Lonsdale Avenue: The Battle for Commercial Variety

  • Lonsdale Avenue is the city centre of North Vancouver, and has been for my whole life. Recently, this street has become overwhelmed with specific business types dominating the storefronts, notably Currency Exchanges- and it is damaging the vibe of the neighborhood.
    I think we can change that!

    Adrian!!! This is incredible. The voice we all needed. Don’t even get me started on how hard it is for local businesses… if you want another video idea, I have one. So much to do and say! Amazing work.

    I found your video while searching why there are so many currency exchanges in North Vancouver. I imagine the government is stand offish on anything involving migrants getting their money out of Iran. My concern would mainly be the money going the other direction.

    Currency exchanges could be housed in malls and along marine drive where customers can still get to them but its not on the main walking strip.

    Great job on a serious issue - every time I visit Toronto (my home town), at some point I usually end up driving up Yonge Street (one of the vibrant streets of my youth!). Unfortunately from Dundas to Bloor it looks like the whole street alternates between Money Marts/Payday Loan shops and cannabis retailers (another growth business on Lonsdale as well). A terrible reality for what was once a showcase of diversity! You've started the conversation nicely here - I hope every councillor in the City & District gets a chance to see it to discuss solutions - nice work!
    PS I'm not familiar with Allan Jacobs but couldn't help wonder if he was somehow related to legendary city planner Jane Jacobs! thanks ... N

    I really dont like municipal government nannying what businesses are allowed. Its a pointless bureaucracy that is bad for a local economy and small business. I support mandating smaller unit sizes, BUT, if a street is full of dentists and salons its probably because the street is not a nice place to be because of the car-centric streets and low density. Its a symptom of a larger problem.

      I'm with you on car-centric + density - to have enough clientele to support the knitting shops, the record stores, there just needs to be more foot traffic and more people to buy things. It all comes down to who is willing and able to pay the lease rates, and that just so happens to be these 3 business types out here right now.

      Would increasing the attractiveness of a retail space by making things more walkable and increasing foot traffic not also increase its value and thus the financial barrier for small businesses? These two things are both issues, lonsdale and other areas of north Vancouver should become more human focused and less car focused; but as Adrian pointed out, retail spaces without regulation create a climate where only businesses large sums of initial capital can thrive. Why not create a climate through zoning and regulation in which small businesses can flourish and increase the walkability of the area?

      @@adrianmakca Record stores? Is there a record store? What we need are public spaces like music/theatre spaces or movie theatres (afaik there's only one movie theatre left on the North Show - North or West Vancouver - at Park Royal!), public spaces put people on the street and have all kinds of great secondary effects. We go to the Earnest Ice Cream on first every once in a while and like to wander into the book store next door - an example of the elements of an urban ecosystem that we should be encouraging!

      I don't like the argument that we can't have nice things because it would make things too expensive. The problem is there is so much demand and so little supply of nice places, that only the rich can afford them. We need to shift from making areas bad for affordability and shift to making places better to boost the supply of them.
      To add to that, if commercial spaces are too expensive it's probably because there is a supply problem of those spaces. There should be a charge to zoning to allow for more commercial space.

      @@noutrane No unfortunately there isn't anymore, nor is there a knit shop. I wasn't alive to see the record store but I did go to Urban Yarns when it was still here and I miss it a lot. You're absolutely right about theatre space, I worked at Park and Tilford cineplex back in 2016 and it had real community about it. Winners does not. I'm going to be discussing public spaces for Lonsdale and if you have some ideas or examples of good ones I'd love if you shared
