As someone who bought and just moved into a new home in a new community, I would recommend, if this is a choice you are weighing, you watch this video a 2nd or even 3rd time. John, Lakewood Ranch new construction will be further away from the beaches. There are some communities closer to Siesta Key such as Skye Ranch and the Artistry, or Talon Preserve in Palmer Ranch which is approx. 10 minutes from Nokomis Beach. There is also a brand new community which is super close to downtown Sarasota and the Lido Beaches...Gracewater. But in general, the bulk of the new construction communities will be much further away.
You mentioned your new hurricane windows. I think your subscribers would be interested in how the project turned out. Perhaps you could do a video update.
CD, our new home - built by Pulte - came with all impact glass, including multiple sliders and a window'd front door. We notice no degradation in the quality of the light. OTOH dealing with metal shutters - a safety practice in some Florida communities - seem a hassle. Where do you store them?

Excellent video about the pros and cons of new vs old. As far as I am concerned location would be number 1. Why move to FL if you gonna end up 45 minutes from the beach/downtown? So I guess I am not likely to buy a new home in FL especially since I would probably seek a waterfront property. Location, location, location. This is something you cannot change, no matter how much money you spend on upgrades.
That is actually how many people think when moving to FL. But then there are others that are moving here for the warmer climate and some other reasons, the beaches being lower on their list. It's great that we have plenty of choices :).
All that said, if a buyer isn't interested in being part of a subdivided development project, do you ever help buyers out with unimproved land or connecting them with reputable builders who're local? Or do you steer clear of land sales? (have worked with some volume builders in the past and they're some of the worst people you can do business with considering how much money you give them) Haven't ruled out purchasing some semi-rural land to eventually build on in Florida at some point and I'm curious how that market is because the housing supply vs demand is an utter joke right now, and new construction is equally scarce.
Hi, I would recommend that you work with someone that specializes in land sales. I don't focus on land sales but it certainly is a good option for you to explore.
New builders giving shaders that means it’s not hurricane windows. What is the deference between hurricane and impact windows. Are both have wind protection. I am looking to move to Florida. I am more into new construction. This is inspected by the county. And has the warranty.

Are all new construction builders severely discounting their ready to move in homes? The resellers in our community don’t have a chance to compete. The builder itself aren’t selling many ‘to be built’ homes. It’s such a strange move IMO.
Hi Lori, I wouldn't say they are severly discounting homes, but there certainly is opportunities to grab a good deal. I would say around here, if a resale shows well, is priced fair and is updated, it will sell fast. The issue is with older homes that have not been updated. Those sit on the market longer.

I’m speaking of new homes in new community where builder is selling their ready to move in homes at $50-110k less than if the buyer built their own home today with current pricing. the resellers whom have 12-18 month old homes to sell in that same community cannot compete IMO.
