    I use my tub in my bathroom. In fact, the tub was one of the main reasons I got the house. I use my separate shower too, but there’s nothing like a nice soak in the tub with a glass of wine and candles. Ahhhhh!

    When we sold our last home our agent recommended a stager she had worked with many times. Our furniture was modern and expensive so she used most of it but took away some to make it look bigger and rearranged a bit, brought in neutral area rugs, added new pillows,accessories and fresh bedding and towels..WOW, it made such a difference for the pictures and only cost us $450 . House sold for over asking the first weekend 😊

    We have bought and sold 10 houses over our 33 year marriage. Before listing, I rent a small storage unit and remove everything from the attic and basement, take out all the personal stuff, and take out about 1/3 of the furniture. You have to move that stuff anyway, so it gives you a head start. I make sure all the closets are cleaned out and a pack away out of season clothes. I organize the clothes by color and use great hatboxes and upgraded hangers. By the way, I would opt for a big shower over a tub in the master bath.

    I really love your videos and have learned a lot. I wish however that I could see examples of smaller, more inexpensive homes that average people live in rather than big fancy homes. A lot of small, older homes are quirky and hard to stage. Our house is 116 years old and didn’t have indoor plumbing originally so the upstairs, main bathroom is tiny with a 2/3 size tub and the toilet is recessed into the wall so your knees don’t hit the toilet.. LOL.

    My husband is grumbling about me painting and staging myself and after I finish each room he remarks how much better it looks but is still giving me grief about it. Constant arguing. I can’t wait for this to be over. He is more work than the work and I’m the one doing it all

      The struggle is real!! Same here!! Hubby says I'm "going overboard," but then loves what I did, then doesn't want me to do any more. Cannot wait till this is over, lol

      This could be how they are responding to the stress of changes. They may feel a bit out of control of the future so they try to control you to feel a bit of control back.

    My Realtor was adding 1/2 % to stage a house at 475K. $2400.
    I told her I’d pay 6% and stage it myself (as I was selling for an Estate and mostly clearing it out before photos. It looked fantastic and I saved time, money and turmoil since I could do the work as I cleaned up.

      Yes. Some agents will do that as they will have to pay out of pocket and have to make sure that it's worth their while. But good for you!! I'm sure it was beautiful!

    Great tips! The before and after photos are so helpful; the comparison is truly stunning. You are right about getting the correct photographer because pulling back to take the photo makes the rooms appear much larger and more grand. Very helpful - thank you!

    Something I noticed in one of the “before” photos is the karate chopped throw pillows. That trend is outdated. Glad to see un chopped pillows in the “after” photo 😊

    Great advice as usual! You asked our take on bathtub use: I use my tub every week.
    It is recommended by docs for older people to ease joints after working in the yard/heavy cleaning etc! LOVE tubs!
    On the husband topic, you are so accurate for my friends and myself in trying to explain that we will need help understanding and adjusting to market trends.
    Not exaggerating, my husband would prefer the before shots in most of your videos. He thinks that modern design looks like everyone lives in a hospital. We are low on clutter, so that part we both like in the after shots.
    We have a home with a Spanish flare, painted sinks and all.
    I'm trying to decide if we need to completely change the style of the home (paint the cabinets, get white sinks) or whether there are still enough people out there who like more color and warmth that might be interested in our home as is with just decreasing items in the rooms getting smaller furniture in a few spaces etc.
    People drive by our home and tell us from their car, "we've always loved your house!" Or your house is your favorite in the neighborhood. And when inside, people always say they love how it feels.
    Pretty sure that you'd tell me to pick a neutral paint throughout and also to paint cabinets white. My hubby and my big contention is that our mater bathroom has terracotta brown tile everywhere and I know that some of that needs to go. He does not agree. Hmph.

    As a professional designer (specializing in space use, kitchens & baths). You’re articulate, experienced & a comfortable style! I would humbly suggest you take some of your own advice & have a pro style your video space (background shelves, flowers, etc.) At a quick glance, I wanted to swipe left because your visual credibility isn’t on par with your professional message. You could even use it as part of a show. Hire a stager, even a student & engage comments on the before/after. Keep up the great work & good messages.

      I completely agree. Throughout the video, I kept being distracted by the lack of visual cohesiveness in the background and the disconnect of that visual with the messages being conveyed verbally.

