  • Join us as we show you the Must-Know Antalya Turkey Real Estate Update on prices in Turkiye/Turkey in 2023. Turkish real estate inflation has seen house prices double and rent triple, citizenship or residency in Turkiye is possible by home ownership. In today's video we put on our House Hunters International hats again and we visit with Ahmed part of the Real Estate team at Turkey Dar. We take a look at homes and apartments that are for sale around Antalya Turkey and explain what they may rent for per month. If you're a potential Expat, Immigrant, or Investor this video is for you. The city of Antalya is a bustling beach city of 2,500,000, which is a popular tourist destination, as well as a year-round favorite Expat location. Antalya offers a great quality of life, rich in history and popular beaches. The average US Retiree on Social Security receives $1,550 a month, and a couple on Social Security receives over $2,500 a month. A US Expat living on Social Security can still expect a great standard of living in Turkey despite inflation when compared to the living costs in the US.
    Currently Turkey is still a value for Expats with income from abroad, the exchange rate when this vide was made was 18.6 Turkish Lira to the US Dollar.

    I really cannot believe that properties in Antalya can double and in some cases can triple in price within 12 months.It’s getting to the point that even for foreigners that up until recently that everything was affordable maybe No Longer.However,now the mindset has changed and a lot more research will be needed regarding affordability and value for money. What is really concerning is,where does this scenario leave the locals?

      There are areas where there are opportunities where the prices only rose 30% but they are lesser known destinations and cities. Antalya is on fire with housing and one of if not the highest in the world regarding real estate inflation.

    Thanks for the Great Information loaded video. The current prices even after the increase seem to be reasonable especially the last one you showed, that will also entitle you to a permanent residency, which can be a good off Schengen escape location if you want to spend half the year in the Schengen.

    Interesting properties, Warren and Julie, Thanks a lot. The big expensive one caught my attention and I'm running with it. Can you throw in the cheapest one as a bonus? 😃A nice home in a very nice location, income potential, residency and citizenship all in one. I'm working on its possibilities now.
    I can't see the point of wrap around balcony of the smaller flat when it's on the ground floor, surely if most of that space was inside, it could easily be a 2 bedroom flat and better use of space; okay leave a little balcony at the back, just to say it has it to the buyers plus the aircon heat exchanger lives there 😁

      @@soundslight7754 we call it the ground floor or first floor. We know Europe considers what we call the 2nd floor the 1st floor, which has led to misunderstandings in the past on where we needed to be.

      @@WarrenJulieTravel Interesting to know 🙂 I don't know why I didn't notice it when I lived in the US many moons ago. I noticed in the footage the agent said "ground floor", we saw footpaths and a man walking outside but you mentioned "first floor" and it got my attention.
      With my computer engineering background, I'm well familiar with this problem :) In computing ZERO actually exists and it's same worth as any other number. Regular people start from one and addressing can become confusing. One of NASA crashes was attributed to metric and imperial numbering mix up by contractors.

    Antalya is now pricier than before, and therefore we truly need to reconsider of moving or invest there. Thanks again for this video. Happy weekend, take care.

      The prices have increased quite a bit unfortunately, it’s hard to know if they will come down. When the war ends I’m curious to know how many will be looking to sell.

    This is a very dangerous proposition at current prices. I’m staying away from any RE for a while. This is definitely not the time

      We feel buying at this point is a bit of a gamble, but many people are profiting from purchases. It's definitely risky.

    I really like Turkey but its out of my price range at the moment, with the current inflation and housing price increases. Sadly there are more financially viable places to live in the world. I do plan to visit Turkey for an extended holiday.

      There are many much more affordable cities and towns in Turkey. Antalya is much more expensive than some of the other cities.

    Real estate prices in Sinan area (close to Kaleici) have been multiplied by 3 in euros in 2 years. Is this sustainable ??

      I’m scratching my head on that as well. I can’t imagine the prices can continue to increase much further, but it depends a lot on the war in my opinion. It’s all a guessing game, the war may end and will these new buyers then become sellers? I have similar questions as you. 🤔

    The tipping point is 20% in a community or City? I would not want to invest in RE and the community be at 19.5% and only get to live there for a few months. Considering the influx that you mentioned with Ukrainians and Russians, not to mention all other foreigners as well in such a short period of time. So, would that mean you loose your investment?

      If you had residency in an area that gets closed you should still be able to renew. Many of the homes are able to earn money as an Airbnb if you are not there full time, but agreed the new residency rules are not as favorable. You can still own in a closed area but you would be limited to your tourist visa time limit.

      @@WarrenJulieTravel Would you please confirm if Expats are allowed to lease their purchased property as Airbnb? I heard that only locals could do that in Turkey and there were many cases where Expats residencies were cancelled following complaints from complex local residents about that!!

      @@kaissika we are currently in an Airbnb owned by expats, I’m not aware of any specific issues that do not allow an expat to rent a property. I’m aware some properties do not allow short term rentals in particular developments. I’m not sure you can or can’t Airbnb a property used as your residency address while away.

      😅 that’s a first and hopefully the last time I get that as a comparison 😂 I’ll take the money though. Most buildings built over the past decade are supposed to be built to improved standards. This said there can be no absolute guarantee I can give that there wasn’t a corner cut or a weakness in design. It’s best to look into the individual building of interest to gain reassurance from the builder.
