    I love the primary suite bath upgrade. Unfortunately the house has sat on the market for over 2 months unsold, has already had 1 contract fall through, and has had TWO price drops (10k less than listed price now). Good luck, guys!

      Almost 600k for this tiny house not worth it. New builds are costing 300k for a 1700 sq ft home.
      I honestly feel that the investor overpaid for that tiny home.

    Should have left more room for the kitchen table, you could have made the island a food narrower.

      I came down to say something similar. I think just getting rid of the overhang on the table side of the island would have been enough. I get that it was likely put in to help hide the cabinets on that side, but don't think it was really necessary.

    I love the way this came out. The styling now is not so modern that its out of place for the floor plan and age of the house, but its not dated either. As soon as I saw the floor plan I could see that hall closet going to the bathroom. Easy call!

    I would have kept the wall between kitchen and living, but made a bigger opening to the dining space and made the kitchen into L shape instead of this huge island in the small house, and now living room seems like a corridor with the two opening , instead of a cozy living space imagine that with kids , not fun, I think it would have been worth it to try and include the laundry in, it was an issue that wasn't solved.

    I'm about to close on my first flip and fix with y'all and mines's in Dallas too. Crazy thing, I just was renovating one of my rental properties that has popcorn on the crown molding. Lol. Super excited to work with y'all. I plan to visit the site at least a couple of times.

    Hi Austin Flippers! The house turned out beautiful! The dining area is a little small and not enough room for stools at the island. Maybe next time you have a small area think about a banquet table with storage in the seating area. You would have given the new homeowner a much larger gathering area. Cheers!

      When I saw the oversized island and the crowded eating area, I immediately thought of a banquette placed there instead. The island could’ve been pared down a bit and not extend so far. It looks like it could inhibit traffic flow a bit.

    I found you when you when you did that cute little place in Brownwood. I guess my problem with your stuff is while you have a shower, why not put a bench in? When I had my house remodeled, that was what I had done in the first bathroom. The remodel was done to GET a second bathroom. I think you would have people who might be downsizing appreciate it.

    I think that island was way too big for the space. You won’t be able to put chairs at the island and sit comfortably with the table right at your back. A normal depth island would have made the kitchen area look so much larger and roomier. Now it just looks cramped.

      Can't agree with you there - the sitting and eating is meant to be at the table. The island is for prep space as there isn't much bench space on the other counter area. ❤ the big island!! Great work!

    A tired house will now be a lovely home for someone. The little opening with shutters was out of place. Opening it up was a good idea as the kitchen was dark and dreary and looked small. And widening the other opening was a good idea. ... So much natursl light in the main areas. I can see a small, cozy seating area in the bump out and access to the kitchen for a cup of coffee is right there.

    27:27 actually yes I have sat backwards on a toilet using the mirror and the top of the toilet to do my makeup. It's easy and can get close to the mirror. The top of a toilet isn't dirty (unless you didn't clean it), so I don't see why that's so gross.

    Imagine coming home, tired you take care of the dinner and you want to soak in a tub... Why do we have to go in the shared bathroom to relax? Please put a tub in the primary bathroom.

    That doorway was not a good choice. It took away for living seating area. But the rest of it was beautiful

      I was wondering if a sofa could fit in that area against the window/wall without sticking out into the new kitchen entryway. If it can, great. If it can't, then they shouldn't have built the entryway. Maybe just make the passthrough "window" bigger so you can see into the room from the kitchen.

      My house in Detroit is roughly 800sq ft and it's a THREE bedroom 😂 Don't ask how small my kitchen and bath is let alone the "third" bedroom which is almost walk-in closet sized 😭 This house is a mini-mansion by comparison.

    Born in Dallas, spent most of my life in Arlington. I can’t imagine anyone would pay over $300k for this, let alone over a hall of million for it. It is nice, but realestate has gotten out of hand. Moved three years ago to rual Texas…no mortgage. Best of luck finding someone to pay that much for so little.

    Why didn't the stagers feature the space between the front windows. It could have been a play area with window benches for storage. I agree that the island was too big.

    Can you breakdown an explain how you got these numbers? The PP,RC,FHC comes out to $509K maybe in missing something can you explain it please?

    You should’ve just closed that window, it would’ve been a better living room space. And that island is too big for the kitchen size, it takes space from dining space.

    600k for a small house that looks at most 1400 sqaure footage is diabolical. lol houses like those are going at most 330k in DFW.

      @@hannahlg22 It still hasn't sold to this day even after a $20k price reduction - I actually thought it was overpriced even when I first saw this video a month ago - Probably close to a break-even for the investor, or a small loss, and may catch hell even trying to get half a mill - 1,300sq ft is already on the "modest" side and they didn't really try to maximize the space especially with that "Texas sized" island in the kitchen, not to mention not having a proper garage.

      Probably a cost-saving move since that wall was likely load bearing and would have required a structural engineer to remove the wall entirely - Definitely looks better than how it was originally.

      Another $10k reduction now - Not surprising given the 1,300sq ft and their poor usage of space with that terribly oversized kitchen island and it not having a proper garage or enclosed laundry room.

      In California that same house would probably cost a million dollars lol - But yeah in my area (Kansas) that would be worth probably half that much fully renovated with only 1,300sq ft and no real garage.

    They do excellent work inside, but they always deflolitate and take off anything of real interest on the outside. Not my preference but guess this cookie-cutter track home look sells in Austin.

    Such a shame the cost of that house. It was probably built for $5000 dollars. Dallas is not cowboy country but maybe you could bring it back. Dallas, Frisco and Southlake are not Western but surrounding areas are. But we have a lot of transplants who do not own the whole cowboy cotton eyed joe thing.

    I'm sorry Lorraine, the tiling of this house is not to my liking, too many patterns, colours, qualities and putting the darker tiles up in the shower looks like an afterthought. The double-width island looks really disproportionate in the space, there's no room for the dining chairs, even if you choose a rectangular table. This is not my favourite design :(
