After the house goes under contract and you examine everthing, If you do not like it, how do you get out of the contract without losing the deposit? I know you explained the 4 contingencies, but which one you going to use? Lets say you hire an inspector and did the inspection, then you just lose the inspection contingency, how you going to get out of the deal if you do not like it? Or you inspect the property before going into contract like dealing with a residential property?
It can be immediately. But oftentimes, when you re-invest your initial cash flow into improving the property's performance, it rewards you more in the future.
