I own a staging business and all of your tips are spot on! One of the things I tell my clients is, “you only have one chance to make a first impression“ so attention to all these details is so important! The only additional tip I would add is even in the winter when everything is looking drab, add some fresh mulch and a few hearty plants in the flowerbeds. Curb appeal is so important! You want to “wow“ the buyers from the time they pull into the driveway!
Some great tips. I have a few more tips to add from my realtor. Turn on all your lights and open the blinds right before you leave the house for a showing to make your house light and bright. Also check that all the toilet seats are and lids are down in the bathrooms. It looks much nicer when you walk into a bathroom. Good luck with the sale of your house.
I love touring open houses and I will always remember how I felt when I walked into this one house and every single corner of that house was spotless. Sometimes I see photos of disorganized, dirty houses I would not even consider. Informative video - thanks.
I would keep a large empty bin in the garage …. When realtors called to schedule a showing I’d grab the bin and start filling it with all our personal items! Also Each morning I’d do a quick clean sweep, mop, wipe everything down and fill the toilets with a small amount of a bowl cleaner and swish it around before we would leave for the day this helped the bathrooms to smell fresh!
I absolutely appreciate you showing the "real life" reality of what is going on in the background. Often people aspire to have their homes resemble something they have seen on social media without realizing what is really going on behind the scenes. It shows that you are real people and that you have real lives when you show the true picture of what is going on in your surroundings. You have a beautiful home and I'm guessing it is usually very picked up and pulled together, but it also is nice to realize that your home sometimes isn't as perfect as is portrayed in your videos. Just because sometimes things are out of place or messy doesn't mean that your home isn't absolutely wonderful. You and your home are much more relatable to everyday viewers when we see behind the scenes shots. I think all videos should have a "keeping it real" section like you did at the end. You have earned my respect in a big way for doing that in this video!
We will probably put our house up for sale this summer (2024) so I've watched several home staging videos in the last few days, and yours is the best one by far. Thank you for the tips! (Hopefully the market will improve by summer.)
Good tips, as a Realtor® I will tell you if there are plug-ins on when showing a home to us this is an indication they are trying to hide something like a moldy smell or pet odors. Highly suggest you not use plug-ins when showing. They can also harm your animals and many people are highly sensitive to smells so it could be a turn-off. A clean-smelling home is much more desirable. Also if you toss everything into the garage keep it neat. Wishing you a great contract soon if you don't already have one.
Years ago my realtor who was my friend's mom told me this tip. Have a fresh pot of coffee on with cups sitting out for the potential buyers. It also makes the house smell good.
Lots of great tips in this video; some of which I would never think of, like taking items out of your shower. I would say that I can see and agree with all of your tips except the fragrance. As someone that is sensitive to smells, if I were to walk in to a house with plug ins in (no matter the strength) or anything perfumey, that would immediately turn me off and make me not want to spend alot of time in the house. Just something to note for others that scent is a big deal for some people. Maybe that's why people would prefer to bake something like cookies or bread, to give it still a homey smell but with food rather than air fresheners.
Great tips! You have a beautiful home. One more thing i would recommend is taking your valuable handbags out of your closet and taking those with you. I’d worry that someone might take one.

Fantastic tips! I baked cookies before showings and the house smelled so good, no artificial smells that can give people headaches. Opened the windows to air out. I also packed up things that we did not need and got them out of the house. Your home will sell fast, no doubt. All the attention to detail will get you top dollar as well, no doubt!
Handy video. Practical tips. I have only staged and sold 1 house. But my husband thinks our house looks staged daily and I get comments when people visit that it looks staged. I think if you keep your house clean, organized, and minimal it makes the staging a lot less stressful. Our kids are in high school and we are planning on downsizing once they go off to college.
These are great tips. We sold and bought a house last year, it was kind of a spur of the moment thing, and we only had 3 days to get the house listed. It wasn't perfect but we did as much as we could. We had 8 showings in 2 days and got 3 offers. It really does help to depersonalize, declutter, and deep clean!
A tip that you don't normally think of until it's too late - clean the wall / ceiling vents!!! Just throw them in the dishwasher or at the very least dust them really good. There's almost always a layer of film that looks really dusty on white vents and IDK why but it's one of the first things I see. Plus with kids or hubbies that work in the garage - always wipe down every door knob and light switch ;) Great video!
You would be the type person I’d take these tips from and then implement them when staging my home. You love your home, you keep it clean and organized and you know how to sell with a top dollar mentality in mind.
Thank you for the pet comments! I am allergic and some dogs scare me in general. I will walk out if pets are at a house I am looking at. And I am allergic to perfume, too. Candles are fine, but not too strong as you mentioned.
brilliant, I live in England and my house has been on the market for six months. But my wardrobes were full and my dog's dog food and bowls were in the kitchen. Will clear those out.

