    my concern or "con" for a newly built home is that most are "smart homes" with many features being wireless. I am sensitive to EMFs so even if I opt out of the wireless features I'd be in close proximity to other homes that have it. Not worth the risk to me.

    What a great video . Thank you for explaining - simply - what a Buyers Agent does and why it is important to have one .
    Unfortunately, the Sarasota area is not on my list of places I'm interested in moving to .
    I previously lived in St. Pete, and found that area just too crowded for my liking .
    And a Buyers Agent will be present at my next build . Thanks again

    In Canada, you have to state if you have an agent when you go to the developer even if they are not with you.

    I just bought new in a master plan community when researching what is coming to the area and found in 2 years a big road is coming near my home which has me very concerned the builder says it won't effect me . I did not have an agent perhaps an agent would have pointed that out

    Great video and great research. Do you think the condo makers to drop 40 percent . 36 month inventory average has been reached

      Thank you, Anthony. I am not sure yet how the condo market will perform due to the Surfside Bill. But I would imagine that some of the demand will trickle into affordable single-family homes instead and that sales of older condo units will suffer.

      About 1 hour from Tampa south and Miami is probably 3 1/2 hours away on the east side of FL.

    Katrin... We are overseas in Germany and want to look at houses. But what we're thinking is, we might rent something for 3-6 months while finding our home. I know you're a real estate agent, but would you also be able to assist in finding something nice for us to rent? My issue is, I'm in a wheelchair and we have to hairless kitties and a Dogo Argentino. We considered Cape Coral in the past, but since Ian have taken it off the list and focused solely on Sarasota/ Venice.

      Hi there, wie geht's? I don't deal with rentals but can help point you in the right direction. Personally, I would use such sites as apartments.com or rent.com to secure a rental. You can save money by securing it directly. If you want guidance in terms of the neighborhoods I would be happy to provide guidance.

      @@katrinstake yeah, it's just difficult. We've lived in Germany working for DoD for the past 20 years. Tatiana has family in Miami but we wanted to focus more on the Gulf coast. Sarasota is #1 on our list. But getting anything done all the way over here is a bit challenging. Thanks for the input.

    From experience, some buyer’s agent won’t give you advice unless you ask or know what to ask. These agents are more interested in the quick sale of the house so they can score on their commission . Beware buyers!

      You are assuming all are equal. Some agents really care about their clients and getting them the best home and deal.

      @@katrinstake I’m not assuming anything, as I wrote in my previous post it’s from experience. People need to be aware of that instead of being told everything will be sweet and dandy. You can’t tell me that all agents operate as you said in your video. That would be a far stretched generalization.

    I disagree with the comment regarding getting a real estate agent. Real Estate Agents should be obsolete by now. I submitted a contract to a landowner's selling agent to purchase land in Florida. There was nothing the seller's agent had to do except haggle with me on the price on behalf of the landowner, write up a standard contract and show up at the title company on closing date. I could have worked directly with the seller to close the deal and submitted the standard form online using Docusign and we would have saved over $9K on the transaction between the buyer and seller. Real Estate agents should be the next job to go obsolete once AI taps into this market (hopefully very soon). There is nothing complex about selling a house or land much like selling a boat or a car. Only difference when buying a house is you need title insurance to handle the closing and checking for outstanding liens and problems with the title.

    My issue with new construction, besides the poor quality, is the design of the homes. Not everybody wants open concept, vaulted ceilings, too many bathrooms, too many windows, and tiny lots.
