    Spending around this amount on a property, I'd certainly want a larger lot. You can reach out and touch your neighbors, on both sides. The home is nice, I'd just like to move it to a different property.

      I can see your point. It's tough as MacDonald Highlands commands such a premium for its optimal location. It's a top 5 community regards to highest price per square foot communities in Las Vegas and Henderson. There are larger lots next door in the community of Ascaya but their lot premiums alone start at $1.1M.

    Another thing,with all the sunshine the state has to offer, how come builders don't take advantage of it,like solar panels?

      I believe your ROI on solar panels is after 12 years so. The average household moves every 7 years. By the time solar panels are paid off (usually 20 year loans), solar panels could be degraded to produce only 50% of their original output.

    This is awesome. I toured Vu home that was 1.8m 3-4 years ago with a pool and golf course view. I’m sure it’s more than double now. I believe the lady in the office was the sister or something of the owner iirc. Great video Alan!

      @@AlanHuiRealty if possible can you do a video on one of the 1.7-1.8m listed Vu homes? Curious what the lower end of the pricing spectrum for those look like now. As much as I love this 3.2m I can’t justify it without a pure strip view? Your opinion?

      @@AlanHuiRealty yes I’ve toured them all. Not a fan. Low ceilings, multiple levels like an office building. The one story is always Prefered multiple stories allows builders to squeeze more sq ft in a smaller lot.
      Edit: mis read what you wrote. No I’ve seen the 1 stories for sale for 1.7-1.8 on Zillow before? Maybe they sold. Just curious what a base 1 story spec home from them looks like. Cannot justify 3m+ and no strip view imo. To each their own

    95 days on the market and only a $100k price cut? This is a $2.7M house on a good day. Your clients bought in the height and should just keep it and enjoy it. Otherwise the correct ask would be $2.79M list in this environment. Good luck!

      Thank you for the feedback. My client doesn't "need" to sell as he purchased this with cash and wanted to test out the market. Plans are to move in later this year if it doesn't sell. If you purchased from the builder directly - even in this market you will end up spending $200k more for a home with absolutely no views. 95 days on the market is not a long time for luxury homes.

      @@AlanHuiRealtyI agree with the previous post. This home will never sell close to the ask. The size is a problem way to small and the market with high interest rates making this way overpriced. Your client overpaid and he will need to enjoy this home by moving in.

      @claudiocorleone7856 The model home which is a townhome at 3,027 sqft sold for $2.8M on 4/17/23. This home is 600 sqft larger and is single-family home vs a townhome. The model home only had a spa and not a pool as well.

      The land is very expensive in MacDonald Highlands. Just the land to build on can cost anywhere between $800k to over $5M depending on the lot size and location.
