Tyre 2 and 3 cities don't need apartment, I too have an individual house, but one mistake I did was i don't have emergency fund, actually reason was i paid hectic hospital bills for my father and it is continuing even today also. But one thing I want to say is both health and wealth are inter related, so if you loose one, another will be automatically goes down, thank you sir.

We took 200 sq yds independent house near Bachupally which is 16 kms from Hitech City.We brought it for 1.05 cr in 2021. Now here new flats in gated community are 1 cr. Apart from security, I think we took wise decision.

Also if we are not ready to take risk initially and wait for increase on affordability.. The individual land price might get hiked.. But in future our appreciation might increase.. Should consider this point and take decision

My view is if you really wanted to buy a house then do as follows. Buy independent house where ever you like and let it for rent. Go for the rent in your near office area this way you can save a lot. How? For example in your office area apartment cost is 1cr and 30km from your office area independent house in 1cr. Normally for 1cr high raise apartment you will get 30 square yards land and the rent you will get is 20k. 1cr individual house you will get 200 square yards house with 7k rent. Now here is the process normally rents wont increase more than 5% every year it is very difficult. But the land cost will increase upto 12% in individual house area where you bought and 4% at appartment area where you bought. Here if you buy appartment on home loan you will loose HRA and you can't save more than 6000 per month because you can only save on intrest component part which is 2L but in 80c which 1.5L you can't save any because your polacies, pf, school fee already occupied in 80c. If you buy individual house and rent in apartment you can save 6000 every month by your home loan and another at least 6000 by using HRA. after couple of years lets say 10 years your individual house may be 3cr and appartment where you stayed may be 1.5cr. Now if you wish leave your job and sell your independent house and pay the some amoutn to the bank may be 60L. Go your hometown do what ever you want with that 2.4 cr Last words are little hypothetical but above plan will work for most. Sarvejana Sukhinobhavantu😊

Even in Kollur independent houses are costing over 5Cr and the builders are not ready to sell because they are expecting the value to appreciate rapidly in future. I rather take a flat for 2 or 3 Cr in Kokapet with great amenities and then invest the remaining amount in buying a plot that will appreciate in value. Buying a villa is easier than maintaining it. It will not only cost you money but also time. It doesn't make sense to buy a independent house or villa in gated community. Even in gated community there could be maximum 500 villas and the amenities will not be on par with an apartment.
Depreciation with regards to apartment is a myth. What is the cost of apartment today which was purchased 15 years back? It would be definitely much more than what it was bought at. Yes appreciation in apartment would be lesser than individual house.

My view is if you really wanted to buy a house then do as follows.
Buy independent house where ever you like and let it for rent.
Go for the rent in your near office area this way you can save a lot.
How?
For example in your office area apartment cost is 1cr and 30km from your office area independent house in 1cr.
Normally for 1cr high raise apartment you will get 30 square yards land and the rent you will get is 20k.
1cr individual house you will get 200 square yards house with 7k rent.
Now here is the process normally rents wont increase more than 5% every year it is very difficult.
But the land cost will increase upto 12% in individual house area where you bought and 4% at appartment area where you bought.
Here if you buy appartment on home loan you will loose HRA and you can't save more than 6000 per month because you can only save on intrest component part which is 2L but in 80c which 1.5L you can't save any because your polacies, pf, school fee already occupied in 80c.
If you buy individual house and rent in apartment you can save 6000 every month by your home loan and another at least 6000 by using HRA.
after couple of years lets say 10 years your individual house may be 3cr and appartment where you stayed may be 1.5cr.
Now if you wish leave your job and sell your independent house and pay the some amoutn to the bank may be 60L.
Go your hometown do what ever you want with that 2.4 cr
Last words are little hypothetical but above plan will work for most.

30% is actually good percentage, we grow and this can become 25% next year. Apartment has appreciation for first 5 years (based on builder reputation) so weight in other factors like Commutation, high rise and landshare. Make sure you also add 10% MF for preclosure of this loan in 15 years or even less.

Even in Kollur independent houses are costing over 5Cr and the builders are not ready to sell because they are expecting the value to appreciate rapidly in future. I rather take a flat for 2 or 3 Cr in Kokapet with great amenities and then invest the remaining amount in buying a plot that will appreciate in value.
Buying a villa is easier than maintaining it. It will not only cost you money but also time. It doesn't make sense to buy a independent house or villa in gated community. Even in gated community there could be maximum 500 villas and the amenities will not be on par with an apartment.

Depreciation with regards to apartment is a myth. What is the cost of apartment today which was purchased 15 years back? It would be definitely much more than what it was bought at. Yes appreciation in apartment would be lesser than individual house.
