I can't argue with that sir. Even though our time there has been short in the scope of things, we have made many good lasting memories there. Bottom line though, wherever my wife and kids are, that is where we will anchor. Time will tell if we are meant to return in the future.
I hope you guys hold on to this house. I might not understand the reason of selling this house but it will be very useful for your wife and children someday. If not a home you can always come back too. Cost of living in America is getting crazier and raising small children will cost a lot more than in the philipine. You and your family are extremly blessed to have a house that already built in your own land.

I agree that being in the states can be stressful and I am struggling to deal with the huge change in the cost of living since I left 3.5 years ago. But if this is really what we are supposed to do, then provision will be made! And yes, always hopeful that once Genesis graduates and heads off to the USAF, that we might be able to find our way back there!
There has to be a Filipino involved for the transfer of property. The house itself, can be anyone, but if no Filipino in the marriage, then the foreigner can own the home, but only lease the land it sits on. Crazy, I know!
Wow! i watched yur vlogs last year surprised with your decision to sell but have to do whats best for you. My wife and i are Fil ams living in New York for more than 3 decades. We may both retire in 2029 and in the process of making a decision if we will build a house in the province or not. We came to the conclusion 6 months ago to stay in the U.S. after our retirment and just visit the Philippines. We wish you guys the best on your move. Home is where you feel comfortable. Thanks brother Robert and yes, prices back home are shocking to me, but we are finding ways to get by. Giving up my retirement home was a super difficult decision, but one that is really paying off for my stepson. In four short months, he had already made up most if not all of his learning gaps brought about by the Philippines handling of education during and after the pandemic. I am hopeful for these last three years and when he graduates, we will decide at that time if the education system has improved enough to meet the standard I want for our little Benjamin!

Batangas is a beautiful place. Drove through Lipa on the way to the beach one time. Can't say I remember much more than the traffic was bad. But that's pretty much the case in any medium to large city in the Philippines.
I came from Virginia and built my house here on Panay Island and I just can’t imagine leaving my house. Sorry for you because I know I would be devastated. I put a lot of blood sweat and tears into my house. I was hands on the whole year. Sorry for you dude.
It has been a difficult decision to make and Jenn and I have struggled with it. But ultimately, if our son makes the best of this opportunity he is being given, it will have been worth the effort. Who knows, maybe some day we can return to our little slice of paradise!

Hey Kirk! I decided to keep a portion of our property, just in case we decide to head back to the Philippines after Genesis graduates and runs off to the Air Force. We bought that land because it is where my wife grew up and it has special meaning to her. Who knows what the future will bring, but if it involves moving back to the Philippines, then we already have a place to call home again.
Have not seen the house in a while you’ve done a lot of extra work in the inside. It is looking very beautiful. I wish we could buy that house but unfortunately, we are on the other side of the Philippines and Minden now and that is where we will buy our property by my wife’s family resident beautiful house and it is a good price for there and the property goes with it. Based on my experience, I think I can already judge what is a good house and what is not. In any case, the property on offer with all the trimmings is worth a closer look. And it is an incredible amount of work, time and effort to build such a house with all the little accessories. So I'm sorry for you that it has to be sold. My criteria are now these questions: How far to the next mall, to the next town with 5,000 inhabitants, then 20,000 inhabitants? How far to the nearest hospital with good facilities in case of a heart attack or stroke? Anyone who really thinks practically, and not just romantically, weighs up these questions. School and leisure activities are also important for many families. Otherwise a really beautiful and perfect house.....!!!
Anyone that purchases your home will have to FIRST want to live in that particular location in your particular province. It might difficult to sell for that reason alone. It's not the home (the home is beautiful)...its the particular location. Im currently building a home in Puerto Princesa, Palawan. My wife is from Roxas, Palawan and we will be close to her mother and father. Good Luck on selling the home and the truck!👍
Well, I suppose we lucked out a bit. Sold the home and the truck three days after posting the vlog. The buyers have no connection to the area, they just loved the location, the peace and the beauty of it all. Nothing but the best with your build in Puerto Princesa! Also a very beautiful place.
Very reasonably priced at 167k Spent 650k in Tokyo Nice truck too In the middle of a 9 story project in Hanoi but would consiider spending 200k in Thailand or the Phillipines Prefer a 1 story house House would be great for many retirees.
Excellent question Joe. The new pump sits on the divided property. I have no issue letting the buyer of the home, use the new well to continue watering the garden, pool and front yard. The original pump can sufficiently take care of the entire house and property, but having access to the other well is a bonus for sure. It will be many years before we ever do anything with the other property, building wise, so it's just icing on the cake till then.
I was really tempted to buy your property since I am in the market for exactly what you have - bungalow with pool, backyard farm and fruit bearing trees. Asked my wife about it and she pulled a report from Philstar that says Nueva Ecija is one of the provinces that are vulnerable to flooding.
Nueva Ecija is a huge province. Several hours drive from one side to the other. Where we built our home, there is No flooding. Our property is elevated and the water just runs off into Lake Paitan!
Did i hear it correctly? Truck was financed thru navyfed? I didnt know we can do that for vehicles outside the US. Is it just like a normal car loan? Thanks!

