The ability to have multiple subset conversations on different topics is valuable compared to the typical BP podcast style where we are typically focusing on one topic the entire time. Following up on Evan's question. How would one get around the issue of down payment seasoning? Assuming one can get around that issue, what if the private money lender want a deed of trust recorded? Thank you.
How do I buy a property without paying for it out of packet other than the down payment? I have invested in real estate. I had a good paying job, got a loan with a down payment and bought 3 properties this way. I recently sold 1 3-family property I held for 17 years and still have 2 properties free and clear. I have a decent amount of money saved. Now, I do NOT have a job and have not had 1 for a few years. But I want to buy another property. I tried to get a loan from my local bank (who loaned me the money for the 3 properties) but they will not give me a loan due to not having recent job history even though I have good assets, cash, no debt, a track record and FICO of 820. I'm told to try borrowing against a life insurance policy. What is your take on that approach?
