My brother has a deviated septum that needs surgery to fix, but the family doctor wouldn't refer him to a specialist. We had to get a medical examination from outside Canada to finally get a diagnosis that would convince the doctor to refer him to a specialist. The guy on my street had cataracts, and the surgery scheduled for him (almost year out), even though he would've gone blind if untreated in a month or so. He crossed the border and had the surgery in under a week. Us Canadians love to pretend our healthcare is good, but it's shit compared to almost every European healthcare system. Keep in mind it's not free, we pay taxes that funds it. I'd rather get a private healthcare plan in the US with less taxes.
Would like to know what the past subsidy details looked like. Was this a below market interest rates for purchasers?, price subsidy? Wondering how the subsidy made it into the benefit of the property owner not miney hungry builders/developers. Kind of like the heat pump grants, the mechanical companies just raised their prices to balance out the economics
Actually, that’s when the money supply increased more than ever in recent history. Currently, we are contracting the money supply, which is causing a lot of issues for people and affordability. I don’t want to be conspiratorial, but don’t blame your friends and family. Take a look at what the government is doing and it makes a lot more sense. Currently, the prices are symptom of the low supply that has been the primary issue in Canada. I really appreciate you taking the time to comment and share your opinion.
Forget about affordable housing units, forget the inflow of immigrants. The law prohibits the build and resale of owner-built properties across all of Canada! Manitoba took to the extreme, you can't sell for 10 years from your last owner sale. And getting licensed as a developer isn't possible for most people who are perfectly capable of building, neither can you double as a contractor, you must hire, you'd always be on the hook for paying into an elaborate building scheme, a slow cumbersome scheme that cannot catch up with demand. The solution is to ease overregulation, fast track inspections and the issuance of permits and amend rules pertaining to construction of new homes, non contractors can do as good of a job so long as codes are followed, that's what building codes are for! For profit non contractor housing has the potential to turn this mess around and supply the market with fresh builds to meet rising demand, otherwise future generations are forever F-ed.
You're right. I work for a few small builders (10-20 homes a year), and they constantly have to clear hurdles that make them want to avoid the entire industry. These are all family builders (fathers & sons) who have been doing it for generations and have lost their motivation due to red tape and inflated permit costs. It’s simple math. If you do it you will find that there is a over supply of housing in Canada. They don’t mention the people that leave Canada, and the don’t mention that without immigration, Canada’s population would decrease. And the don’t mention that each home is occupied by more than 1 person. From google statistics Canada’s population increases by 0.5% each year 39milion x 0.005 equals 195,000 more people each year. 205,762 New homes are built each year. If 2 people live in each home, then there are over 100,000 more homes being built each year than is needed. Someone correct me if I am wrong.
