You can always buy property from an owner, that's very common. In many cases with tax properties you're getting their redemption rights, meaning you would need to go redeem the property before it's too late. If the property has already been foreclosed (either via tax deed or lien foreclosure) then there may not be any redemption rights remaining to purchase from the owner. There are a lot of videos about the "Cash for Keys" strategy - those videos could be helpful in the negotiation with the property owners.

I live in Kansas and can get to the Missouri border so I would like to learn more about those states but any over the counter states I would like to buy and work to get more cashflow

Hey, my new to the can you please explain

The reseller's property description should say whether it's clear title or not. If it only says "Tax Deed" then you can assume it is NOT a clear title and you would need to perform the clearing yourself after you purchase. I'd estimate 90% of the reseller's properties are probably NOT clear title, just normal tax deeds.

Thanks! I would say that depends on what you are buying - if you're shopping for liens you won't need the same level of due diligence as if you were buying deeds. Also if you are buying liens on vacant land instead of structures you would take a different approach and just focus on whether the land has potential market value instead of having to assess a structure's value. If you buy liens on a structure it's a good idea to check out recent property photos, MLS presence, or anything else that helps you understand the property's potential redemption, since you want it to redeem at some point. It's definitely possible, but there are too many variables to say for sure. I would recommend going to the auction with multiple properties in mind as "prospects" so that you can adjust and adapt your strategy depending on how the auction plays out. The good news is that you can always look at each county's past auction results at the link below and see if the county(s) you are considering are super competitive, or if your bidding range is more likely to work out there: cosl.org/Home/SaleResults

@@ParcelFair thanks a lot, I’ve been thinking that $12k wasn’t enough and possibly having multiple prospects in mind would help although I’d feel more comfortable with at least a minimum of $20k

@@MsMango-rq6cw just hang in there especially if it's a longer auction with lots of properties - sometimes you'll be surprised with the deals that are hanging on at the end once most of the crowd have spent their budgets and left the auction! That's usually how auction leftovers end up going to the state, but it's better to be there at the end to pick up those deals.

Hey Nick! This video covers last year's Fall auction season in South Carolina, we won't really see much for this year until late Summer. Right now you won't see auctions for South Carolina in Parcel Fair because the season is over until this Fall.

I don't understand people bidding down to zero either - the good news is that it's not happening in every county in Alabama. For tax liens bought at auction, the redemption period starts from the initial sale date. As for leftovers in the new tax lien system, a few counties sell them direct to investors (Shelby, Talladega, Mobile for example), but most other counties just hold onto the leftovers. The "old" system sent leftovers to the Alabama Dept of Revenue to sell. Once the 3 year redemption period is up and you've acquired all the tax liens for that property, you can foreclose with an attorney - the discussion with Greg Stanley covers the first tax lien foreclosure in the state that just happened last week, so they are a great group to reach out to if you have liens ready to foreclose - www.stanley-law.com