Depends on the time of year. From December through March, temps are very pleasant. Cool nights and perfect days. From April through July is is very warm and on occasion a little humid. August through November is rainy season and temps can vary depending on what the rain is doing.
Ola Kamusta, wife and I just returned from the Philippines on the 26JULY, we’re scouting the Tagatay, Batangas and DRT area for retirement, unfortunately We found the social environment and infrastructure not par to what we’re used to. My wife family come from textile and pharmaceuticals and her close family in politics, now that said family is toxic! LOL Your house/ compound is what I have in mind and what is in the plans, WHAT THE TURN OFF WAS THE DRIVE from DRT to Clark , Pampanga area, 3 hours or 10k downtown Manila commute close to an hour or more. We’re just fine living in the dry desert heat of Las Vegas, NV or actually moving closer to mom in Sugarland TX.
What is the exact location of the property? I’ll be there October is it OK to visit the property if it is still available by October. I am coming from California? How were you affected by the typhoon did you property get flooded as well? How far is it from Manila? How did you finance it via credit union?

Home is sold Rodolfo, but yes, we have a lake just a short ride by ATV that is good for fishing. Also the pond behind the property is fishable during the rainy season.
Hey Nick, I mentioned in the vlog that we only put A/C in the Master suite. The other bedrooms have electrical provision for a unit, but we chose not to install them. I also mentioned how open and airy our common areas are and we did not feel a need to Aircon them either.

Hey Mark! Genesis and I actually already flew back to Texas last Sunday. Time flew by the 5 weeks we were there. What I will say about the solar guys is, I loved what they did for the install and our system has been one of the best decisions I have made. But, we have had some problems with our battery and follow up customer service has been lacking. All in all, though, I would still have to say it has been more positive than negative with them. My advise though is to find an installer near your area. You will have issues, it's inevitable. And when you do, you are going to want someone that can get to you quickly to diagnose any issues. That would be a drive for these guys. I don't doubt they would do the install and do a good job. It's the follow on that might not meet your expectation.

I had heard of some others with battery problems here in the Philippines with various Chinese batteries. In Florida I had Tesla Powerwall II and it performed beautifully for the most part at one time I did have to perform a reset. Hope Genesis does well on his journey as I am sure he will. My granddaughters were in England at the time when my son was still serving and they were in the ROTC program at their local high school. One went on to the Air Force Academy and is now a Captain in the Space Force. Proud of all of them as I a sure Genesis will make you and Jenn proud. I do not understand how people move out of the Country if they are not totally retired yet esp. they have a new born or young kids and now they decided to move back to US.
Well Maryann, I am totally retired. I was totally retired when I moved to the Philippines in 2021. Having younger kids just happened recently and moving back to Texas was not in our minds when we went down the having kiddos road. When I moved to the Philippines, it was just Jenn, Genesis and I wanting to make a good life for ourselves in a beautiful country. I just became very disenchanted with what the Department of Education chose to do to children during the whole COVID fiasco. That's all, life throws you curve balls every now and then!

$28 thousand for that Ranger is cheap and low mileage for the year. Trucks here in the USA for 2023 Ranger still cost around $40k, unless you buy that’s high mileage. Beautiful house.

If i was planning on settling in that area, i would have bought it, very reasonable, no more hussle to face with construction works, but i live in the Visayan island.
You really dont want to leave so don't. There are private schools there check them out its sad to put your heart and soul into your family , home but God first .
We have tried private schools Lucy, we saw no difference. Our choice to leave is really paying off for Genesis and in a few short years, we will decide if going back is an option. For now, the education system in the PI isn't up to my standards.

Hey Kirk! I decided to keep a portion of our property, just in case we decide to head back to the Philippines after Genesis graduates and runs off to the Air Force. We bought that land because it is where my wife grew up and it has special meaning to her. Who knows what the future will bring, but if it involves moving back to the Philippines, then we already have a place to call home again.

very sad after all the love you've put into the place but at the end of the day you do whats best for your family and yourself. Great house, really great price i hope you find someone who'll love it the same as you - if it was a year later when i retire i'd be interested but sadly a year too soon for me.

Based on my experience, I think I can already judge what is a good house and what is not. In any case, the property on offer with all the trimmings is worth a closer look. And it is an incredible amount of work, time and effort to build such a house with all the little accessories.
So I'm sorry for you that it has to be sold.
My criteria are now these questions: How far to the next mall, to the next town with 5,000 inhabitants, then 20,000 inhabitants? How far to the nearest hospital with good facilities in case of a heart attack or stroke?
Anyone who really thinks practically, and not just romantically, weighs up these questions.
School and leisure activities are also important for many families.
Otherwise a really beautiful and perfect house.....!!!

