Well, in fact that is what I wanted to begin with, but after the builder showed me what building a more natural structure that fit in better, I was financially forced to build what they can build the cheapest and that is a modern bungalow. We are trying to bring some natural elements into the home though. We added a bamboo bolo wall around the property and trying to bring some more natural wood furnishings in as well. Lol, you sadly may be correct. I have been told that it will be addressed as soon as rainy season lets up. I am trusting it will. I do not believe it is 4" thick and I also believe the rebar was just laid on the ground. It truly looks 10 years old at this point. If and when it gets addressed, I will detail it's construction as I will be here when the second version is done.

@@lennyclark1998 Hey Lenny, that was land and house included. That has gone up to around $120 since I made that vlog. We have made many improvements since then. It's really incredible what you can have for the money you pay in the Philippines. Anything even close to similar in the US would be $800k plus.

Re wood eating pests, termites are the most common and you're best bet against them is a full treatment of the property, we did ours once 14 years ago and we havent had any termite problems since.

My English husband and I are property developers here in the UK and I've noticed that most of the houses in Philippines are half-done! I notice EVERY SINGLE THING from plastering, tiling, where the electrics should go and even when we go to hotels, I cannot help myself but to check the works. We bought an octagon shaped beach house in Aklan and have had some works done with it, most went smoothly but some workers just do not care. I put it as 1. just getting the minimum done 2. they have never had a meticulous job like doing a beach house (which should be super water-tight) 3. they're house is sh!t and they don't emphasize on the minute details.
Well, as we would say in Texas, "You hit that nail on the head" . Finishing work is not a thing here apparently. We appreciate you watching and I know you love hanging out in Aklan! We are going next month for Jenn's birthday.
Good effort Rick I'll be surprised if they return now. If you've withheld final payment, then you may be in luck though.. fingers crossed. I've carpentry in our kitchen, loungeroom, bedroom cupboards albeit chipboard, including real wood Thai day bed and no termites after 7 years so again, fingers crossed. I've wood fixed to my perimeter fence for external taps, and they're being slowly eaten away. Anything just laying on the ground - essentially gone.. The bidet's they almost nearly 100% always leak. I've had 100% expensive chrome/ copper ones and the cheap as plastic chrome ones and unfortunately for me at least, the cheap ones last. We go through the reinforced hoses annually as here, rubber hose wrapped in stainless braid. The rubber perishes.. My pool we sealed with a special rubber based compound over the concrete, then tiled. At least you identified the cause of your water loss and easily rectified. We had a slow leak for 4 years before I found the causes and fixed myself. I couldn't get a pool builder to come and fix for me. Took me 2 weeks and 1 labourer for help. Anyway, your home is looking good considering the trials & tribulations. Cheers from Thailand
Good to hear from you my Thai friend! I do still have about 5% withheld, waiting to hear the final plan for correction. The new engineer has been very attentive to trying to get it all wrapped up. Just have to trust he will follow through. That's encouraging on the cabinets. I hit the foundation pretty regular with a pesticide, just hoping it will minimize any future issues. From the sounds of your experience, we might have a chance. Yep, bidet's are a new thing for this American boy, but I absolutely love 'em! And yes, I have had leaking issues in almost every home we have lived in here and in every CR. Super bummed to hear about your pool issue, but blessing you got it resolved. I can't tell you what a relief it's been these past two weeks, not having to add water to the pool. It's a big deal. Jenn and I have to get to Thailand in the near future. Neither of us have ever been. Let me know where you would suggest we spend our first trip to that beautiful country!
Just started seeing your videos, mostly from watching your cost of living video first, as we may move there at some point. While watching the construction video then this one, I am wondering, do they not have residential building code and inspectors that have to sign off along the way to ensure at least the most important things structurally and mechanically are up to snuff?
Great question! And the answer is not as straight forward unfortunately. There are building standards here and most architects are trained in those standards. Where it gets a little sideways is when it comes to the actual build. Take our build for example. The Architect should have secured building permits with the Municipality and gotten approval from the Engineering office before proceeding with the build, but he did not. Additionally there is no follow up, so what the Architect approves with the Engineers on paper, that's as far as it goes. No inspectors coming out at various stages of structural, plumbing, electrical etc. It basically all relies on the Architect doing what is in the drawings. Unfortunately that does not always happen. Best to have some basic knowledge of building practices here and be on site as much as possible. Hope that helps brother!

