  • Cost of Building a house in Ghana: This is the third of our video series. In this episode we provide the dimensions and cost of the sewage system. As a bonus discussion, we take you through a step by step process on how to calculate the quantity of blocks, cement and iron rods for a building project.

    First of all, let me say this was another great detailed video from you as usual.
    Now, @1:41 in reference to your toilet drains, the way you made the plumber do it could pose some serious issues. Solid waste
    could travel from one toilet drain right into the other because from the picture ,it looks like a "SANITARY TEE" was used for the connection
    instead of a "45° DOUBLE WYE FITTING". This will be a very expensive problem to fix when renters start to complain about someone's solid waste floating in their toilets.
    I agree with you on applying common sense but doing that devoid of technical knowledge could cost you a lot of money
    in the construction industry.

      You make a very valid point. Interestingly my wife also raised a concern about waste getting to the other side. I will reference your comment and provide plumber's reason for accepting my suggestion during the bonus discussion in Episode 4, which should be out hopefully tomorrow or by next weekend

    Thanks for the very useful education. Would you advise using the premix concrete truck for the foundation & 1st floor slabs or renting a concrete mixture? Which is the better option cost wise, for a structure similar to your apartment block?

      Good question. I intended to discuss this in earlier episodes but it escaped me. I will touch on it in a future episode and reference you. In the meantime, the premix is more expensive but not that extreme if its a normal slab. We abandoned the idea of premix concrete cos of the size of our beams. But for the beams, we'll have gone for premix.
      As at Dec 2018, the C25 and C30 was Ghc561.09/m3 and Ghc582.36/m3 respectively. The capacity of a truck is 12m3

    Please, would like to thank you personally for the great information you’ve been giving so far, I just got to know about your channel and it’s really helpful . But I have a quick question; How much were you charged for the leveling of the fountain fillings per Truck? And the filling in the concrete pillars of the foundation?

      For the first time it was GHC200 and then when I did the top up after it settled, it had increased to GHC250. Check Ep 2 for details

      Price depends on the size and depth. For a 9ft by 9ft with depth of 8ft like ours, it will cost you at least 5000 cedis

    Just to clarify, did you connect all the bio digesters to the soakaway? The soakaway looked like the traditional 'manhole', is it only liquid waste that will run into it?

      You are right, it's same as the traditional manhole with a soakaway chamber. However, ours is just for liquid waste since the solid will be dealt with in the biogester

    Please request “P” trap under your bath drain , simple to avoid odor and gases coming back up as you flush the system. Interesting plumbing codes I’m observing. I’m very concerned bout your face to face toilet drain , a simple angle T would have saved you headaches in the future.

      Your P trap suggestion is on point and we plan to have it under a raised shower tray/floor.
      Face to face drain concern valid and i touched on that in Ep 4

    Great video! I am On my block work now and that is why I visited this episode again. With that said, Quick question! How can you possible get 80 blocks with just 2 bags of Cement? That is pure sand block! My engineer advice to do 30 bags of Cement to get 600 blocks. Basically that is basically 7.5 bag per 80 blocks. How do u come up with that number if u don't mind me asking?

      I don’t recall saying we get 80 blocks for two bags of cement. You were perhaps confusing number of blocks to be laid with number of blocks to be molded. Below are the standard quantities of blocks per bag of cement.
      For the last question, I didn’t come up with the numbers below. They are standard quantities, and I can confirm they work fine after using them on multiple occasions.
      5” Solid 30-35 pcs
      5” hollow 30 pcs
      6” solid 25 pcs
      6 hollow 20pcs

    Can you elaborate how to determine the # of Steel per column? Same for the Beams

      It depends on the use of the building and the location of the building. For the beam its expanse and whether you have load bearing blocks will also be a factor.

    How many pieces of blocks did you say it would be needed for first and second floor? 4,000 or 8,000?

      For down job i pay GHC250, top job 1st floor GHC300. Thereafter GHC50-100 increments depending on your bargaining power

    One thing I have noticed in ghana is that there is no u-bend feature (water retention) leading to the septic tanks. Without this, the smelled in the septic is also present in toilets and bathrooms.
    Has this been thought of please?

      You are right. Another option is using P-traps for sinks and baths which we will be using. WCs already have a built in P-trap

    I would condemned your drainage work.
    I hope you never have s blockage, you'll have to dig your floors up, all you out side pipes.
    There plumbers are using this rodding eye system, no where in the world is this acceptable on a drainage system.
    Certainly not acceptable on a storey building.
    Inspection chambers are the only method
    This is why building collapse not standards, money Vs safety.
    I bet you've not thought about noise.
    Your in hard laterite, water doesn't soak away quickly, make it larger fill with stone/sand.

    that toilet split as you called it is definitely against code, if you are calling yourself a project manager or plumber, just stop. you are not qualified to give that king of advice. you are also too cheep.
