Great Insights, but I have few points noted from this video 1. He suggests to take loan for the longest possible tenure, looking at inflation and investing in other assets with higher returns. But that will definitely add a mental stress when getting old looking at uncertainities in job market specially in IT sector and unforseen life incidents and responsibilities in future. 2. He is assuming mutual fund for 10 years will return 15% CAGR. And that is an unrealisitc approach. Everything in life is not money. Yes definetly math is needed with different points which he mentioned. But that doesn't mean you only look in finance point of view.
1)we are taking it for long tenure due to lowest interest rate . 2)every house loan comes with aan insurance( if person who took died due unforseen situation,that loan is waived off(insurance pays))- probability of happening uncertain things happen in 20-30years is higher then happening in 5-10years right? 3)next thing if you are gonna pay the rent in the city which you are working then it's better to take loan as he cuts down rent money At last there are different things to consider and varies from person to person but for most average people longer tenure is best
