Frankly I would convert the garage into the living/dining/kitchen area and redo the upstairs area into 3 bedrooms. It is a fantastic home with so many possibilities.

I would convert the garage into my studio apartment, rent the upstairs out, and roast marshmallows over my beautiful fireplace in winter. With or without space for my car, there is plenty of room down there for a reasonable and easy to access living space for my old knees and me.

I quite like this one. Make the downstairs into a little studio apartment AND keep the garage with a foldable wall to separate it from the studio. I could take over the ground floor and put my family upstairs and potentially never see them!
Seems like a good blank canvas to add ones personal touches. BTW, during your narration I'm only hearing audio from the left channel. It's fine in other sections such as when music is playing. Not a problem, per se, but in a crowded coffee shop, it's hard to hear what you're saying through my earbuds with the audio level cranked to max.
It is not unusual that when a house in Italy is for sale or rent previous renters or owners take things like the kitchens and the light fixtures. Regarding the fireplace, most likely a long, long time ago the house was only the ground floor and there wasn't an upper floor. So back then, it wouldn't have been a garage like it is now. So the whole family would have lived downstairs and cooked and heated the home using that fireplace.

For a country that enjoys eating their kitchens are extremely lacking.
2 questions. First, what happened to all the light fixtures, and second, why is there a fireplace in the garage and not in the living area?
