    I use short-term rentals A LOT and I would totally choose this!
    The one thing that I would suggest is a few more surfaces. There are never enough surfaces at STRs. I need to put my stuff on something. Also, put a folding luggage rack in every closet and your guests will love you! Great job on the inexpensive remodel and interior design work.

    I read the entire Ryan’s th-cam.com/users/postUgkxGqOCINHE0Z0E5gxzSdNi9NWGugRY5Hm2 Plans and was able to make a shed plan. Using Ryan’s Shed Plans alone, the shed itself is great. Where I wish I knew more is with respect to ground preparation and foundations. Maybe that's beyond the scope of Ryan’s Shed Plans.

      Well, they did do more than one counter, i believe there was 5-6 counters. Thats a decent amount of paint, so $100 for supplies and $100 for labour honestly its not bad but these counters look horrifying and they should've just replaced the counters!

    In general, I feel like the orange and teal walls are a bit too much for a house to live in, but I feel it makes a really unique look for a short term rental. And if I ever stay in Austen, you know I'll be staying here!

    Flipsters,
    The epoxy cover is an excellent cheap approach; However, if I can suggest something is that in the future, don't paint over tile, add some sealer or cement to have a smooth surface before adding the epoxy paint. You can always replace it with a 1.5" wood plate or use the old countertop, but I suggest removing the curves from it (cut them in square/rectangular shapes). Detach them (if installed) and paint them over a horizontal surface next to each other. This will create an illusion that they are cut from the "same stone." The great thing about epoxy is that it is moisture-resistant, so you don't have to worry about water damage if using wood.
    I enjoy your videos and renovation ideas. Hopefully, I can start my flipping journey soon. :)

    You should powerwash the concrete up front. Looked rough when you showed the door mats. Quick and cheap and its makes a huge difference.

    I like the downstairs but if I used an orange or yellow bathroom for applying my makeup, I'd come out looking like Coco the Clown. The lighting is dreadful!

    Wow, no hate but I've seen DIY channels do a better job with fake marble countertops with just the peel and stick option. Those counter look a bit of a mess. I think at that rate they would've looked better just all white as opposed to the wonky lines haphazardly drawn on or whatever was done.

      I agree. Now, I have done faux painting on many counter tops so I’m picky, but yeah, it was a bit of a weird… something! It needed more. It looks like they started it but they never completed it. 🙂

    I really liked what you guys did with the place but I have a suggestion. I clean short term rentals for a living and I really really dislike putting sheets on bunk beds. It's very difficult. Should have gone with just 2 full size beds. Also, in your living room you could do a couch with a pullout bed.

    Personal peeve: I was hoping for a matching suite of appliances in the kitchen, but at the very least, I suggest you switch the door swing on the fridge so you don’t have to “walk around” it from the sink or the stove. (My husband did it a couple of times. It’s not difficult - but maybe the fridge didn’t come with that option?) Heather (?) in other comments made some good, not costly, suggestions. I like minimalism, but the units are a bit stark looking in terms of art and furniture. Having said that, cleanliness is the top consideration.

    I usually like bright colors, but I don't care for that overpowering turquoise and orange. It reminds me of my 1960's elementary school with the half painted walls.

      I loved it, but would have added little art pieces along the border, maybe those painted tile wallpaper. My cousin painted her house exact like this last year and did that. Her rooms look so lovely.

    I’m so not a fan of mid century furniture, but with your paint choices, it’s absolutely perfect! Never would I have thought of putting these colors and pieces together. I wanna stay there now! 😍

    Love the new outdoor Simply Safe Camera... but worried about that Magnetic attachment. Esp in Hurricane prone parts of Texas and Florida where I have short term properties. I was not expecting that incredible wealth of information on how to run short term lets from 11-16mins. WOW. You guys are game changers and honestly have all the details covered via experience and trial/error! Awesome!

      If it's anything similar to the Nest camera magnets, they're pretty strong. What I'd be more worried about is people recognizing the cameras and knowing they could just pull it off.