Thank you so much for all the helpful tips! My sister and I actually just sold our parents home who both passed away 1-2 years ago. A few things took place before we could sell it. Then the market was terrible. We had to sell it with no furniture it it. Just how it worked out. We didn’t have the extra money to stage it etc. we did make sure it was completely clean, smelled good and made sure the yard was taken care of and everything was taken care of on the outside as well. I will have to say, I think it sells better staged like your saying. If we had the extra money we would have staged the home. The only thing we were able to stage was the mantel, fireplace, both bathrooms and the bar in the kitchen and some accessories in the kitchen and front porch. We made sure the lighting was good as well throughout the house and the air was on to, where it was comfortable. Thank you for sharing. I know you and your family will definitely be able to sell y’all’s home. It’s absolutely beautiful! Y’all made some wonderful memories in y’all’s home. 😊

Thanks for sharing. I have to agree 100% on the pets and their “belongings” tip. We have looked at houses over the years and one house had two pikes of “droppings” on the carpet. One house the cat ran to greet me like I was her best friend, while their pit bull was at the back door barking like crazy. We are not pet people, we do love them, but I have an aversion to hair in my house or on my clothes, so it’s a big deal for us to know that the house had pets. I love the copy paper tip for photos! All you said is true. I have sold five homes 42 years. Sold quickly. But must say I have lived in 8 homes. I was in the military for 11 of those years. Good luck on the sale. I am sure you will have no problem.
Speaking of things that indicate a pet lives in a house. I know you've cleaned the upholstery at the foot of the master bed, but it is still stained. Such a tell-tale sign, not to mention the doggy body odor. It might even need to be re-upholstered. I LOVE upholstered headboards, etc., but I learned a house or two ago that upholstered headboards (and footboards) retain stains from being leaned on by humans (or dogs or cats) and it is virtually impossible to eradicate the stains altogether (ESPECIALLY from light, neutral shades or white). I know that you are very fastidious and go above and beyond to make your home look perfect, but this one little area of imperfection stands out to me and I would definitely notice it if I was evaluating a home for purchase. Love you, Ashley, though the post may not suggest that!! You do fantastic work!
Lots of great tips here, but the true 'why didn't I think of that?' moment was putting prints over your family photos. Many of us have beautiful frames and have them mounted/spaced perfectly. The old advice was to take them down, or possibly putting up other art. But if you don't want to buy new art or the frames are kind of iffy, that idea of printing something to place over the photo without opening it up etc is brilliant! I have at least a couple major photos where I'm going to use that hack. Thank you.
Hi Ashley, We sold our townhome a year ago. We did all of your tips, decluttered all personal items, cleaned like crazy. We started showing in November and it was cold and rainy. We have 2 small dogs and when we had a showing had to leave with them. It was rough. Luckily we only had about 5 showings and we were able to sell our home quickly and for over asking price.. I hope we never have to do this again. Talk about stressful. Fortunately we had an amazing realtor who handled everything.
This is really great information! We did this extra detailed clean and staging for our house in 2012 and it sold to the second family that toured that home.

We’re selling our house my last house I sold all my compliments were you could eat off the floor lol because I truly believe clean, clean clean so I do a room a day just wiping and dusting the walls down it takes me about two months to get it where I want it, but I wasn’t too sure about The staging with the pillows the blankets and stuff like that so I’ve been watching a bunch of them and there’s so many things you can do to help sell your house.thank you for sharing

