The garage square footage is not included into the living square footage. The garage is 1,660ft². This home is 5,335ft² and the Casita is 383ft² for a total of 5,718ft² of living space.
Made it..... That garage would fit a 73 grand am, red, 455 v8, stick. Looking at buying this 73. Got to watch from the start. This place has a miami vibe. I need an interior designer. Afraid of making mistakes.

Sure thing! The price per sqft of homes sold in Ascaya in the past 12 months range between $900/sqft to $1,600/sqft with the average being $1,132/sqft. Ascaya is one of the top prestige communities in the entire Las Vegas valley and Henderson. Lot premiums are around $1.4 to $1.8M for ones with Strip Views and can even be much higher. Lots that do not have views are around $800k to $1.2M depending on the size and location. Most custom homes cost a minimum of $500/sqft to build (excluding the lot premium). Finishes, contract labor bids and design fees are a few of the many factors that help determine the price of custom homes. Hope that helps!

I want to see someone park an S class in those garages without doing a 6 point turn with another car in the same garage… Just looking at the overhead view that is a very very tight driveway, anyone with a full-size car or SUV is going to have a serious problem
I live in Henderson as well. The homes in Ascaya are arguably the highest priced in Las Vegas / Henderson right behind The Summit. The Summit, Ascaya, MacDonald Highlands, The Ridges and Southern Highlands have the highest priced homes in the entire Las Vegas Valley. The last 7 homes that sold in Ascaya sold for $5.8M, $6.4M, $6.6M, 7.55M, $8.9M, $11M, and $14M. What do you feel the value of this home should be so I can share it with the listing agent?
@@AlanHuiRealty I think you have to strongly consider the actual property when determining the market value. In my opinion the house is 2.5 on a good day. Look at the property it sits on. Less than desirable to say the very least. If your selling "view", I could do much better in Honolulu or Miami for half the listing. Just saying.

(I would personally be in the line myself to buy this home and resell it for double the price!) $2.5M for a new fully custom home located anywhere in Las Vegas / Henderson at nearly 6,000 sqft of living space with a casita, 4-car garage, and a pool is nowhere to be found. I have lived in Hawai'i for over 20 years and am very familiar with the real estate market there as well. You absolutely cannot buy a home of this caliber in Hawai'i. You can get a beautiful near the beach for $4M to $6M but these homes will be built anywhere between the early 1900s to 1980s. They will be around 3,000 to 4,000 sqft and be slightly remodeled (some not remodeled at all). Don't get me wrong as these homes are still beautiful, but they won't have the same features. These may have 8' ceilings, some won't even have central AC or not have AC at all. Ultimately, it just comes down to preference of where the buyer wants to live and the type of home they want.

Hey, no worries at all. I respect your opinion and feedback. Every buyer has different reasons for buying. Some prefer to buy in Vegas to avoid the high income tax in California or are just looking to get away from the multitude of issues going on in California (traffic, high living costs, rules and regulations, crime, natural disasters homelessness, etc.)

It's a bit tight but doable. The driveway is wider in person than from my drone footage.
Really poor layout. They should have hired a better architect.
I think if this home was larger in size, it would have a better layout and they could have utilized more of the second floor.

I personally don't think the retaining walls look bad at all. You need to see this community in person to appreciate it.

This is the worst designed home I've ever seen. I can't see 5300 sq. feet at all. Tear it down, waste of a lot. Cheaply made, greed at its finest.
I don't agree that this home was cheaply made. The floor plan was not well designed. Regardless, this home ended up selling for $5.3M.