    My husband was renting out his house before he moved overseas (to me). He used a professional photographer, recommended by the agent. He says it was the best money he ever spent. Those photos got him top dollar and he re-used them to rent the house a couple of more times

    I'm not crazy about the grays or the darks, but the light and medium beige's look warm and inviting. I'm in PBG, FL and people are complaining that everything is too white. I just painted several rooms an off white - no way am I painting my 5000 sq ft home bright white! I use my jacuzzi (whatever brand) tub at least once a week. I light my candles, get my wine ready and have my shelf with a book and it's wonderful! I agree that you have to take out a LOT of your furniture, photos, rugs, pillows, etc. Keeping it simple seems to look best no matter what color (except the dark colors) Anyway, thank you once again!

    Are the photos at 19:14 digitally added furniture? It seems like the photo on the right has the floating chair in the foreground. I notice that a lot with houses for sale. Do you think that’s better than an empty room? Thanks for your informational video. You packed a lot in 20 minutes!

      I wondered about the bathroom shot. They had a huge shower which should have made the toilet space quite small: a wall should have been in view of the toilet 'room', but yet the toilet room seemed to continue on somewhere - just didn't seem architecturally possible.

      You know.. that is so funny because it DOES look fake, but it's real!! Not sure if they did something in editing to make that happen!! I don't love virtual staging... it does disappoint when someone comes into the home, but sometimes it's better than nothing!

    Due to arthritis I have learned to love soaking in a warm epsom salt bath to help me be able to move better for the day. My husband who is over 6 foot tall and needs to be able to soak as well, cannot because of the basic small tub we have. A big tub (preferably without jets) would be on our wish list. We would over look a lot to have a big tub.

    About 4 years ago my husband and I remodeled our main bathroom. Our kids were big enough that nobody used the tub, so we got rid of it and put in a large shower. I absolutely love it. But then our tub in the master bathroom cracked and we haven’t been able to replace it yet. Needless to say, it’s been 4 years since I’ve been able to enjoy soaking in a tub. I’d love to be able to put in a nice big soaker tub in my master bathroom.

    Just today I downloaded and printed your Seller’s Guide. I planned to discuss it with my husband. When I brought it up, he was surprisingly agreeable about starting the process of purging and working thru this process so when the time comes to sell, we don’t have overwhelm.     I used a stager for a house we sold in Franklin TN in the Carronbridge the Enclave neighborhood. Our walls were all taupe, gold and my daughters and sons rooms were purple and orange! (They were very, very light versions) But the home was large, beautiful (as most TN homes are) and it sold in the first 15 minutes - all cash offer! Our FL home is light and bright, but my office is a moody teal (like all artists rooms - ha!)

    I love watching these kind of videos. Kind of lets me see how the other half lives. I live in a 690 square-foot house. I’m just happy to have a bathroom :-) and yes it has a tub. If you only have one bathroom, you absolutely need a tub in my opinion. But it’s interesting to see how people do it with bigger houses.

      Yay, someone else like me! I have 800 Sq feet. There are so Nanyang people around here with small 2 he'd 1 bath houses that are removing the tub and putting in the big shower. I won't even go loon at those houses, you need a tub.

    I've been looking at homes in a small town and am appalled at the photos-- dirty dishes in sink, photos taken at night (dark), photos in portrait mode on phone, piles of clutter, unmade beds... unbelievable. THOUSANDS of dollars lost for the sellers.

      I would use that to my advantage!! A dirty house won’t have people fighting over it and if you get it at a good price you can afford to hire professionals to come in and deep clean it. But hey, if you’re willing to fall for the “Fake it” part, then the sellers will “Make It” off you!!
      It always baffles me how little imagination people have. They need to see the house in perfect condition before they move in. As if they have no way to change anything or to even clean it once they buy it.

      @@annas4128 We're DIYers, and have bought fixer-uppers, mainly because that's what we could afford and we cared more about location. But grime and dirt looks different to me than disrepair. If I see something really filthy, I wonder about cat pee and stuff like that, it's a turn off for me. But I do understand the point you make!

    Primary bathtub is a MUST (for me). Tubs in secondary bathroom are so small these days and not luxurious enough to create the bath vibes I’m looking for.

    I wouldn't buy a house without a tub. A luxury tub is even better. Not only do I like it when I need to rest my muscles or do cold plunges, it's also great for when someone is feeling sick and wants a nice hot bath. I'd rather have a tub than a make up area. Because most bathrooms have a make up area based on the lighting and not daylight. =/ I noticed too, the dark wood trim was painted white. Are the men freaking out? When I bought my current home, it was SO dated and knew I'd have to change a lot. And I got a lot of comments from men, DON'T PAINT THE WOOD. LOL I hate dark wood trim. but I left it in the living room.
    Now I have the awful wood paneling in the basement. I plan on painting all of it!

