    Are foreclosures properties good to buy

      Depending on the condition and value of the house, foreclosures are one of the more straightforward purchases in discount real estate. The main stumbling block for many buyers is that the foreclosure starting bid can be very high compared to the value of the property, but that is not always the case. In short, you are still getting a discount property, but not always as big of a discount as something like a tax deed would get.

    Newbie here. Following this info and doing research like a madman LOL... Question, using your website is there a way to find the bottom barrel OTC tax deed deals, for any state it doesn't have to be just Florida? Thanks

      Hello! Welcome to the channel :) glad to hear that you're putting in the time doing your homework, the research pays off! We definitely have bottom-barrel OTC tax deeds in most of our 15 states - some states don't offer anything OTC, so obviously we don't have anything there either. In some cases the state treats the property as "forfeited" and will sell it to investors for a discount - they don't always call it a tax deed, sometimes it's through a Land Bank or just buying from a "forfeited property" list, and we have those opportunities on our site as well, even though it's not technically a tax deed.     Question... that 18% is paid monthly or yearly. Please give example if you can on how much you would earn per month or year. Thanks

      Sure - the annual interest rate is 18% pro-rated monthly, so that would be 1.5% per month. The lienholder gets paid in the case of a redemption (where the property owner pays their taxes after you hold the lien), or in the case of a deed auction (where your liens mature and the county sells the tax deed). There is also a 5% early redemption penalty rate in Florida where the owner would pay additional interest to the lienholder so your minimum interest rate in total is still very reasonable.       @@ParcelFair Does that 5% also apply to OTC and is that 5% on a monthly base too.

      @@maverick13nyc The 5% penalty is going to vary by county - from what our researchers have found, some counties apply the 5% to make sure you get at least 5% on early redemptions, and others seem to apply 5% on top of your interest rate in the first year. Either way this protects your minimum return, but the specifics are going to vary by county. I recommend as you invest in each county that you get to know their specific rules since it's not uniform across the state and may change over time.

    Hi, I really enjoyed the video. I am an investor. I focus on purchasing OTC lots/and land. My exit strategy is to flip the quickly, "as is". I am not interested liens for redemptions to get the interest. . I want to buy quick so I can sale quick. My question is the "parcel tool only for searching Florida only?
