Hi Nick, my daughter and I have just been to Firence for 4 days (Pisa) and because of your comments on your property tours we had an extra joy, seeing the patina on the doors and the "knockers", the beautiful original terrac otta rooftyles floortyles, the fresco's. Each time we saw something you liked we heard your voice explaining things. It made our trip extra special. We loved it. This house is so lovely and the nature beautiful. Thanks again for showing us and good luck with selling this gem, regards Lydia 2:34
It was breathtaking from the moment you openned the door. So much potential with that beautiful land as well. Just stunning, thank you so much for these amazing videos.
Absolutely stunning. Rustic at its best. You always bring us rustic with potential. Great proximity to Tuscany, Umbria, Marche and Emilia-Romagna. I am not sure that it gets any better than than this. I like the livability of this property. It could feel like home instantly. Thanks for another great property! Well shot video too, by the way. As usual. I hope you are enjoying autumn 🍂.
Beautiful, rustic, wide open, gorgeous Italian landscapes, land of opportunity to preserve and, or make your own mark with 80 olive trees, fruit trees and add your own favorites. Put in a kitchen garden for pizza, pasta ingredients all your best, on land that is not depleted, but barely used. If you plant, put the seeds in your mouth for a few seconds. The seeds read your DNA and will grow in a way to provide you what you need specifically. Creation is wonderful, and nourishing to us. This is an opportunity to flourish in a dream Italian property ! Thank you, Nick, a lovely tour you provided us.❤
This has been renovated with a light touch which I love. There is enough to do so I would be able to put my stamp on it. A very interesting price! Nick you keep pulling rabbits out of the hat. Clever Man. Thank you.
When I woke up this Saturday California time the first thing I saw was your tube. I grabbed a cup of brew and watched. As a retired interior and landscaping designer your videos make my mind dream, dream, dream of the potential of such a property. Always an amazing experience. Nick, thank you, for your phenomenal work.
With that many trees you need a press and vats to store the oil. One of those cantinas would do. How long can you store olive oil in a cool dark place? I've had a 3.785 litre, 1 US gallon, can for most of a year. I keep it in my pantry. I only cook with it. I should use it in other ways but I don't. This is one of the best houses you've shown so far. A presto, ciao!
You will need to take the harvest to the local press. I believe one can store oil for years in the right container. Thank you for your kind comment. Best wishes, Nick 🙏
That is just lovely! I would not finish the cantinas, just clear it mostly out for workspace. With olives, garden, fruits, and nuts you need some room to process it all. You can get a nice summer kitchen down there and extra storage. It keeps the mess out of the beautiful living areas. Only thing-it would take a long time to train myself to not fall down those steps out of the first bedroom the way they’re curved, lol! Worth it, tho. It’s a perfect cottage escape on NINE acres! Wow!
These farmhouses are my favorite that you showcase. I thought the price was a little on the high side, good that is negotiable. Looking forward to your next county house showing.
Now this is living! So quaint. Love the stairs.....the views. On my Nick. The price is unbelievable. Whomever is lucky enough to acquire this property has their own piece of Italy. The possibilities are endless, yet it's just wonderful as it is. What an adventure it would be to walk around. How peaceful it must be. Thank you .
Hi Nick, Love that there are about 10 acres! Love the ceiling in bedroom 2, Really great farmhouse kitchen. Poor orange kitty looks a little bit befuddled! ooooh, the studio! Okay! I love the light! OMGoodness! My favorite place is the lower canteena -- bsmt area. Oh gee, what a lot of history in the raw! Gorgeous! I love that door....what a gorgeous old door! Thank you so much for this wonderful tour, Nick! Have fun! Laara
Several ancient, pleasant rooms ( with, yes, a terrific, embracing cook space) within warped, poetic stone fortress, in a Tuscan scape - **agree, pretty terrific place to breathe, regenerate. Blessed, if one has creative options like this.
Beautiful, Nick. My concern is that there are stairs everywhere (not the most practical as a retirement property) but in all other respects just lovely- thank you!
Oh me, Oh my....Temptation at it' best....and located in Valdarno near Arezzo, our favourite Tuscan town.... Temptation, Nick, temptation... You see, I also fell in love immediately, Nick. I think, I have to show this video my wife... Thank you so much for showing us this lovely beauty. Nice regards from DE Joachim
the bathroom view was crazy beautiful and it has a lovely peaceful feeling! The cat needs to see a vet. He is old and has issues which were visible. A daily brushing would help that poor sweet soul. Please inform the owners.
Such a cool property! I would convert as much of that cantina space as possible; the rock and stonework need to be shared. I'd make adjustments to the main floor, including adding a bathroom. The price for the house and approx. 9 acres of land is outstanding. Nick, the playfulness and "oops" moments in your videos are great. Grazie!
Compared to real estate in Australia it is incredible value. You would need twice that amount to purchase a dilapidated, fake weatherboard clad home with plasterboard walls, tin sheet roof all sitting on tilting brick piers and 700 square metres of land in Sydney suburbia. I can't wait to return to my beloved Italia. One of my greatest regrets in life is that my parents decided to relocate to Australia for work in the early 1980s. It's been bothering me for decades, grating at the back of my head like a cheese grater. A few more years and I'm back home. If I hadn't lost my Italian citisenship I would be there already. Outstanding work on the tour.
Super rustic with stupendous views and great potential. The amount of land might be a deal breaker for older retirees ( me) but another wonderful find. Thank you, Nick
This is a very appropriate House for the Season, given the Spirits seem to be revealing themselves. Those Stones in the Cantina, from other Structures of course, this is why there are many different Spirits showing up, which may be why I noted the Body in the Wall! LOL that is so cool, Nick! I bet the owner and daughter have some Stories to tell...or, the Ballerina painting pointing her toward the corner of the room, as if there were another Realm beyond it! That is a Tell-Tale Sign, I bet much of the Art that was created in this house reflects these Spirits! October brings it out in the Air...the Mirror was intense, and the cat that was sitting there staring at the Wall! Amazing!
Rustic and beautiful. I am always amazed by how well a home constructed maybe 400 years ago, even 300, still stands with such grace. These men and women did not have social media to be distracted by, thank goodness! Craftsmanship out of the ball field! How deep were those walls- 2 ft? Thanks Nick!
the welcome home sweet home feel is there the instant you opened the door! :) the floors are just beautiful and i really adore that kitchen! ..quaint and lovely just as it is.. i can picture my happy cooking in it and there is ample space for the simple living lifestyle, a delight throughout! those old stones are so appealing, grounding, giving testimony to the life of this charming place! nick, as your camera went on i noticed the sign on that old door and had already written the words 'home sweet home' as i was commenting as soon as the video started :) because i stop and start comment to think on how the place makes me feel as you guide me. how apropos! sums up my thought and feeling about this adorable place just oozing with rustic charm in that lovely italian countryside. what a pleasure to tour it!!!
Oh Nick what beautiful stone work. And that old door down below is amazing. I wonder how old that is. Probably an original door. But the house itself its great. Gorgeous views and it looks like a great deal. Thanks again, love seeing these places you film. Xo
I can imagine the possibilities, how I would like to improve the property, and because of that….. it would need to be very very negotiable. Wouldn’t pay that much with only one floor of living space. Great job though Nick! Your my early morning Sat watch in Canada
I can imagine how the previous owners have been living there for 17 years. Just enjoy the place, bit of mowing, harvest some olives, no time for DIY 😅😅😅
I honestly can't say if it's a good value or not, but it is amazing. I'm always more interested in nut trees than olive trees in Europe. Still, there is no one who does these things like you do. Well done, my son.
Nick, Once again, you've shown us a stunning property, with bags of potential, and incredible views on a good sized piece of land. I just hope there really is a fair bit of "trattabile" in that price, because it does seem a bit high again, for the current state, and how remote it is. Thanks, Neil

