    As a building inspector, I have been trying to educate people for the past 11 years. I am lost for words when people purchase a property without any conditions especially Inspections for both New construction and Old. We are not talking chump change for real estate In British Columbia. It's amazing how the majority of society looks at a new property and says they don't need an inspection it's a Brand new Home. Think about what makes that new home? The materials are new. The workmanship needs to be inspected. There are three things in life we spend the most money on but they are the most neglected. 1 of those 3 things are Homes. Do you want to pay for someone's neglect? Have the upper hand and protect yourself by hiring a reputable inspection company.

      The crazy thing is, you can generally renegotiate the price based off the findings of an inspection. Also, the inspection findings allows you to call other professionals to give quotes to replacing roofs, plumbing, etc. If highlighted in the inspection report.

    Very nicely produced. Vancouver Island is my dream place to live (live in Ontario now), though if it actually can manifest is another matter.

    From years of experience I have come to develop 7 crucial criteria one should follow when considering buying a rural property. So in addition to what is covered here in this video make sure to do the following: HOUSE INSPECTION, SEPTIC INSPECTION, WELL DRILLING RECORD, WELL INSPECTION, WELL WATER TEST, RESEARCH AQUIFER, and PRIVATE STRUCTURE INSPECTION (Ie: BRIDGE, CULVERT)

    Another good video, but I think you're a little low on the number for the septic inspection and pumpout. I shopped around for these last year, and we ended up paying about $700 for just the inspection. Seller 'should' pay for the pumpout (it's their poop!) -- which they did in our case -- but our realtor said that was very rare in his experience. If you're paying for that too, it's about another $700.

      Call me crazy but didn’t I put in the video that the inspection was going to be between $700 and $800. And I completely agree, it usually is the responsibility of the sellers to pay for the pump out of the septic system. Keep in mind facilitating the agreement between a contractor to pump the system and then inspect it and bill two separate parties can be somewhat of a headache.

      Agreed that that's actually 2 different contractors and 2 different bills. About $700 each in our case, but the buyer did pay for pumpout. Our veteran realtor said that they always ask the seller to pay for the pumpout, but that they virtually never agree to do so.
      Another excellent video though. Where are you when you're peering over the edge a the river below?

      @@Nanaimore RDN. I got 3 quotes and they were all within $100. Perhaps the dreaded "Nanoose Bay tax"?!

      @@JB--​​⁠ I think so. I just had one done in Ceder and it came to $800 for the pump and inspection. That’s where most of this footage came from.

      @@Nanaimore great to hear! My wife and I are avid viewers. We currently live in Ottawa but are planning on relocating to Vancouver Island in the next few years. Your videos have been really helpful in pointing us towards Nanaimo. When visiting my father last year in Duncan we spent a week in Nanaimo looking at neighborhoods.
