    A friend who is born and has lived in the Denver metro area his whole life says you should avoid the east side of Denver, including Green Valley Ranch.

      Hello! There are areas of Denver that have a bad reputation that in my opinion have changed for the better over the years. Green Valley Ranch is one of them and has become one of the most popular ares of growth in Denver. East of Denver is mainly covered by Aurora, which is a very large city and definitely has pockets of areas that are less desirable than others, but there a ton of neighborhoods in Aurora that people are flocking to as well.       @@destinationdenvercolorado Thank you for taking the time to reply! I'm moving to the area in March (Centennial to start). Said friend said avoid Commerce City at all costs and Old Aurora (new Aurora is good, west part), and Green Ranch.

      @@destinationdenvercolorado for what it's worth, his recommendations were Golden, Arvada, Wheat Ridge, and Boulder if you can afford it

    I was doing a bit of research with my daughter on living expenses for early career (1-3 years out of college) and I was really surprised how darn expensive Denver and other Colorado cities are. Seems like you need at least a $90k job to afford a simple starter home (3bed/2bath - 1200sf). When you consider the median family income is only $61k, I just don't see how folks make this work. Rents are much better either.

      You bring up a crucial aspect of Denver living that is a serious problem - affordability is squeezing a lot of people. Rents and home prices are increasing, and the city and most of the suburbs are actively trying to figure out a way to build more housing, but there’s no way they’ll catch up with demand - it will help, but not solve the problem.

    I feel like due to my credit it’s impossible for me to move , I’ve always wanted to live in Colorado

      I appreciate you watching! Credit is a common concern, honestly, so I get where you are coming from. The biggest factor when it comes to credit is time - so the sooner you can start making a plan and following it, the faster the scores can start improving. I know it can seem impossible sometimes, but I’ve seen it done over and over again.

      I'm borderline with credit but I qualify for FHA - they have both lower standards and lower down payment requirements (3.5%). One thing holding me back is that I have such a great rate on my current home - my payment is actually way lower than rent on a 1-bedroom apartment in my area right now - which is bonkers. We are planning a trip to the Front Range to look around but it's going to be a hard sell to move right now.

    It’s a vast conurbation, insufferably hot in summer, 100 miles across, with virtually no heavy or light rail public transportation, and everyone driving at 85 mph, with frequent 100 vehicles pileups. Phoenix is the best comparison to it.

      It's interesting that you bring up Phoenix because the two cities are among the most popular moving destinations for the other. We definitely don't get as hot, and our traffic is not as bad. I could only wish people drove faster here - we have a bunch of slow pokes - and while we have accidents like anywhere else, I've yet to see one that massive, with the exception of crazy pileups on I-70 during snow storms.

      They wouldn’t make it in the winter there. A lot of our homeless don’t make it during the winter here in Denver and it’s extremely sad to see.

      @@MimiBlackbird I never understood why there are homeless in cold winter climates. I suppose it is easier to manage the cold by adding clothing. Anyway, there are better cities to be homeless in than Denver - at least from a weather perspective.

      @@JasonTaylor-po5xc I agree with you, i think a lot of it here consists of mental health issues and some being Denver natives they don’t really know anything else. Or that would be my guess anyway!

      @@MimiBlackbird Sure, there are a multitude of underlying issues that can result in homelessness - including mental heath issues.
