250k for a house in Playa del Carmen is not bad. The return is good also, because in 10 years that property will be more expensive. The best is that you own the land, in the future you can make a modern building/house.
You cant own the land 15km from.sea or something..so you buy a fatamorgana..when the condo go bankrubt the land goes to the bank or go ernment and you own nada..but if you get 10% roi hopefully in 10 years nothing happen and you ha e kind of your money back
You mentioned property tax, but you did not mention business tax on the rental income. What is the business tax rate for long-term rental and what is the business tax rate for short term rental?
It is good for foreign people coming to Mexico en make that kind of investment which affect the local people. It is something and hope soon the goverment can control and those properties do not become expensive for locals. We are waiting for mexican lawmakers to fix thaf and hope soon.

This is a good deal. How far down 5th are you? After passing Calle 50 it gets sketchy. They're building a lot but you must make sure no one is building in front of you which obstructs the view.
Whats nice is that you have a home Depot down the road. Obviously you guys dont need advice but i would definitely rent two of those units on Airbnb or on booking. You could easily get 50$ a night or more if you really make them nice
airbnb is not as consistent as having a renter though. 50 a night isn't guaranteed you'll have someone every month. But investments are always risky no matter what.

Sorry… not impressed… lots of “if” and “maybe” - No view what so ever…For $ 260,000 - you can still get a nice 1 large or two bdrms condo in FL - by the beach and/or intercostal - and easily get $3,000+ a month - year round - because resorts and hotels in the area charge $500+ per night - and are booked to full capacity! Even After your HOA and taxes you still have a nice return - on one unit! Best part: because it is actually BY the water - value grows by very high % - every year!! Stay local - find a bargain - still out there 👍 You two - good luck - Please come back in a year or so… prove me wrong…😏🙋♀️

Yes you might be 9 minutes to the beach but the beach is full of seaweed that smells and looks really bad. The clip in the video shows it all. I just came back after a 5 week visit to PDC and I will not go back. The smell was so bad on the beaches most days. I liked the city but not the beaches.
Lol. NYC prices. I was renting a studio a block from the beach in Colosio for $5000 pesos. $550 US for a room that's what you pay in the Upper West Side.

I was actually hit on the head by a falling coconut in Puerto Rico. It knocked me to the ground but there was no permanent damage that I know of.
