      We are living in Prague, by the globalists life is getting more expensive and harder. We have an own appartment and are building a family house outside a Russian city, the outside and 1 room are finished. I am dutch and have the luck to have a Russian wife.

    80 000$ for a house, here in canada that would be your down payment. Half a million canadian dollars is the normal price which is insane. So much opportunity in russia. I like how you show the youtube community things we would have no idea of in russia.

      its crazy isnt it, my 1 bed flat in Derby UK was £80k, and its really small, a bedroom a bathroom and a small living/kitchen, this is £65k!
      and like others have said below, the wind is blowing east! the economic decline in our towns in uk is devastating. Russian GDP up around 4%.
      all i see in the west is a collapse and its been happening for decadesm but whats happened in the last 5 years is just scary.

      @@SamsRussianAdventures the log houses are awesome, I have A frames and all kinds of customs around where I live in Washington State and the log houses can be super big too. I watched one being built near by I was like wow that is the biggest log house I have ever seen. But in general most of us don't do fences in the front, only to the back for keeping the dogs from getting out. Some areas around here are gravel roads, I always cringe when my kids meet new friends at school and have me drive them to their house. Not sure why but some areas are not in the city limits. They are in unincorporated areas. I also live in such an area but the roads are paved and managed by the city.

    Sam you are awesome. This is great information. I personally love the eclectic style of the settlements. Both houses you had shown were incredible. The quality of the boiler installation and the plumbing for the in floor heating was outstanding in the first house. The quality of the labour and workmanship appear to be quite good. Tatiana and I are looking for a single level home on a plot of about 15 to 20 Sotok.We like the unusually unique houses and their style. Your content is awesome. The naysayers are just jealous. Cheers.

      There is a South in Russia! Krasnodar region, Stavropol region! It’s warm there, and the nature is beautiful, mountains, sea! But money is not a problem, there is Union Pay, VISA, etc. Transfers are possible!

      @@Fegga1955 Problems with money transfers can be solved. As for the cold, that’s funny. There have been no harsh winters in Russia for a long time. The climate has changed a lot. Especially in the western part of Russia. And our houses are always built with the cold winter in mind. You yourself have seen that every house has a serious heating system. In addition, children love winter very much. They love sledding, skiing, and skating.

    Don't be surprised by low real estate prices in Russia compared to the West. The real purchasing power of the ruble is significantly higher than what appears from official exchange rates. I don't know why, but it's been like this for a long time.

      @@motan7864 In Western countries, income levels are higher. But the prices for everything are much higher. And huge taxes. Businessmen can especially feel the difference. Here you need to count. If it is more profitable to move, then you need to move. If it is more profitable to stay, then it is better to stay. Moving to Russia is a difficult choice. It needs to be discussed with the family, everything needs to be thought through. And so, in Russia we always welcome new people. Especially if they are moving with their family. :)

    BTW, I'm a pro-Russian Serb, I heard about the city of Vladimir and my name is Vladimir, so I would love to visit that city. 😁
    I don't know much about that city, except it is one of the historical Golden Ring cities and it is on the high-speed railway Moscow-Nizhny Novgorod where the train Sapsan goes, right in the middle of the railway.🙂

      @@SamsRussianAdventures I was on the website of PIK group, the largest construction company in Europe. I like what they offer in Moscow, SBP, Ekaterinburg, Kazan, N. Novgorod, Vladivostok... etc. 🙂
      I also read that in 2023 Russia built 110 million m2 of new housing (apartments & houses), way more than any other country in Europe, approximately same as UK, Germany and France combined. 👍👍👍

      Thanks mate. Generally my videos are not shown to many people on TH-cam. I can’t control this. I understand that on other channels videos seem to get tons of views and it’s frustrating but there is nothing I can do about it. I’m saving money and eventually I will do something more to the house.

