Damn the fact that it’s just the frame, kills it. They look so good in the pictures , you would think that’s what you get.
Totally hear you on that. Check this video out. More of finished products than just frames. Lmk what you think.

I wish sears & Roebuck still had kit homes for sale.
They'd cost hundreds of thousands of dollars with lumber prices today.
Haha right
They have manuals out there with all the supplies you need listed
A place to ship your pre-adult children. It can be their starter home!
that way prices are these days, might be a great option 😂
Right, That would have set me up for life if my parents had did something like that.
I’d get a few of them and build little paths between them, have one be the kitchen/entertainment area and then bedroom houses. Then put a canopy over the middle and it would be like a little courtyard made of tiny bungalows.
That’s creative!
I’m stealing that idea thank you 😊
@@jasminestephens-boyles115 invite me over, I wanna see how it turns out. I’ll bring brisket.
The problem is land prices and regulations not allowing them
Fair point, that’s why I suggest people always look at the regulations before doing anything like this
Regulations are unconstitutional
You think when Thomas Jefferson built Monticello he was pulling permits lol 🤣
@@robertmarley8852 they take away your rights, and sell them back to you in the form of a permit and license
Live off the grid without restrictions .then u can do what u like
@@larkeshaingram1634very few people are completely off grid. There’s always going to be a record of a land purchase.
Home Depot needs to spin this into a real side Business
They honestly might as well
Also, Home Depot will finance for 24 months with no interest.
Thanks for the heads up that’s awesome!
Thank you!
They won't finance the land.
@@sneat2028 They finance the items they sell, with approved credit. 🤦🏽♀️
You want them to find you a wife too and a dog lol 🤣
Here's a idea... make a video showing the purchase, constructing and living in one of these options. NOW that would be a video worth watching.
Hey if you wanna fund that project I’ll do it right away. Alternatively you can make a video including everything you’ve described. Choice is yours 👍🏾
A good idea isn't always a possible option.... Informative videos, such as yours are definitely "next best" option. Keep the valued content coming as many benefit from them. Thankyou!
So he can take the guess work out for the lazy people...and guess what..it still wouldn't work for them cause most people like that can't follow and going make up their own directions steps..

