the building, and the landlord would not be obligated to provide alternative accommodation.
After the demolition of the building, the tenant is not entitled to put his own structure in place. Even though he was allowed to enjoy the building and the site as a composite unit, once the structure is destroyed, the tenant cannot put up constructions and enjoy the same.

I am the new owner of the building and i told panchayat not to renew the trade license of the old tenants in my building due to disagreement between me and the old tenants. Panchayat agreed also to do the same. Now shops are running without license. How long they can continue the business without license? What action panchayat can take over them ? Is it possible for the panchayat to close the shops?

I am sharing my experience.. tenant can fight RCP case without paying rent 2, ya 3 years.. 1st tenant will not attend in case upto 1 years.. court give time again tenant file RP case fine will about under 1000 rs.. again tenant will not attend.. tenant will turn his property to wife name or relatives name.. sooo my dear landlord's be careful, in starting they will show innocent.. after 2.3 months stop paying rent .
Sir, tenant is modifying the comercial building without landlord's permission.. what is the Kerala rent control act?
Modification is not a ground for eviciton but if the modification amounts to reducing value or utility of the building permanently and substantially then it is a goround for eviction.
Sir, if the tenant asks for money during eviction time , the tenant will say I have done this work , light, paint work, etc...

You have two remedies, one is to file eviction petition and the other is to file suit for restoration of rent. I have some videos on that specif subjects
