Another wonderful and very livable home. Y'all keep knocking it out of the park with your designs. As always, you realize that people have clothing and need both closet and storage space. I particularly like how you were able to fit both a washer and dryer in the bathroom without making it feel crowded. This is a beautiful home.

This is the best tiny house I have seen. They took advantage of every inch in this house. I could live in this tiny. My only minor negative, there is no wall space for living room TV. Great build.
The homeowner has a TV mounted above the pop-up bar. Only the mounting bracket was there when we shot the video. TV was added later.
I really love ve the kitchen and bathroom the most. Everything is great.

This is the best design I've seen in a while! I wish you would have opened the fridge. There seemed to be a drawer underneath the freezer I was curious about.
I love this house! The crawl in the loft would be my Moroccan sitting couch living room. The downstairs next to the kitchen would be my dining room and office. This house is fabulous!

Absolutely stunning 😍!! The natural wood tones really pop with the colors of kitchen and also on the stairs. Makes me want to re-think painting one white. Wonder if that was a matte finish on the interior? As always your homes are stellar, and IRTH is my favorite builder for the exceptional quality and price. Biggest problems is finding a place to park one that does not cost a couple body parts. Great home!

1 OF THE THINGS THAT DEF APPEALS ABOUT THIS COMPANY TO ME IS THAT SO FAR EACH TINY HOME I SEE HAS A EXTRA STORAGE. EVEN IF YOU MINIMALIZE ALOT THE INSIDE CLOSETS ARE VERY SMALL SO TO HAVE EXTRA STORAGE IS CLUTCH.

Love the stairs instead of a ladder to go upstairs. There should be a window in front of the kitchen sink instead of shelves. I wouldn't want to do dishes staring at shelving. Thank you for venting the stove out of the house. So many times a vent is not even installed and I wonder how people deal with the smells lingering.
Interesting about the lack of vent. That's not up to code. 🤷🏻♀️ Plus exterior ventilation is even more important in tiny homes than in larger ones! We do another exterior vent in the bathroom plus a fresh air exchange near the mini-split. (plus interior fans as necessary!)
We're a custom builder so we put windows where the homeowner tells us to! 😂

Glass front doors?! Yikes, no kinda time to grab your personal protection device to save yourself. Other than that, it's adorable!
I like it except for the platform bed.
Very nice. I would want a bigger shower stall though. If the width of the sink vanity was reduced by about a third, the shower stall could be expanded to fill that space, while still leaving room to stand at the sink. I'd also want frosted shower glass for privacy, even living alone. It's a psychological thing with lots of people. It would still let in plenty of room light, so that wouldn't be a problem. I'd lower the loft floor over the living room, as you don't really need tons of head room there. Then you could easily walk around in that second loft unless you were really tall. Even then though, you would only have to stoop instead of crawling. I'm not thrilled with the dark blue color used in certain areas, but that's just an easy cosmetic fix. The place has a lot more storage than one would expect, and the lofts must provide well more than another 200 square feet of living space. Even packed with so many great features, the place only seems slightly cramped, not squished style cramped. I think making it 10 feet wide, instead of 8 was the cause of being less cramped, and feeling livable. There is no way to avoid being a little tight, unless you make the model bigger, but this place isn't too tight. People with a walker would need the doors widened a bit, but I think even my wide walker could get past the open table and kitchen peninsula. If not, then the table could always be made a little thinner front to back.
The only down sides for me are that I can no longer handle stairs, and can't afford to buy any trailer or shed home. It's pretty frustrating, because I have relatives who would let me park it on their place, and there is even a place to hook up an RV, or camper, or trailer. They don't use it, as they live in the house there. The hook-up shed can provide water and electricity, and I think it can also handle the septic stuff. The feathered employees already provide eggs, and there are also a veggie garden, herbs, berries, and fruit trees. It's a tiny farm, but it has a lot going for it. I just wish I had the knees and the money to buy a nice trailer home like this to park there. Unfortunately, my relatives can't afford to buy one for me.
This is one of the nicest, and most practically designed models that I have seen. You will probably sell a lot of them.

I like this a lot. I was wondering if the platform for the bed is optional? I would like to actually prefer a bed that can be lifted up to for storage.
There's usually a room underneath the stand up loft with 6'7" head clearance so the bed platform allows for that.
If you want a pop-up storage bed you'll need our Pioneer floor plan with a downstairs bedroom OR
Add a Gooseneck upgrade to any of our floor plans and make that room your master bedroom.

Wonderful design. Only issue I have is the main bed base is a bit high, is there a way it can be a bit lower or better step up to it? Storage underneath (realize it is above the bathroom, but an idea?) And the other bedroom can use a small closet against the back wall (above the couch side) and eliminate cabinet under stairs for another recliner? Smaller hide a bed downstairs, this couch is nice but too bulky for the space. LOVE the color combo. Oh, and wear microphones, the sound was horrible
Do you have these same layout with out the second loft? And the main loft with a queen size mattress ? I would prefer a larger living space and maybe no peninsula? Would that be feasible?
Yes that would be a Rambler Floor Plan. We are a custom builder so we can do whatever the customer orders within the limits of the trailer & wheel wells.

this house is 1:12 pitch - now most of our single slope roofs are 1/2:12 pitch

This one would still be well under $200k today but with the way materials keep rising we might get there in about 6 months 😫

Once you place a mattress on top the bed frame in the loft, how much space is left above that?
Hi - it depends on how thick your mattress is, but generally it’s about 2.5 feet.

They have some of the cutest tiny wood stoves! We've only had one customer order one, but it's a great "off-grid" way to stay warm AND boil a tea kettle!

The homeowner has TVs mounted on the walls in the living room & bedroom. Only the mounting brackets were there when we shot the video. TVs were installed later.