Man You have one of the best tiny homes reviews on TH-cam and I watch tiny home reviews for the past 3 years shout out to you!! Please do more I’m a new subscriber
Wow, that means so much to me I really appreciate your kind words! More videos to come 😃
You have to buy unrestricted land outside of city limits, then you should be able to setup small houses like this. I saw the direction San Diego, California was going in with homes so I left. I purchases invest property in the Midwest and in the south....
Thanks for adding to the convo! Midwest and the south is where it's at for sure! SoCal is something else. I don't understand these prices.
When I see the price these places charge for such tiny homes and in some cases just the frame work Im amazed. I wish more people just took a quick framing building class and buy 2x4s and do it themselves. It would come out orders of magnitude cheaper and you could make a much bigger place. The 25k building can be built yourself for less than 5k. They give you just the frame for all that money.
Honestly I totally understand where you’re coming from. Lmk what you think of these
th-cam.com/video/BbwC8Icq2wE/w-d-xo.html
I was thinking the exact same. Seemed quite pricey for just the empty steel frame of the building.
Ridiculous, one can purchase a good size ‘shed’ for about $6,000 and covert it to a home living place. But, of course, as more people become interested in these micro shed homes the prices will explode, naturally.
Totally hear where you’re coming from. Let me know what you think of these Amazon homes in this video I did ->
th-cam.com/video/BbwC8Icq2wE/w-d-xo.html
@@blackrealestatedialogue You did very well. But the only challenge is finding a safe affordable place to set up in these dangerous days.
@@Cornbread-gi6kt I agree with you
Never buy into a HOA every person that does just reinforces developers mindset and leaves you more like a renter than an owner.
Totally understand where you’re coming from
I feel like at that point you might as well just learn how to build a house yourself
That’s honestly not a bad idea
I agree!!
You can literally purchase home architecture plans (cabins) for a few hundred dollars and all of the steel in this kit for a little over two thousand dollars and save yourself $17K
The finishing they display on the example is 3 to 4 times purchase price..... This is not a $20K home, just a $20K frame....... Not a solution
When buying a traditional home you are also purchasing the lot! Yes, you can buy those kits at home depot but, you still need to purchase the land.
That is correct
Renting, property taxes 😫
So thankful the TH-cam algorithm dropped your channel into my feed! Love the idea of "thinking outside the box", especially when considering affordable housing options. Kudos to you for sharing these options!👏🏾 I am now a subscriber to your channel.
This comment made my day. I’m so thankful that you’re here and enjoying the content. I know it’s hard in the housing market for so many people, so I want to do my best to share some alternative options, while educating and entertaining. Welcome to the fam and thanks for the sub!
Get a Tuff shed half the price and twice the square footage.
Total cost would be around $50K for a full livable build with kitchen bedroom living room and full bathroom.
Totally understand. I made a similar video. Let me know what you think. Here it is.
th-cam.com/video/BbwC8Icq2wE/w-d-xo.html
That’s great, but unfortunately, those homes will not meet regulations and many many many many many many many many neighborhoods
Totally understand you. I’ll be dropping some more videos on different version of this type of home. Stay tuned. I’d love your thoughts on those too.
Do what many people do don't tell the city.
You have to find a place where the building codes allow you to use these. I had a 20 acre property in rural MO where the county would not let me have a dwelling less than 1,000 sqft. The utility access was also cost prohibitive. $20,000 to get electricity run from the pole at the road. $5,000 for a water meter at the road. Probably $25,000 for a septic.
Thanx bro I am learning so much from You
You're welcome! I'm glad you're learning!
Sadly the Home Depot prices are just for the frame. That means that you won't even have a roof over your head with their kit. Won't even get half way. I found a website that sold me a solid wooden house for under $10K. And that included everything, such as doors, windows, etc. Plumming and electric naturally were not included, but it was a beautiful off grid home. European made.
They are selling you the steel for three or four times the price, just for cutting it to size. Cutting it to size is not that hard. Misleading because photos show something that the product is not "finished" sheds or homes.
That’s so awesome can you share the website? Maybe I’ll make a video on that.
Website?
Why bring it up if you not going to give the web site .....smh
Drop the link sis please 🤯
Thank You. How did you pick Killeen? They are suppose to build a new interstate from there to Augusta, GA. My mind be all over the place in thought. SC, Jacksonville, or TN. Killeen also affordable
YOU DO NOT GET WALLS, ELECTRICAL, PLUMBING, and so on. I REPEAT THIS IS ONLY A STEEL FRAME KIT.
When you factor in all the labor and materials cost you are going to be more than double the initial price for that space and at that point your not saving anything for the size of the home.
All great points. Let me know what you think about this related video -> 5 Homes You Can Buy on Amazon for Under $40,000)

@@blackrealestatedialogue You other video is good and probably more along the lines what people are looking for. Those all appear to have walls and are painted and so on. The only expenses after that are probably shipping and setup thought I am not sure what that kind of fee would look like for easy up homes.
it can also be put on a trailer like the rvs and be turn in to tiny home those can be parked in RV parks
Never thought about that thanks for sharing
This is right on time. Thank you
You’re welcome!
I have lots in Shelby County. I think it has to be a regular house in addition to adu. Good video
Are you considering building on those lots?
i would love for you to check out the capsule homes.. they are wild!!
Cons: 1. Unregulated tiny home building industry. And does the builder or DIY kit maker offer a warranty, and do they have a good reputation for quality? 2. Is the build secure enough to offer good protection compared to a standard house or apartment building? 3. Can you find a secure, safe location to place it (I think these are good for extended family situations on lots that can legally hold them) 4. If you have to buy or rent land to place them, will you actually save money over an apartment. Truthfully, I'd love to own a well-built tiny home with a warranty if a situation arose in which all these potential cons were absolutely resolved.
Absolutely valid points, thanks for sharing!
New subscriber would like to know how to negotiate purchase an existing lot in rural town that’s over priced. Also, how to get crowdfunding to finance a huge property that will be great income generator. Last, how to get developers to build as tax write off.
Thanks for the sub! Checkout the podcast playlist. I have interviews with people covering all of the questions you mentioned.
I was thinking about getting a barndominium kit... 7000 sq ft. For like 40k. Frame only but solid start...
Sounds cool!
Good rental property and living place as well.

