The reason Pier 23 closed, it sucked!!! The best was Captain’s Galley! The food quality and service and atmosphere were perfect!! Was the best fine dining in Ocean City!
Even Madfish....we always had a great time there. Still sucks though- the amount of time and money. They are good people, even the reviews at Embers are great.
Madfish was even better than Captain's galley... Their happy hour special was amazing! This place didn't succeed because the food wasn't good and the atmosphere was terrible.
I wish they just would have fixed Shanty Town up and let it be. But....... I know they're not in the same area but OC has been spending , spending, spending the last 10 years or so, and now the economy that they were counting on, just isn't there any more. A shame when Captain's Galley closed. We never did go to Mad Fish, and just the idea behind Pier 23 with the shipping containers didn't appeal to us. We'll just stick with our "go to" places (if they're still there!). Thanks for the updates Jay.
Madfish was AWESOME! Everytime we went the food was awesome. I thought the shipping container idea was going to be either a big hit or a big miss. Oh well. I'm still excited about Embers, their food looks great!
Was at Harborside the other night and was just wondering what was going on with PIER 23. I'm sure many had the same question about these restaurants and so, Applause to you and Thank You for taking the time to seek the answers, it really is much appreciated. I'm sad about Pier 23, always had a good experience there, boat slips were easy in/out as it was a nice break in the day while visiting Assateague Island by boat. Thanks again.

Trying to make a fancy food court was just a bad idea and the place had horrible execution. We loved the restaurant when it was Applebee's and it always seemed to be crowded -- really disappointed when it closed. Looking forward to seeing your video on the redevelopment of the 94th Street Mall area.
Has there been any movement on the Margaritaville project they have a website up but nothing about when construction will begin.I read before they were saying 2026
Shocked that Pier 23 is not reopening. Personally I was not a fan but it seemed busy every time I went to Harborside. The Greek restaurant should be a nice change.

Hope whoever buys that real estate takes full advantage of it. Is Peter Elias opening the Greek Restaurant? Would make sense with the Spain Wine Bar literally across the 50 bridge within eye shot of each other.
It is a great location! Peter is opening a french restaurant at the old Cowboy Coast and a mediterranean restaurant in Ocean Pines at the old Whiskers.
Came down last summer (2023) hoping to stop in at Pier 23, found out they closed for the season the day after labor day. Must have known then it was over.
If anyone wants to reopen Pier 23 as a good seafood and steak restaurant let me know. I would be more than happy to be your manger and run your business to be a success. The container box structure is a disaster. The layout needs to be like Captains Galley was. Downstairs dining room. Upstairs casual dining and crab busting with outdoor decks top and bottom with seating. Outside deck entertainment. Boat service. Just let me know and I’ll be there! Take care Jay! Did you see that they will be building a new Acme up in the 94th? Street center. The plan is to tear down Roses, build a new store there, then tear down the old one. The whole center will get subdivided into four lots. I guess some will be sold. The Beanery and Asian restaurant will stay. With the new Giant and Acme we will have two nice full service stores. As you may know, Acme and Safeway are the same. The name depends on the are. Phila/NJ/Delmarva it’s Acme, on the western shore Safeway. Thanks for the update👍
I saw that! Wasn't sure exactly on the plans for the shopping center. If you ever get the chance and have some time to kill, check out Hockers in Ocean View. Nice smallgrocery store but sells a lot of unique things. Meats are cheaper than the local grocery stores by us.
@@ReelJayB haven’t shopped at the one in Ocean View (made lots of bad jokes and noises about the name when we would drive by, drove my wife crazy). We have shopped at the related one in the old Harris Teeter in west Bethany. Nice store. We used to camp often up at Delaware Seashore SP so we shopped there a lot. Has the new Mediterranean restaurant opened in the shopping center up your way? Can’t wait to try it.

Pier 23 always felt so sterile. I liked the open concept, esp in the summer, but it never felt like a comfortable place to just hang with a group of friends, especially with all the great options in the area.
The windmill people are spending our tax dollars so they have deep pockets. For anyone else, $3.7M for some stacked up shipping containers might seem kind of steep. ;-)
i think places are trying to hard some times down there i know when i i want seafood of some kind. OC could use another upscale place like The Hobbit though some where that lest FEELS like it has dress code. I miss Windows on the Bay if you remember them
@@ReelJayB it was in a build along the 50 bridge where the Residence Inn is now it was really nice for more upscale. which again The Hobbit is amazing and really is only upscale place left
You know what I noticed....even with all the changes....the feel is still the same. And I have to give a lot of credit to the OC Council for keeping it like that. Although what will be odd is when the nostalgic hotels are gone.
Pier 23 was just bad. The services was bad. When using your phone to order It seamed like it took for ever for you food and drinks to come. It was almost like they would bring it when they got around to it.

That was the inside....kinda odd concept. No indoor dining at all. It was all outside. The containers were the bar and kitchen.

I had dinner there with my family the night it burned down. It’s unfortunate.

It sounded like towards the end they knew they were finished and just let it go. I saw signs saying they were open and clearly they weren't.

I think you nailed that spot on! When we went we got that feel too. Almost like a "hurry up and eat so you'll leave" feeling.
The windmill people have their sites set on Harbor Rd ... hopefully Pier23 being for sale doesn't give them another target of opportunity.

I can't remember windows on the bay, but it seems high end places are getting few and far between.

Wow you must have been one of the first ones to eat there! We tried it not long after and they already did away with the phone ordering.
Should be a Pakistan restaurant with many hotels and motels and t shirt places being sold in the past few yrs.
Nobody patronized this place. A loser. U.S. Wind will probably buy it too...ruining West OC.
US wind is trying to buy the land a few places down. The town of OC and all of us are putting up as big of a fight as we can.