    Not a fan of all the colors and I agree with the other commenters who also didn't like the bathroom and kitchen improvements. I think those are the two places that definitely should have gotten your typical amazing touch. Even the bathroom faucet didn't get changed. I would hesitate staying there based on the mediocre improvements.

    I love the change up with the colour, but not a fan of the kitchen/bathroom. If i am going on holiday I would prefer to stay at something a little nicer than my basic place... I would pay a lot more money for a fancy kitchen and maybe get double sinks for the bathroom with so many people staying.

    I think you need to paint the black on the fire place, it looks really messy. Yes the counters look ok in a far away picture but when you got close, no, but then it is short time rental and for the price, it is pretty good value. I would also suggest some nice planters outside in the front, plants are very welcoming.

    I would definitely style it as a “deluxe spa hotel” decor/vibe.
    I, personally, wouldn’t stay at a place with such bold colors/design, I like white to calm down.

    Overall, love the bright colors! Wish the counters looked better. It was worth a try. I've seen people do this technique well, but i think it takes a lot of patience, and an artistic eye. I like the furniture throughout. I think the living room could use some floor-length simple boho window curtains, same for the master bedroom. The art in the breakfast area is a little too monochromatic and teenager-ish I think. it might fit better in the orange bathroom. One or two larger colorful prints/photos from around Austin would be nice in the breakfast area. The bunk bed room needs some art and dresser or something, and the bunk beds would look better with the headboard to the wall, rather than the long side, and a bright pillow on each bed to match the walls. Both bathrooms are cute! I think the master bed headboard should move one wall to the right, so you get better view of the bed when you walk in. The new fence made a big difference! One nice way to make short term rentals feel a little more homey, is to pick up some gently used board games at Goodwill. clearly, I have lots of opinions. ;) Love your video, as always and liked hearing your advice for how to manage your short term rental business-thank you! It would be cool to get an update on this property and any changes you make down the road. Great Job!

    How fun ... I love those colors! It will be a fun experience to stay for a short time in a place that might be very different from your own home. It also might give guests ideas about how to change or add other colors in their home.

      I agree - very cute and fun design for a short-term rental. The only thing that didn’t really work out were the counters in my opinion. But I doubt anyone would decide against renting due to that alone. Nice job!

    As someone who is currently doing a full renovation, this was a daring choice of colors, that counter looks like they were trying hard to work WITH the grout lines of the old tile. Epoxy wasnt a great choice. But it wont keep people from renting.

    I love the teal and orange in the main living space, looks super fun! The epoxy countertops aren't the greatest, but as others have suggested, there are ways to make it look better...so maybe try again?
    My only other suggestion is to not pick such saturated full wall colors for the bathroom, maybe just an accent. That's only because when I'm putting on makeup or want to see how I look in the mirror, the bright colors will mess with the outcome in the mirror. Just like yellow lights are not good, you'd want something cooler toned.
    But overall great! Love it!

    as somebody who uses AirBnb all the time and also has a unit, this was cute but u could have (and should have) done a bit more to make it funkier and it would cost u almost nothing. THings like interesting art. Self adhesive wallpaper makes it soooooo much more interesting and cosy and is a cheap yet very classy way to do walls. Add Few shelves, books (especially children's) mags. On the practical side, sorry, but this is a big fail, yet easily remedied. U need a chair (or one of those "tables" for suitcases) in master bdrm and somewhere to put your stuff on.. U need chairs or poofs in kid's bdrm and some storage to unpack. U should have a table light or something in addition to ceiling lights. Really should have gone for double sinks in bathrooms if u r planning on so many ppl staying. The way the unit is now, its not usable for longer than one night (and even then not too comfy). And U definitely should have changed the faucets in the kitchen.

    HOW are you finding duplexes in Austin for that price?? I’m in Sacramento and just joined the property owner market this year! Any tricks to scoring an ah-maaaazing deals??

    The #1 quality-of-life issue with units with shared walls is ALWAYS noise abatement.
    The common wall between units needs separate stud walls w/ an air gap, rock wool insulation, and Quiet Rock drywall.
    Weird you guys didn't talk about noise abatement at all, it's the #1 issue.
