      Hi, It is important that you stick to the market you are familiar with. We only buy properties in Cagayan de Oro since we know the market well as well as the location of the properties.

    In the US, as agents and brokers are licensed, there are disciplinary actions that can be investigated and recorded. Is there such a process in PH? If not, is there a way to know if an agent is ethical, or not when so much money is involved?

      In the Philippines, real estate service practitioners, including agents and brokers, are regulated by the Professional Regulation Commission (PRC) under the Real Estate Service Act (RESA) of 2009 (RA 9646). Licensed brokers are issued a PRC license, and agents are required to work under a licensed broker.
      While there isn’t a formal, centralized system for tracking disciplinary actions akin to the US, there are ways to ensure an agent or broker is legitimate and ethical:
      Check PRC License:
      Licensed brokers must have a valid PRC license displayed during transactions. You can request their PRC license number and verify it with the PRC to ensure it’s active.
      Inquire About Their Affiliation:
      Real estate agents must operate under a licensed broker. Verify the broker's credentials and reputation as well.
      Ask for References:
      Ethical agents and brokers will have a portfolio of past clients who can vouch for their professionalism.
      Look for Membership in Accredited Organizations:
      Check if the agent or broker is part of reputable organizations like the Philippine Association of Real Estate Boards, Inc. (PAREB) or other PRC-accredited real estate service groups.
      Research and Reviews:
      Online reviews or feedback from previous clients can give you insight into their ethics and quality of service.
      Conduct Due Diligence:
      Ensure that all transactions are well-documented. Ethical agents will provide clear contracts and are transparent with fees and terms.
      If you suspect unethical behavior or encounter a dispute, you can file a complaint with the PRC or relevant local real estate boards. While there’s room for improvement in regulation enforcement, these steps can help protect you when dealing with significant investments.

    I have a house & lot property for sale in Bacolod, Philippines but real estate agents licensed or non-licensed that I have approached have brought not more than a couple of buyers to check the property out and then... nothing. I don't hear anything from them. I am based in the UK and I just bought a property out here and real estate agents that here give me 3-4 places in the area that I like to look at in one day. How can I get in touch with interested buyers to check my property out cause it doesn't seem buyers approach agents?

      Hi Stacy. Inquiries depend on the agents mktg strategy and also the property - it’s condition, location and price point. As for me, I used digital marketing because it provides the biggest reach.

      Hi! If you’re a filipino citizen, then yes, you can own it. If not, then you’ll need to place it under a PH corporation.
