  • Nothing can be more flustering than having a backorder on summer supplies. Ordering your floor wax and stripper a couple months before summer can take a lot of stress off of you and the supplier. Also a couple months before summer is a good time to start doing the maintenance on the equipment you will need to strip and wax your floors. It’s much easier to get the job done in a timely manner with unnecessary stress. So preparing ahead of time can really be helpful. I have been a custodian for over 20 years. The purpose of this channel is to share some of my knowledge with you. I remember the feeling when I first became a custodian. I was given a set of keys, a radio and a badge. Didn't get any training whatsoever. Being a custodian is not rocket scientist knowledge. There are definitely things that a custodian needs to know. I call it the art of the trade. Tips and tricks that can make the job much easier and enjoyable. Contact me: mrjeffcustodian@gmail.com

What I tend to do is every time I order any supplies I add in one or two items for summer. From the beginning of school. So I don't rely on a big order of only summer supplies. I got it thru out the school year.

I talked to my lead about getting the supplies on hand for summer and he refuses to order until a couple weeks before the end of school.

Jeff what do you tell your clients about use of the floor after it’s been waxed? Do you have any guidelines about when the floor can be walked on or used again or have anything placed on it afterwards…that kind of thing?

I don’t want any one on it for 12 hours. I like to wait at least 48 before replacing furniture. That is not the case most of the time. When I worked in a school we had a big g enough school to space that out. Sometimes we would get rushed and it was impossible. When I have done side jobs. They were always hurry hurry. Had to do things at night and weekends. When business was closed.

Hi! Do you have any tips for working on areas that haven't been maintained in years? how to go about stripping the hard to reach places that have decades of buildup? besides hand scraping if possible. Or tips for how to go about doing so with carpal tunnel? The floors around the balconies, stairwell posts and curve of the covings where I work could use so much TLC but it's so big and so many floors the thought of hand scraping them is super overwhelming. I don't want to do more damage to it like h as previously been done with over buffing the coving edges in some places. Any tips would be super appreciated!

Hey Jeff. I am maintenance at a private school. Our gym (old 3% asbestos tile) hasn't been properly cared for, probably ever! 1950s school. There must be at least 60 coats of finish on this floor. I had the old boss, (since has left) talked into hiring out a company to strip and refinish this floor. Have since learned, they now are thinking I can do it! Just little old me. We don't even have a low speed! I told them, they'll need to rent me a square scrub, and are going to have to give me A LOT of time. Venting, and also wondering what you think? I explained why a crew getting it into shape makes sense, and then I'll take it from there, but they're not hearing me. Thanks for whatever thoughts you might have.

Square scrub would be ideal. What ever you use. Make sure floor is always wet when scrubbing. Asbestos is only dangerous when it’s dry and you make dust from it. If just you do small areas at a time. You can do square scrub by yourself pretty easy and cover a lot of area in a day. Chemical stripping I always want help.

Oh yeah, I'll definitely have a water spray bottle handy. Thanks Jeff, here's to hoping they'll find me a square scrub!

When using chemical stripper, do you use cold water or hot water or warm water or cool water with the stripper?