Anyone that purchases your home will have to FIRST want to live in that particular location in your particular province.
It might difficult to sell for that reason alone. It's not the home (the home is beautiful)...its the particular location.

Well, I suppose we lucked out a bit. Sold the home and the truck three days after posting the vlog. The buyers have no connection to the area, they just loved the location, the peace and the beauty of it all. Nothing but the best with your build in Puerto Princesa! Also a very beautiful place.
Very reasonably priced at 167k Spent 650k in Tokyo Nice truck too In the middle of a 9 story project in Hanoi but would consiider spending 200k in Thailand or the Phillipines Prefer a 1 story house House would be great for many retirees.

Excellent question Joe. The new pump sits on the divided property. I have no issue letting the buyer of the home, use the new well to continue watering the garden, pool and front yard. The original pump can sufficiently take care of the entire house and property, but having access to the other well is a bonus for sure. It will be many years before we ever do anything with the other property, building wise, so it's just icing on the cake till then.

I was really tempted to buy your property since I am in the market for exactly what you have - bungalow with pool, backyard farm and fruit bearing trees. Asked my wife about it and she pulled a report from Philstar that says Nueva Ecija is one of the provinces that are vulnerable to flooding.
Nueva Ecija is a huge province. Several hours drive from one side to the other. Where we built our home, there is No flooding. Our property is elevated and the water just runs off into Lake Paitan!

Depends on the time of year. From December through March, temps are very pleasant. Cool nights and perfect days. From April through July is is very warm and on occasion a little humid. August through November is rainy season and temps can vary depending on what the rain is doing.

Ola Kamusta, wife and I just returned from the Philippines on the 26JULY, we’re scouting the Tagatay, Batangas and DRT area for retirement, unfortunately We found the social environment and infrastructure not par to what we’re used to. My wife family come from textile and pharmaceuticals and her close family in politics, now that said family is toxic! LOL
Your house/ compound is what I have in mind and what is in the plans, WHAT THE TURN OFF WAS THE DRIVE from DRT to Clark , Pampanga area, 3 hours or 10k downtown Manila commute close to an hour or more.
We’re just fine living in the dry desert heat of Las Vegas, NV or actually moving closer to mom in Sugarland TX.

Is your truck an automatic? How much you owe on it with navy federal, what’s the payments? I’m a member there also. So if someone could take over the loan what would be your part?
It is a 10 speed automatic, but the truck sold within the week of releasing the vlog. Appreciate you watching though.

Home is sold Rodolfo, but yes, we have a lake just a short ride by ATV that is good for fishing. Also the pond behind the property is fishable during the rainy season.

Hey Nick, I mentioned in the vlog that we only put A/C in the Master suite. The other bedrooms have electrical provision for a unit, but we chose not to install them. I also mentioned how open and airy our common areas are and we did not feel a need to Aircon them either.

Hey Mark! Genesis and I actually already flew back to Texas last Sunday. Time flew by the 5 weeks we were there. What I will say about the solar guys is, I loved what they did for the install and our system has been one of the best decisions I have made. But, we have had some problems with our battery and follow up customer service has been lacking. All in all, though, I would still have to say it has been more positive than negative with them. My advise though is to find an installer near your area. You will have issues, it's inevitable. And when you do, you are going to want someone that can get to you quickly to diagnose any issues. That would be a drive for these guys. I don't doubt they would do the install and do a good job. It's the follow on that might not meet your expectation.

I had heard of some others with battery problems here in the Philippines with various Chinese batteries. In Florida I had Tesla Powerwall II and it performed beautifully for the most part at one time I did have to perform a reset. Hope Genesis does well on his journey as I am sure he will. My granddaughters were in England at the time when my son was still serving and they were in the ROTC program at their local high school. One went on to the Air Force Academy and is now a Captain in the Space Force. Proud of all of them as I a sure Genesis will make you and Jenn proud. Hope you keep us update on the citizenship journey. Best wishes

I do not understand how people move out of the Country if they are not totally retired yet esp. they have a new born or young kids and now they decided to move back to US.
Well Maryann, I am totally retired. I was totally retired when I moved to the Philippines in 2021. Having younger kids just happened recently and moving back to Texas was not in our minds when we went down the having kiddos road. When I moved to the Philippines, it was just Jenn, Genesis and I wanting to make a good life for ourselves in a beautiful country. I just became very disenchanted with what the Department of Education chose to do to children during the whole COVID fiasco. That's all, life throws you curve balls every now and then!

$28 thousand for that Ranger is cheap and low mileage for the year. Trucks here in the USA for 2023 Ranger still cost around $40k, unless you buy that’s high mileage. Beautiful house.

You really dont want to leave so don't. There are private schools there check them out its sad to put your heart and soul into your family , home but God first .
We have tried private schools Lucy, we saw no difference. Our choice to leave is really paying off for Genesis and in a few short years, we will decide if going back is an option. For now, the education system in the PI isn't up to my standards.