Good info!😍😍😍
thank you!
Yes I’d like to
Go for it!
If you move to many other countries or from country to country your rent could be $200 to $400 a month for something the size of these and larger. I built a nice home in Asia, 1,400 sqft, 3 br 2 ba and two kitchens, for under $70,000. Though buying a tiny home or one of these and living in America might seem a good option, if you can work remote you can work from anywhere. Same is true if you have $1,500 a month in social security, you have many choices around the world to enjoy and be safer than here while living where people smile and smile at you with a much lower cost of living and likely better quality of life.
That’s amazing. Did you move there for retirement?
@@blackrealestatedialogue When my wife retires in a few years we will move. We payed that much because it was in a small city, it would cost less if not right in the city.
I live in Florida, that jawn will be gone like the wind during Hurricane season.
😫😫😫😫
I’m glad company’s like Lowe’s and Home Depot and others are making homes for people that can’t afford in today’s economy every good person and their family deserves a place to call home that is 100 percent theirs
I hear you

nine of these are worth the prices. i went to construction school and we built 300 sq ft house. The material came from home Depot for $2500 it cost to built not including windows. any willing person can build thier own. good video though
Thanks for sharing!
That's a hella a lot of money for a bunch of metal studs. Around my parts you can get a 20x30 garage complete for about 20 K with concrete
Totally get you. Let me know what you think of the Amazon homes in this next video

You must consider , how to hook up Electricity . Also , hooking up the plumbing . And where are you gonna put this house ?........
They are selling you the steel for three or four times the price, just for cutting it to size. Cutting it to size is not that hard. Misleading because photos show something that the product is not "finished" sheds or homes. Final cost could be easy 10 times the cost of the frames.
Not sure if you actually watched the video. But I disclosed that it comes with the steel frame only and I also mentioned that the cost to build out would vary. I don’t think it’s misleading tbh. They are very clear about what a customer gets and what needs to be done. The photos are simply inspo.

Is it allowed to put module home in my backyard and use it like home office or guest house. Do I need to take any permits from city? NYC. Staten Island.

Good question I would check with the city. Typically they should have that info on the city gov websites or a phone number to inquire

The problem is getting them pass Tin Can Island and not have Lasspa take all your hard earned money for orisirisi paperwork àti excuse. 😢
Maybe I should give your guest from MS a holla. I spoke to him before
Go for it
Dude your not lying about your average home being 420k. We will be right back in trouble with the housing market again.
It’s honestly a bit scary to think about
Since its only a frame, wouldn't it be less expensive to buy a used shipping container?
In the septic tank called Canada we always pay more for less.
Septic tank 😂😂😂
I think all the pre-model homes will work great for homeless people, younger generation starter homes and for retire people. The question is that you have to have the land to put it on. With all the developer buying up land and building new homes. Where are you going to place these starter homes at? Me myself and I. Am looking at Tiny homes to retire in. I would like to live off the grid. With everything going up it's crazy. I would like to live comfortably. This is just my opinion. Thank you for sharing.
How about Texas weather will it hold up
Good question, it probably depends on how it's built (outside of just having the frame), where exactly it's located etc.
I wonder how much Home Depot makes off every sale since the materials only cost the manufacturer about $2500
But are charging $20,000+
Fair question
Here in California land isn’t even available anymore. At least any land you are allowed to develop on. Issue is these are frames almost 99 percent of the time you will need a contractor and one that can get permits a land etc makes this project a hundred k or more. Better off just going to an adu or mobile home company.

