Correct anna, Bangalore Whitefield lo, i purchased 8 flats from 2006 onwards. One flat for every two years in my 18 years of software job. Today, all the flats are paying the EMI themselves. I am 40 years old now and in another 10 years, i will become EMI free. I will retire at 50 years and will live on rental income of 2 to 2.5 lakhs (rent in current prices, but will grow yearly at 8 to 10 %)

Sir, but honestly... in any which ways... investing on Flat with more than 1 crore still seems not a good idea.. But, i had the same feeling 4 years back and the housing flat rates are around 70 Lakhs. Result: I haven't bought a house yet. So, at the end of the day - its better to accept the reality and buy a home before it's too late( using home loan atleast ). That way, hopefully it will look like a wise decision after so many years with adjusted inflation.
As the house gets old, there will be lots of repairs also. We need to consider this also. If house is vacant for few months, there is no income. These risks are to be considered. My view.

Me too have the same question. We took home loan to construct the house and staying in the same house. There r no rental houses constructed. So, now we have to pay the complete EMI amount from our purse. In this case how to manage our working capital. Please reply.

I bought 2bhk in nizampet hyderabad in a gated community and rent is 25 thousand . If we fast for 1 day for every 2 weeks then inflation for family comes down to zero . Plan 1 child only and save money on retirement .
I took personal loan to buy open plot at cost of 18lak 16lak is loan @13% interest and now the plot vlaue is 30 lak . At 22laks i paid the no cost EMI to my plot, now 8lak is my savings my total savings are 30+ lak. So taking personal loan is not bad thing investing on correct platform is wise thing.

While definitely there is something to learn from his great experience , I think his answer on apartment rental yield and appreciation vs investment amount in cities is not convincing. Also since he is a bank employee, he will get house loan @ 2-3% interest rate only and his rental yields would be either more or same. So, it's a good deal for him... but for non-bank employees it's not as easy as he thinks unless the investment is in some commercial property. Please correct me if I am wrong. Thanks in advance.

Sir by thinking in the same way as you indicated many people buying houses and landing in troubles. Always earn more than 50% of capital then balance amount go for loan. Maintaining own house over a period of time is costly and troublesome. Living in a rental house is the best. Sai garu also suggested not to go for huge loans in one of the videos.

I took personal loan to buy open plot at cost of 18lak 16lak is loan @13% interest and now the plot vlaue is 30 lak . At 22laks i paid the no cost EMI to my plot, now 8lak is my savings my total savings are 30+ lak.
So taking personal loan is not bad thing investing on correct platform is wise thing.

Thanks Sai garu for the video. While definitely there is something to learn from his great experience , I think his answer on apartment rental yield and appreciation vs investment amount in cities is not convincing. Also since he is a bank employee, he will get house loan @ 2-3% interest rate only and his rental yields would be either more or same. So, it's a good deal for him... but for non-bank employees it's not as easy as he thinks unless the investment is in some commercial property. Please correct me if I am wrong. Thanks in advance.

Sir by thinking in the same way as you indicated many people buying houses and landing in troubles. Always earn more than 50% of capital then balance amount go for loan. Maintaining own house over a period of time is costly and troublesome. Living in a rental house is the best. Sai garu also suggested not to go for huge loans in one of the videos.
Then we will end up in nothing. Always split your assets . Land apartment stocks mutual funds ...