The house continues to look great. The fix for the vent hood must have been driving you bonkers until it was done. Look at it this way. They may have seen or installed ovens or vent hoods with a hidden, or hard wired power. Now they know, so you upped their game! Maybe you’ll get a commission on their future kitchen renovations…lol Keep up the good work. I love your home 🏡

Well Eric, that is an excellent question and I have mentioned in a few of the vlogs, why that is. Just can't tell you exactly which vlogs 😂. Bottomline, my builder told me these awning type windows could not have screens. Needless to say, I did not believe that and we just uploaded a vlog that shows us installing screens on all of our windows and doors. Problem solved 😉.

We appreciate your kind words. I will be happy to share who the contractor and solar installer was. Tritek Construction (you can search FB for their info) was the construction company. Let me be clear, I believe we acquired solid home construction, but be aware that our experience did not finish well. For that reason, I encourage you to watch the vlogs and head any warnings I shared. The solar company is LES Solar in Pangasinan. Also in FB. Again, our install experience was awesome! Since the install however, warranty work and repair work has been sorely lacking. So, choose carefully my friend!
We have one deep well, one 1HP pump and one 42 gallon pressure tank. I am considering adding another deep well with a submersible pump to take care of the outside gardening and landscaping. It will relieve a lot of use on our household pump.
Those little nagging details are annoying! I'm happy that you are putting them to the test as probably most don't. I hope they learn and pass it on to the next home owner. Well done!

The house and the solar system are both grounded. They use a standard two prong plug here. I am not sure why, but it is different than what I am used to.
You absolutely can ask, but I would beg your patience, as I do hope to do a wrap up vlog that will cover the details of the build to include budgeted and actual costs. I am hoping I can do that very soon.

That's a great question and I have honestly never looked. But you prompted me to do so. We are sitting at 300ft above sea level. The front of our property is at 300ft and the back, by the spring is at about 260ft. So, not to drastic of a slope.
It's been awhile since I saw what was being accomplished on your house build. By the looks of things a lot has been done with some more Punch work to be done. I will say it has been my experience since I have been associated with the Philippines over 45 years that outside of the Metro Manila area or NCR finish work has not been the strong suit of House builders. If you were not there to clarify and have them correct poor workmanship it would not have done at all.
You very possibly could be right Charles. In my case, I believe it came down to the site engineer. I say this because the finishes up to the turnover were like pulling teeth. Once that one area changed, it was amazing how quickly it came together. I can sum it up into one word "Experience". One had it, one didn't. My assessment of course. Thanks for watching Brother!
I have a good friend that spent easily 1.5 million on his house and he has hundreds of problems with his place and that is here in the US. For the 1/10th the cost I would say your doing pretty darn good in comparison.
did the construction crew have a Forman? Coz he's the one responsible for the job site? It's a shame the job was completed with issues,,,,but it looks like you're almost done,,,good luck
Hey Ken! I suppose every builder has their own way of doing things. In our case, the job site had an engineer assigned to oversee, purchase materials and generally guide the various stages. Our engineer I believe was really good during the structural phases of the project, but seemed to be lacking in the finishing stage. Everything is getting resolved however, and we can see the light at the end of the tunnel!
Not 100% sure what you are saying, but I think you are referring to the cabinets, where I said if the wood eating pests get to them, we will just replace. I'm really hopeful that it doesn't materialize. I am applying pesticides weekly to the foundation base, in hopes that I can prevent any future damage. Thanks for watching!

they had the chance to redeem themselves... and yet... they still did'nt do it properly... hahaha... the sad thing is, you just have to accept the fact that you are not going to get the thing you asked for... this i s what I call "band aid" mentality... you need to add roofing to your carport, just get an old tarpauline and let it hang on the side... there are holes to patch, just put tape or leave it and just get used to dust flying out until it runs out... and this kind of attitude of the Filipinos is the reason why i am not expecting our country to progress... yes, the economy will get better, people will have more money, there will be more buildings, infrastructure, cars, etc... but it will remain as dirty and poorly maintained... by the way... those wooden cabinets in the kitchen, especially the ones beneath the sink (bathroom sink too) and counter top where you do food prepping, if they get constantly wet, the wood will soften and warp and degrade... and the horizontal shelving inside will sag in time if you put heavy things on top of them...