    16.36 £140k thats a good price for the quality. I notice all internal walls were solid block with a big garden.
    I wouls only say as a negatove that the area is just a big housing estate with no character or features at all

      Why do you need a city? To move out of the city, so as to ask how far is it from the city?)))
      One thing - there is no nature (no forest, no lake or river), it’s boring!
      I live in the Southern Urals, in the mountains! I have 7 lakes within a 5 km radius, and mountains all around!
      According to the weather, yesterday it was +35*, today it will be the same!
      There are supermarkets, ATMs, delivery services, the city is only 40 km away, BUT I have nothing to do there. In 2 years, I was in the city twice! The car is sitting idle, I get around on an electric scooter!

      There is a regional center a few kilometers from there. In Western terms, it’s a small town with all sorts of shops. You can get there in 5 minutes. Typically, such cottage communities are built near small towns. Because children have to go to school, for example.

    Hi Sam, my end goal is to buy a 4 bedroom apartment/house in Zheleznodorozhny, Moscow for my wife and children when they visit. It may take me a while but I'll get there. My biggest issue is funds arriving in Russia.

      Now tbere is no restrictions on bringing money in cash to Russia, u should only declare it if more than 10 000 dollars/euros and if more than 100 000 dollars/euros also declare and have papers prooving the legal origin of this money or funds.
      By the way, have u watched video of "Moscow Photographer" ytchannel? He has been in Armenia recently and said there is a Eurasian Bank. At least his viewer in a comment section said that this can be helpful for him as he is also planning to come to Russia.

    This looks similar to how new areas pop up in Nigeria. You caught my attention when you mentioned how the community comes together to fix the road. Some people complain that it is the Government's job. As Kennedy says, "ask not what your country can do for you, ask what you can do for your country". Your country just made getting access to land and shelter way cheaper than you would have expected. Some governments don't bother citizens so much to get their basic needs met. Build the road and move. It still comes down cheaper and the financial pressure is minimal as it is incremental.

    5:20 I like the wooden house. 16:38 Here in Bulgaria the prices increased 3-4 times more, I think if it is here it would be like 350-450 thousand euros if is in the outskirts of Sofia or Plovdiv and like 100-130 thosands euros if is in a town or small small city. 15 years ago these houses used to cost like 5-10-12 thousands before we entered the EU hah.

Latest 1.5-2 years they increased the prices 2-3 times as we enter Shenghen, but these are not real prices so in 1-2 years I hink they will drop drasticly, maybe twice or more I think. It's just because all people are trying to sell on good price now (including me) as the market is more opened, bug in 1-2 years I'm sure the price will drop, because the buildings and infrastructure are not well built and not well maintained, basicly has lower quality and the population is just 6 minilion, so it it is a temporary fake price increase in Bulgaria. But I think In Russia it is better as they maintain their stuff. I guess.

Even if I prefer hilly places, I must say that the surrounding nature and the endless meadows are wonderful. The houses are undoubtedely beautiful but the road is a little too bumpy, I suppose because many houses need to be finished. Chapeau! You are a great youtuber! Thanks a lot.

    I love the cheese shaped house 10:55 , all I would need space wise. The windows are really cool. I am curious if you could build a very small house with 3 rooms in a large plot of land?       Единственное, существуют строгие правила для помещения в котором будет установлен газовый котёл подключённый к магистральному газопроводу. Высота потолков не ниже 2.2 метра, наличие открывающегося окна не менее 1 квадратного метра, наличие вентиляции в этом помещении и еще там несколько условий.

    In South Africa, we have many of these "settlements". Here we call them housing estates or developments depending whether building is still going on or not. They are usually gated communities with walls around them. But, the difference is that roads and services must be constructed and installed first, before building operations can begin. This includes water, sewerage, electricity and communication. Depending where you live. No overhead wires are allowed.

      @@SamsRussianAdventures Many of these gated communities have strict rules. They normally have a number of designs you can choose from and allow you to make some internal changes. Apart from the monthly rates and taxes, they charge a levy, which can be quite substantial, for the upkeep of the estate. Across the river from where I live , a new development is going up. It's a wildlife estate where the animals can roam freely.
      I prefer to be my own boss, especially when it comes to rules😜.

Are home loans more of the norm these days to buy a home like in the west, or are people still buying with cash. I live in California and most if us are in a housing debt trap.

