FB marketplace is how I found our 2nd home. Luckily we had my wife's family help check the house out. With SPAs, an Apostille and a Red Ribbon from the embassy we were able to buy this home in the Philippines.

All great points Greg and Wilma. We’re in the process now, and we know how realtors would take us to properties that had no relation to the wish list we gave them, so we did the same and found one who listened. Same with lawyers. And yes, earnest money will never be returned.

The result of your prcess is great, you achieved almost your goal. And 7 month of acquiring and building is very ambitious. So you didi the right things no doubt about that. However, I am not sure if I go through the same process. It sounds to me hard work. In my country I am used to get documentation first with most of the relevant details. Your way you only get the details when visiting or even later what the papers are concerned. Is this really the way to go, is there no short cut to eliminate the unmatched? What about making a tender? Put your specification book (with must have, nice to have) on a dropbox and mail to hundreds of agents, giving them access to your drop box? Will the agents make poweful documentations for you?
This is the Philippines, things are done very differently here. If you haven't spent significant time here, it's hard to get someone who hasn't to understand.

Land is crazy expensive here. Even at 1k php per SQM. Good luck finding that! That’s 4046K php per acre or $70113. Most land in my area is 8k+ per SQM. So a 1000 SQM lot, 1/4 of a acre is over 8m php, or $138k
What was the best area of Leyte you found land. My wife’s large family is in Biliran and Leyte is probably about as far away as I can get from Biliran? Thanks for always have great information on your channel.

Did you guys consider living near Wilma’s family? When my wife and I get our land, she’s not really sure if it’ll be close to her mom and siblings. I had thought it was just a given that we would be, a it seems most Filipinas so that.
We decided to find a place far from my wife’s family. First we wanted the beaches nearby and better services. Second we wanted more privacy and freedom. We chose Bohol and my wife is from Bicol Luzon. The downside for us is my wife doesn’t speak bisayan.
@@buildingthephilippines my wife’s from Guimaras, which isn’t bad and will be closer to the city if they ever do build those bridges to Bacolod and Iloilo. The only thing I’ve insisted on so far is to not retire IN Bacolod, but going out to the mountains an hour away might work.

@Landmantx very true, I have heard where attorneys have failed to tell tell the entire story for some foreigners in this area. Integrity is in short supply with some transactions. Others have no issues at all.
I wish the Philippines government would reciprocate at least one of the many rights Filipinos enjoy in the USA such as allowing Americans to own at least 1 acre of land to build a retirement home and be at peace. Without taking the risk of putting it in someone else's name.
Old habits/beliefs/customs/laws are hard to change here. Many people still believe in wok woks and white witches. Witch doctors still exist, probably wont change in our lifetime.

We found some decent lots around Ormoc. However, quite expensive. Actually double what we paid here in Dauin.

You are spot on Toby, they just want to make a sale as quickly as possible. Buyer beware.
My real estate broker was awesome and super helpful, but the attorney was a huge waste of money from what I could tell.
