Love the large rooms. Love the huge bathroom. Plenty of room for laundry hookups and a shower. Even the hallway is very wide. Perfect to add sitting areas. Study/ office area etc.the back views are not great, but the balcony off kitchen has very nice views. Would upgrade the electric so you can add air conditioning. I eould keep kitchen where it is but fix the headroom to access the balcony better. I would put door for storage in the low slooped area of kitchen and add cabinets across the large wall with high headroom and a small table area near the window. The attic storage area is a nice bonus. A few touch ups of plaster and paint, mainly in the kitchen would make this very nice place to live for maybe another only another $25k making this a great value !! Definitely worth the effort !! A very good find !

Perfect breakfast balcony. Huge rooms, like you say the bathroom could be divided for 2 apartments, or an en-suite to the first bedroom. The end of the passage has a window and that could become an en-suite as well, many options. It looks like structural beams in both sides between the biggest rooms, so it may be another option for open living. Great find for so little.👍
If keeping as one apartment, I would move the kitchen to the room next to the lounge room and turn the current kitchen into a bedroom with an ensuite. I would also expand the balconies to be wider and extend from the lounge room to the new kitchen. And finally I would put a shower in the current bathroom.
You could create an ensuite for the second bedroom by closing the end of the hallway, of course, you would use a glass window on top to keep the light in the hallway, but otherwise, it seems a waste of space. Could you turn that attic space into a rooftop space? I do not know if it's possible, but that would also be an amazing use of that space. I love outdoor spaces. More ideas are needed, such as the current kitchen being the third bedroom. The previous room and living room could be combined and take down all the walls in between including the ones to the LARGE hallway and make it an open living/kitchen/ dining concept.

I would keep this place as one entire home and not break it up to rent. The entire place will need new painting but maybe not in all rooms. It's going to need a kitchen and I'm confused as to its location. What's up with the slanted ceiling and roof? The balcony is nice but it would be better if it wrapped around the side of the building. All in all, this place has potential.
I'd say the best things are the price and the view on the water tower (but on water features I have a personal obsession, so you must take that into consideration on my comment)

Was this actually an apartment at one time? It seems more like a rooming house. Why would the most inaccessible room with a sink squeezed into it have the one spacious balcony? Can't make sense of this one. Too bad as the rooms are larger than most and the walls in decent shape. Are the inner walls easily removable to actually create a somewhat usable floor plan? Good deal for 2 people to split but would involve putting in kitchens and splitting that large bath in half somehow. No idea what that would cost in Italy.
I don't care for the views, or the location of the kitchen. The kitchen area i would make into a laundry/linen room. Plus storage area. Would have liked to see you climb those stairs😊needs all new heating/ cooling/electrical and plumbing. TLC. projects.