      I would not want a master bathroom without a really nice shower AND tub. For me, the choice of relaxation and spa is huge.

    Love this video - so informative! We have a small house (1474 sq ft) in CA with two 5x8 bathrooms. We have a 5’ tub/shower in the guest bathroom and a shower in the primary. We have an outdoor spa and swimming pool, which fulfill our soaking needs. I love the idea of expanding the primary shower - we’re considering building a pop-out with a bench and a bigger window, to let in more light. This will cost about $10k. Curious whether you think it’s a worthwhile spend. We plan to sell when we retire in ~3 years. Thanks!

    There are reasons I don't use the master tub, 1 our water heater is too small and doesn't fill it with hot water before the water goes cold, 2 its jetted and although we've cleaned it many times, black stuff still comes out. My 3yo loves to take baths in it, he's the only one who uses it but our other bathroom upstairs does have a tub/shower so if we needed we could use that one but he's literally the only one who uses the tub. When we remodel the bathroom (it's from 1997) we will put a free standing tub, no jets. Then I will use it. I do like to take a bath and relax on occasion. Our bathroom is huge but is poorly laid out and wastes so much space. We've talked about how to lay it out differently without moving the plumbing too much or at all. I've also looked at photos of peoples homes in our neighborhood and saved updated bathroom photos when I see they've moved things a bit.

    If I have a bathtub in the master, can I make the main bath a shower only? We used to have a giant "garden tub" in our bathroom that we actually used to bathe the kids. It was like a pool. We have since downsized the tub to a regular size. But not sure if people want a tub option in the main (kids) bathroom.

    Dining room comment: Taking the (right-side) pic from further back -- showing more of the ROOM -- is the key point! Your BUYERS are not interested in buying your furniture; they are LOOKING at the room! In the left-pic, there's almost NO 'sense of space' of that very nice room -- because so much of it is 'off-screen'! Seeing the large size, and getting a better sense of the fantastic view would 'sell' it better!

    I’m a woman and I would not buy a house that doesn’t have a tub in the master bathroom. I don’t wash my hair every day so I don’t want to get it wet in the shower.

    On Nextdoor there was a poll regardiing tubs and hands down everybody wanted a tub, well, with the exception of a couple of people. Can't remember the total number but it was a lot. Three years ago I sold my house at the beginning of the RE boom. It sold immediately before I had a chance to find something else. I was looking to downsize. I was running out of options and bought a house where the previous owners took out the master bathtub and put in a double shower. My daughter's room has a bathtub, but I don't want to invade her space. So we hate the double shower. but I decided I would eventually just redo the bathroom, which we are getting ready to do. The shower is huge and makes absolutely no sense. Do people really take showers together? Husband and wife, I suppose, but sorry, I like my privacy when I'm showering (I'm not married right now anyway). Everybody who has seen my bathroom asks "why did they do that?" What's worse is that it has no door and and it's cold and water gets all over the floor no matter how you adjust the shower heads. I had to put up a makeshift shower curtain. Looks awful. We're getting ready to re-do the bathroom. I will be putting in a freestanding tub and making the shower just a single shower. It will still be big enough, fortunately. But I say all this to say, I don't know where they get this idea that everybody wants a huge, useless, double shower and no master tub, as evidenced by the comments here. I miss my tub! Can't wait for my new tub!

      Thanks for your comments! If you have the room for sure. But make sure your shower isn’t too small. People don’t like being in a small confined space when showering. But definitely if you have the room… go for it

    At 12:48 - I'm curious your thoughts on LED bathroom vanity mirrors, with a hidden recessed outlet and controlled by a wall switch - Yea or Nay? I only ask because I've updated every outlet and switch in our house so this would be inexpensive and simple update in my case.

      If it’s something that you want for you, then do it. However people probably won’t notice if you’re thinking of doing it before moving.

      In the first picture, that is the same rug and slipcovered chairs. They staged it with neutral curtain panels, a large mirror to reflect light into the room, and a lighter wood table. They installed a new light fixture. This makes the room appear larger.

    Do you have any info on what added value the transformations made in your example house? Either in extra money or less time on market?