I love most of your ideas, except for the scent one. I am allergic to all chemicals and if I went in a house that had plugins or a candle I would immediately leave and not even look at it. If you really want it to smell great put a couple of frozen cookies in the oven, If you have time, so that it smells like baked goods.
Absolutely agree with all your tips!! ❤ Buyers are visual people and the smallest thing can turn them away. Honestly, if I saw feminine products in the trash, litter boxes or pee pads laying around, men or women body washes for their private parts in the shower would honestly turn me away. 😂 Seriously, I would never get those images out of my head. One house I moved into the owner was nice enough to leave their nail clippings in the bathroom drawer for me.🤢 An extra thought with advice on smells, don’t cook anything like spaghetti, chili, tacos, etc. in your house while trying to sell as sometimes those cooking smells can linger for a few days. Stick with some basic sandwiches, salads or takeout so if you do get a call for a showing, you can wrap supper up quickly. Another quick tip, use neutral paint colors. If you love bright purple walls, navy, yellow, etc. buyers may see this as extra work and cost by having to repaint as they may not share your taste.

There will always be some people who just want to look and have no intentions of buying. OK very helpful video, I have a weird question tho, so in your entry way, the lights you have up. A lot of times, I won't look look real hard at that kind of stuff. I'll just remember the entryway had sconce lighting on the wal. Now we know those are kind of a faux lighting. Is that something you say or leave alone? Like in the disclosures? Or have the realtor point that fact out to the buyers? Am I making sense?

Lots of great tips that I will be implementing as we are planning on putting our house on the market soon. (October 2023) One thing I would strongly urge you to research and reconsider is the use of plug in air "fresheners" or burning scented candles. People with allergies, asthma, or chemical sensitivities may not be able to make it past your front door otherwise. A freshly cleaned house with UNSCENTED cleaning products doesn't need anything else! (Same for febreze and strongly scented laundry products and perfumes!) 😖🤕🤢☠️ They are all highly toxic.

Wouldn't it be quicker and tidier to put your shower supplies in a caddy to take out of the shower and move to your car instead of the hamper? All great tips but I would hate digging all the items out of the hamper each time my house showed and could easily put the caddy on top of the dirty laundry.

Absolutely agree with all your tips!! ❤ Buyers are visual people and the smallest thing can turn them away. Honestly, if I saw feminine products in the trash, litter boxes or pee pads laying around, men or women body washes for their private parts in the shower would honestly turn me away. 😂 Seriously, I would never get those images out of my head. One house I moved into the owner was nice enough to leave their nail clippings in the bathroom drawer for me.🤢
An extra thought with advice on smells, don’t cook anything like spaghetti, chili, tacos, etc. in your house while trying to sell as sometimes those cooking smells can linger for a few days. Stick with some basic sandwiches, salads or takeout so if you do get a call for a showing, you can wrap supper up quickly. Another quick tip, use neutral paint colors. If you love bright purple walls, navy, yellow, etc. buyers may see this as extra work and cost by having to repaint as they may not share your taste.

I wanted to share with you that I also don’t like the thought of strangers coming in my house to look. There will always be some people who just want to look and have no intentions of buying. You can ask your realtor to only allow pre qualified candidates so that you know they are serious and can afford it.

OK very helpful video, I have a weird question tho, so in your entry way, the lights you have up. A lot of times, I won't look look real hard at that kind of stuff. I'll just remember the entryway had sconce lighting on the wal. Now we know those are kind of a faux lighting. Is that something you say or leave alone? Like in the disclosures? Or have the realtor point that fact out to the buyers? Am I making sense?
Im now thinning about building our next home. Also moving out of Kansas to Florida. We shall see!

Lots of great tips that I will be implementing as we are planning on putting our house on the market soon. (October 2023) One thing I would strongly urge you to research and reconsider is the use of plug in air "fresheners" or burning scented candles. People with allergies, asthma, or chemical sensitivities may not be able to make it past your front door otherwise. A freshly cleaned house with UNSCENTED cleaning products doesn't need anything else! (Same for febreze and strongly scented laundry products and perfumes!) 😖🤕🤢☠️ They are all highly toxic.

Hola. Happy Sunday. Great reminder about the backyard. The personal photos are definitely a big thing. The last house we viewed needed the windows opened as it smelled like smoke & I couldn't get past that. We ended up leaving. TFS have a wonderful week.

Wouldn't it be quicker and tidier to put your shower supplies in a caddy to take out of the shower and move to your car instead of the hamper? All great tips but I would hate digging all the items out of the hamper each time my house showed and could easily put the caddy on top of the dirty laundry.