Mess and potholes bother me whether I see them in Russia, San Diego-California or Vancouver, Canada.       Its down to personal opinion and whats important, i couldnt care about how it looks, potholes, well come see the UK roads these days! but i do understand that, in the areas where RUssia has those yellow gas pipes I do think it looks bad, especially at junctions where they just go higher!, of course practical however.
      But for me, I actually could live with all those things for a house thats less than my apartment!, The one i struggle with is parents/family, leaving them, these kinda ties, I worry too much about what other people think, i need to work on myself in that regard!!

    Thanks Sam! I really like those houses pretty much all of them, even that modern mono block one you said no one lives in. The problem is in America the roads are typically built first. Subdivision always have complete roads & sidewalks. If Russia could achieve that, it would be excellent.

      That happens is one company builds the settlement. These plots are bought individually and so the roads are done last.

      Yes, there is such a problem. People themselves are forced to negotiate with each other, chip in money to build roads on their streets. This is exactly the case in cottage villages.
      In America this is done more thoughtfully.

      ​​@@MaratreasonТут надо пояснить: если это коттеджный поселок от единого застройщика, то там все будет по дизайнерскому проекту, в т.ч. дороги и вся инфраструктура. Если же это "самостроящийся", то тут два варианта: 1) ждать, когда заасфальтирует мэрия или обл. власть, и ждать можно весьма долго, либо, действительно, скинуться и сделать кооперативно. Ну и ещё пришел на ум вариант (забавно -- это наш случай, а вспомнила только напоследок)) - если это коттеджный поселок на месте СНТ, а теперь таких все больше, -- то там зависит от правления и инициативности председателя. У нас в СНТ в том году заасфальтировали, и просто деньги со всех собрали, а кто упирался, тем, как в любимой комедии, "отключим газ" (ну, там грозились отключить от ремонтов технического водопровода, света, отказать в договоре с трактористом (и не пустить стороннего), заинспектировать, ну и т.п. Но злостно упирающихся в общем-то, по-моему, не было, были, как сказал председатель, "тянучки" (т.е. волокитчики).

    Absolutely amazing prices. for a house like the last one you showed would cost approx. Euro four hundred to four hundred and fifty thousand here in Ireland. Depending on the location you could add another two hundred thousand. How much extra would it cost to complete all the work on your friend's house?

    Country roads in such climate gets pot holes every spring anyways. In Canada they have graders doing their thing yearly. Not much you can do about it, one of the charms of living the rural life in Canada and Russian I assume. In Canada come spring, trucks are only allowed to carry half loads on many rural roads.

      @Peorhum - most potholes are due to water. The rain goes in a small hole or crack and the frost comes, expanding the hole, and it continues, repeated, until it is very needing sorted. Although HGV && trucks can chew up the road surface with their sheer weight.

    High fences are one of the habits adopted by Russians from their Asian neighbors. Along with the mandatory change of shoes when entering a residential building and many cuisine dishes.
    In the old quarters of Central Asian cities (Bukhara, Samarkand...) many houses do not even have windows to the street, there are only blank walls and doors. The windows are only on the internal landscaped courtyard, where there is a well, trees and flowers.
    The Russians are not so radical, but in areas of private one-story buildings there are often two-meter fences that hide the private life of the owners from outsiders.

(причем из каких-то ветхих досок, двухметровые с надстройками, да ещё и внутри за забором - тоже заборы, друг от друга, да ещё на каком-то малом пятачке; обычное дело и целые улицы из высоких заборов по обеим сторонам, и упирающиеся опять же в забор. Смешно этого не знать и в упор не видеть.
      Что касается заборов в России -- это скорее приобретение 90х - 00х, от которого не отвыкли; в традиционных сёлах обычно перед домом (избой с резьбой) -- палисадники с завалинкой и цветником. Так было у моих бабушки и дедушки, в Тамбовской области, и у мужниных в Самарской.
      PS. В Азии высоченные глухие стены-заборы есть (тут называли Бухару, например, а муж в Иране видел и в метров 6, в Пехлеви, например (сейчас Эрдели), ну и, как в Англии или Канаде, из каких-то ветхих досок.

I am old fashioned; I would prefer an old dasha. I also don't care for the development, at least at your house there are trees across the street. No on the turquoise.