It just sometimes all comes down to how you take care of what you already have. I honestly don't know if it was treated, but I have tons of Buygon and I treat the base of the foundation on a regular basis. Hoping for the best!
Why are the outlets not grounded?
The house and the solar system are both grounded. They use a standard two prong plug here. I am not sure why, but it is different than what I am used to.

You absolutely can ask, but I would beg your patience, as I do hope to do a wrap up vlog that will cover the details of the build to include budgeted and actual costs. I am hoping I can do that very soon.

What is the property elevation?
That's a great question and I have honestly never looked. But you prompted me to do so. We are sitting at 300ft above sea level. The front of our property is at 300ft and the back, by the spring is at about 260ft. So, not to drastic of a slope.
It's been awhile since I saw what was being accomplished on your house build. By the looks of things a lot has been done with some more Punch work to be done. I will say it has been my experience since I have been associated with the Philippines over 45 years that outside of the Metro Manila area or NCR finish work has not been the strong suit of House builders. If you were not there to clarify and have them correct poor workmanship it would not have done at all.
You very possibly could be right Charles. In my case, I believe it came down to the site engineer. I say this because the finishes up to the turnover were like pulling teeth. Once that one area changed, it was amazing how quickly it came together. I can sum it up into one word "Experience". One had it, one didn't. My assessment of course. Thanks for watching Brother!
I have a good friend that spent easily 1.5 million on his house and he has hundreds of problems with his place and that is here in the US. For the 1/10th the cost I would say your doing pretty darn good in comparison.

Hey Ken! I suppose every builder has their own way of doing things. In our case, the job site had an engineer assigned to oversee, purchase materials and generally guide the various stages. Our engineer I believe was really good during the structural phases of the project, but seemed to be lacking in the finishing stage. Everything is getting resolved however, and we can see the light at the end of the tunnel!

I treat outside around the foundation, every two weeks. Just want to be safe and not sorry!

Not 100% sure what you are saying, but I think you are referring to the cabinets, where I said if the wood eating pests get to them, we will just replace. I'm really hopeful that it doesn't materialize. I am applying pesticides weekly to the foundation base, in hopes that I can prevent any future damage. Thanks for watching!

That's how my Dad would have referred to it as. They start strong, but don't seem to finish that way.
they had the chance to redeem themselves... and yet... they still did'nt do it properly... hahaha... the sad thing is, you just have to accept the fact that you are not going to get the thing you asked for... this i s what I call "band aid" mentality... you need to add roofing to your carport, just get an old tarpauline and let it hang on the side... there are holes to patch, just put tape or leave it and just get used to dust flying out until it runs out... and this kind of attitude of the Filipinos is the reason why i am not expecting our country to progress... yes, the economy will get better, people will have more money, there will be more buildings, infrastructure, cars, etc... but it will remain as dirty and poorly maintained... by the way... those wooden cabinets in the kitchen, especially the ones beneath the sink (bathroom sink too) and counter top where you do food prepping, if they get constantly wet, the wood will soften and warp and degrade... and the horizontal shelving inside will sag in time if you put heavy things on top of them...

It just sometimes all comes down to how you take care of what you already have. Yes, the cabinets are a concern and we are going to try to get as much out of them as we can, before having to replace them with a material that will hold up.

The house continues to look great. The fix for the vent hood must have been driving you bonkers until it was done.
Look at it this way. They may have seen or installed ovens or vent hoods with a hidden, or hard wired power. Now they know, so you upped their game! Maybe you’ll get a commission on their future kitchen renovations…lol