      Great question. Everything they did cost about $350,000. They made $500,000 more and we sold in two weeks for almost list price, as is. This was a risk though. We weren’t certain they’d get the money back out. It’s all about the market that you’re in. They also remodeled the laundry room and bought a lot of new furniture.

      @@KatiSpaniak I have accessible Beige painted all over my interior spaces. I also have the same color on my woodwork trim. My ceilings are white. My furniture is linen fabric. My floors are graphite gray. My cabinets are graphite gray. I like neutral colors. Should I use a color to make it more interesting in my decor, pillows ect? I had blue but I would like to change it up. Thank you.

I would have maybe recommended a dark blue of some sort. I think you are in good shape no matter what color you bring in for sure. Great job!!!

    Where I live a bedroom without a window can't be classified or used as a bedroom. For safety reasons a bedroom must have a egress window.

    I need the tub for me and I won’t buy a house without one in the master and no the shower isn’t making up. Nothing is better than coming home from work taking a bubble bath with a glass of wine in your hand. That bathroom was huge surely there was room for a claw foot in the corner

    We just did a whole house renovation. I started with an amazing freestanding tub in the main bath. I come from a “bath” family. My mom and older cousins passed the habit down to me. We did a bigger walk-in shower and I love that too but 5 out of 7 nights I take a bath. 🛁

    I am likely in the minority here, but on the issue of that huge shower, I disagree. To me, it's not a "two-person" shower but rather looks like 10 people could fit in there! Not only that, but who wants to expose themselves with that much see-through glass? In the shower, I personally want to feel relaxed, private, and safe. Years ago, one of the "Top 20 Designers in the World" said in her book that NONE of her clients likes large expanses of clear glass, nor large mirrors, in their bathrooms, and yet today designers always show that. Anyway, to each his own, I guess. I personally like a smaller shower; yes, large enough for two people but darker and with more of a feeling of privacy and calmness. To me, that shower has the feeling of Grand Central Station!

    Hmmmm... The new colors are cold, the old colors warm. A lot of personality removed, a lot of wood trim removed or painted to oblivion. The master bathroom is definitely better. The furniture in the old pictures is heavy, needed to be lighter, more timeless or modern, but the new furniture looked like someone moved in from a small house and didn't scale up. Several good ideas. I hope they were happy with the results and found a buyer quickly. I'm sure if you were helping that happened.

    OR... you could hire a really good interior decorator and actually live in the beautiful home rather than doing this before you sell it.
    I had a house in a crappy location that realtors didn't want... a new girl took it, and it received multiple offers over asking price on the first day.
    With 2 of the 3 asking to keep the furniture.
    Staging is great, but enjoy the house instead.

    Interesting positive talk of staging, but sad that full grown adults cannot think past the current furnishings, and analyze the actual house. The cost of staging theoretically is hidden in the asking price, from what you say. (i.e staging can raise the asking price.) Not sure I want to pay someone to adjust my emotions when I am buying. (But I am a minority out there).

    You miss a lot of things in your before and after. Remodeled fireplace mantles. Ceiling, window frame paint, window trim paint and trim paint, etc. These are things that are expense for people that can't afford a 500k home. Guesse this is not the channel for me.

      I’m not sure it matters. There are many men agents who are great consultants and many women also. Honestly I think that age is more of a factor than gender. Probably because the older agents have owned homes before.

    I guess you need to know your market, and that’s why we need agents and stagers to sell our houses. 😂 I wouldn’t buy a house with those high ceilings; to me, they’re a hallmark of cheap, modern construction. (Those windows will leak. The roof will leak. It’s just a matter of when, not if.) And I couldn’t live with that awful furniture; even after the house was staged it just screamed cheap and tasteless. And that just means I’m not a potential buyer.

    Since 2020, nobody says "master bed/bathroom" anymore out of respect for certain races. Calling it primary bed/bathroom or owner's bed/bathroom is more appropriate.

    American terminology makes me laugh. Soaking tub? It’s just a tub. Area rug? It’s just a rug. Bedroom basement? What? It’s a basement bedroom. Im fact it’s just a room as it has no window or robe. Or should that be wardrobe or closet as a robe is the thing you wear unless you’re British then it’s a dressing gown. Isn’t language wonderful. Why are Americans obsessed with making their homes look like no one touches anything or even lives there. Add a kid a dog or a spilled glass of red wine and all that light coloured furniture and those rugs will look clean only briefly. I’ll stick with my lightly patterned rug and cognac coloured full grain leather couch thanks.