Have you seen the new Chinese PODS houses????? I have a question is the PODS better then the tiny house of home depot???????
did a quick search when I saw this comment. They look cool! I made note of it, maybe I'll include those in a future video
@@blackrealestatedialogue I'm buying one and shipping it to Puerto Rico they deliver over there too
The 96sqft is so over priced it’s 🤮. Contact your local Amish builder and they will make it and deliver for around $10k or less. The Amish version includes windows and doors.
Haha thanks for the tip!
If someone is smart they’d buy a couple of those homes and combine them and buy some land somewhere with low reports of natural disasters and live out the rest of their day comfortably
Not a bad idea at all
I’m not black but very appreciate your information!
That’s no problem at all, the info is for everyone to learn. Thank you for your support I appreciate you!
The thing is land also costs much more. These living quarters are affordable, but land isn't.
This is a valid point. Land is def costly depending on where it is
While these tiny homes might be cheap but you also need land to put it on.
You are 100% right. Let me know what you think of the homes in this video
th-cam.com/video/BbwC8Icq2wE/w-d-xo.html
I'm a fan of tiny homes who wants to pay a 30 year mortgage on a 350.000 house with a tiny house you can pay it off in less then 5 years and you are debt free .
but where do you put these homes can you buy land to put these homes on
You can buy land to put them on, or you put it on existing land you may own, backyard etc. Just has to be done within the rules of a city.
These kits are only good because they are mostly prefab
But if I built the same product just out of wood , it would weigh more but cost significantly less
I hear you. Let me know what you think of these
th-cam.com/video/BbwC8Icq2wE/w-d-xo.html
Need to tell Gavin Newsome about these homes. They spent over 100k per homeless person in CA last year and have even more homeless than ever.
All that money and basically nothing to show for it. Crazy right?
Don't forget HVAC as an additional cost.
Absolutely the costs can add up
Just give a damm Lowe's Shed ! And make it work I'll put my own insulation board and l brackets myself! Still a home !
That’s a good point
I am not sure if you know this, but these houses that you are showing are just framing kits. Its a decent price, but you are saying it as if they are finished houses that just need an interior. 20k will only get you the framing and doesnt include exterior, interior or any finish materials
I’m not sure if you actually watched the video, but I specifically disclosed that. Probably more than once too. The images we are looking at are renderings of what a finished product could look like which I also disclosed.
I've seen them cheaper than that ! You can take a tiny shed and turn it into a tiny house $8,000
Totally understand. I made a similar video. Let me know what you think. Here it is.

@@blackrealestatedialogue Perfect thank you very much. I will watch it. I appreciate it.
How would I do this in Illinois
You would need to find out what the requirements are to put a structure like this on your property, then go from there with building it out. But Home Depot would simply deliver it to you.
So in other words…. 4 houses you can’t get for anywhere near 25,000, unless you just want a shed.

You better get a shipping container.
Good option for sure
Freeze in the winter and burn up in the summer
😅😅😅
I've been interested in 3D built homes. However, the information is scarce and the manufacturers seem to only be dealing with builders right now. Can you do a video on these types of homes and the durability of the homes and technology?
I've made note of this. I'll look into it and may include it in a future video! Thanks for the suggestion
In California, you couldn’t get something like that for that price , you’ll have to pay 5xs more just for an outhouse.
Remember you are only purchasing the frame of the house from Home Depot. You’d have the build the rest of it. Cost def can vary based on location.
Waste of money due to a storm destroying it too risky to live in
Doesn’t necessarily need to be used for living
After purchasing the land, water, and electric access, and finally the home. You literally just bought a regular house.
Depending where that can def be the case. Stay tuned for my next video, gonna go over similar homes but finished produces that include way more that a simple steel frame
Not suitable for every day living. These are more like she sheds. Or at best, guest houses. Plus, you have to buy the land to put these on. And it's not easy finding cheap, suitable land for home building.
I agree more so guest houses or home offices. I just dropped this video. Let me know your thoughts?
th-cam.com/video/BbwC8Icq2wE/w-d-xo.html
Why on earth would they not sell them finished?
Excellent point. I made a video about more finished versions of these from Amazon. You can check it out here.
th-cam.com/video/BbwC8Icq2wE/w-d-xo.html
OK a $25k house sounds great but will it stand up to severe weather, I look ai this as you get what you paid for. Simple logic
All depends on how someone builds it out I would assume. Remember this is just the frame of the structure.
@@blackrealestatedialogue Got it thanks