Hi Shell. I’ve seen these containers converted to pool and they look like fun. Not sure if you will be able to get it up the hill. No reason why you couldn’t get planning for a pool. Best wishes, Nick 🙏

Lovely, charming beautiful and with all of that gorgeous land and views! The orange kitty seemed mostly unfazed by your filming. Must have sensed that you’re an animal lover. I know that people sell homes for a variety of reasons but this would be a home not easily parted with. Whatever the new owners do with the property is their business, but I hope that they don’t strip it of it’s authenticity.
Frankly even if it's trattabile is still too pricey given the fact the livable area is not that huge and the renovation of the cantinas will cost a bomb
I love those adjectives. Adequate, rustic, potential. Most of half a million for something the previous owners bought and painted as their primary improvements. Sorry Nick, I’d rather buy a ruin and start from scratch.

The quintessential farmhouse. I adore it. Charm galore!
Wow great find again Nick and team !!

I would buy it for the door alone! Nick your laugh is so infectious it is just fabulous. I love watching all of your videos. Well done!
Thanks so much Sandy. ❤️❤️❤️
There’s easily room to put a small prefab utility shed behind a few trees where you could store any gardening equipment one might need.
Great video
Thanks
Beautiful property with a lot of potential to retore. Tahnk you Nick

Wow. Too bad it’s sold. That’s exactly what I was looking for. Great property, interesting price. Keep on with the spectacular tours.

Nick,
Once again, you've shown us a stunning property, with bags of potential, and incredible views on a good sized piece of land. I just hope there really is a fair bit of "trattabile" in that price, because it does seem a bit high again, for the current state, and how remote it is.
Thanks,
Neil
My wish.
Beautiful place! Two questions if I put in a new pool roughly 20 x 40, what would be an estimate cost for that? Second question is there Internet there high Speed by chance?
It that feet or metres? It would be difficult to get that size in metres. Yes, internet is now good. Best wishes, Nick.

Oh what a charming, livable, lovable farmhouse Nick! Yes it's only got one bathroom and is very rustic, but oozing charm and what lovely property!
There's SO much potential too, for anyone looking for a reno project! A pool, a pergola on the south face, w a little summer kitchen inside ground floor. A nice shower room/wc down there, and perhaps a small room fixed up for any use, would still leave room for storage.
It would be costly but it might be worth it? Or obe could incorporate the bathroom into a larger kitchen with that view and turn the smaller of the various rooms into a bath instead? Anyway, I think its charming as is, and a little paint, better lighting and a shaded area outdoors would be quite enough to be very comfy!
If it's used as a seasonal house this is really a relaxing place, no fuss and down to earth in beautiful nature! Seeing you in shorts and tennisshoes when it's literally 2 celcius here and a winds whistling around the house is crazy. I'm not sure I could bear Tuscany in high season of summer (too far from the sea come the crazy heat) but the rest of the year would be ideal. Costly compared to those you have shown us. No pool, very small, to many steps up and down, no AC etc..
€420000 for 1 bathroom no heating , bargain.