    Самый эффективный строительный материал это цемент. В среднем самая оптимальная марка "500" стоит +/- 100$ тонна. Различный металлопрокат +/- 1000$ тонна. Различный строительный пиломатериал +/- 120$-200$ кубический метр. Строительных блоков существует очень большое количество и разнообразие примерно средняя цена +/- 100$ кубический метр. Десятки видов различных облицовочных кирпичей различных по составу, цвету, текстуре, и форме

      @@SamsRussianAdventures Да, газоблоки или пеноблоки самый эффективный материал. (Газоблок это блоки из пенобетона прошедшие термо обработку в специальной камере) Газоблоки лучше чем дерево по теплоизоляции раза в два и дешевле. В климатический условиях России строительство из дерева экономически не оправдано.

      @@SamsRussianAdventures почему я поставил цемент на 1 место, потому что газоблоки на 30-40% состоят из чистого цемента, 10-20% песок, остальное воздух , ну это так примерно, для понимания

      @@SamsRussianAdventures лучше керамзитоблоки.газобетон имеет множество недостатков.не понимаю почему он в моде.кирпича очень много надо для хорошей теплопроводности(хорошая в смысле как раз плохая).

    The uncertain vista would put me off buying in an area like this. Unfinished buildings, no decent roads, building materials everywhere for who knows when would reduce the standard of living. Might get a cheaper buy but maybe not. Think I would prefer either an older, already established place in Russia. Alternatively, would look at the commercially finished new developments to get a much better picture of what you would be living with in the longer term. So will look forward to your next video.

      Зато много свободы в выборе модели дома. Дороги проходимы для джипа, часто насыпан щебень. Нет торнадо и землетрясения, редки ураганы, почти нет ядовитых животных и насекомых, редки ядовитые растения. Россия рай для человека, умеющего в Гугле найти нужную информацию.

    I love the fact that you can build a new house in a brand new area, and they have no HOA fees. You can do what you want as far as planting, and fences, also color choices. You don't need permission from an HOA committee.

    Such a beautiful place. I was thinking that you *could* build by wood in those huge window spaces, install standard, smaller windows within the stick-built areas, then upgrade to the larger windows when the prices drop. That was you could live in it and finish off the inside.
    That's going to be an amazing home when it's finished!
    Dan from his channel, The Sheekov Family, built his home and knows a lot about home building. He may have some tips for you, too. He did the work mostly himself and with the help of friends. Dan is good people.
    I wish you the best on your home building. I love that you can do this a bit at a time.
    Building a smaller guest home, or astructure that could be converted to a barn for animals later on might be a great idea and a future comfortable place for animals, such as chickens or pigs or a cow or whatever. (NOTE: If looking into cattle, you'll need an acre per animal minimum, but their milk is amazing! Your own chickens will make the best eggs when you feed them scraps and they are great garbage disposers, too.
    Anyhow, just a thought! I'd love to build a home and have a small farm, to produce my own food. It's far healthier.
    Whatever you do, I hope your dreams come true! Your home is going to be beautiful! Much ❤love from California. Here it's far too expensive to buy or to build a home anymore. The restrictions and permits make them ridiculously expensive, which is why so many people are leaving here. It's very sad that the state government has screwed it up so much. We are losing even nurses from here as they cannot afford to live here. It's pretty crazy.
    I want to start a farm, but it's not going to happen in California.

    That house at 5:20 was very cool. I love the log cabin look. So, will the roads stay shit, or do they eventually get paved? I can see that A frame house used as a private space for writing or a workspace. Personally, I would love one for writing. The house for 16 million Rubles would be well over $500k in my area of the US, probably much more. Damn, Sam. As if I needed another reason to move!

      I like the wooden houses too. The house for 16 million isn’t that nice in all honesty. The roads will be paved once all the houses are built. The trucks carrying materials will destroy the asphalt.

      Конечно дороги сделают . Сейчас строится коттедж. Ездит много грузовиков , тракторов и другой тяжёлой техники . Остальные работы будут напрасны . Их просто уничтожит тяжёлая техника .
