    Love the term “dustables “ instead of collectibles. They just hold dust and a pain to clean! I stopped my collections and I’m decluttering them. I just feel better knowing I don’t have to clean them anymore. I enjoyed them for a time but they don’t fit my life anymore.

    You are so right, clutter removal and staging are incredibly important. We had a great realtor who engaged top interior photographers for his listings. Our house looked fantastic in the Zillow app. Plus we rented a storage space and packed up so much clutter stuff. We had 4 offers in 4 days, closed escrow in 20 days for $20,000 over list - we actually had a bidding war!
    I have to disagree about the garage - it is really important that you treat it like part of the house! Rent a storage unit and clean up the garage, too!

      I agree with you.
      We were military and when we were sent back overseas, we decided to rent our home while gone.
      The realtor said that it was easy to rent our place due to the fact the garage was spotless (NO OIL stains on the floor) and everyone thought it was awesome that we had installed cabinets over the area where the washer and dryer went. Along with the fact we built storage shelves to kind of hide the laundry area, nailed plywood on the side that faced the vehicle. (Nothing ever fell off) Attached a ladder to reach the attic access in the ceiling.

    You mentioned 2 things that drives 1 of my clients crazy.
    Every month; EVERY DOOR, LIGHT SWITCH, ETC.... gets cleaned. Anything that fingerprints can be seen.

    I have a question I can’t tell if the toilet seal next to floor is leaking or it’s the male in house that sprays dribbling? The gout in the stone floor have the wet look . I have used a black light and found that I need to clean in the dark with the light just for my inspection.

      The toilet seal next to the floor shouldn't be leaking. No water comes up from the seal in the floor. That said, if you flush the toilet, you can put a dry cloth under the bolts of the toilet tank to see if any water is leaking from the toilet valve. A water leak could easily run down the tubes of the toilet dripping water on the ground in the places you mention.

    12:00 re:collectibles/any homeowners belongings that are broken or touched by prospective homebuyers:
    When I was little, my parents had to sell our home for a job move. Their first showing we left the home for an hour or so to give potential homebuyers and their realtor privacy. When we came home my bedroom was ransacked. This family had children who were allowed free reign, opened my closet pulled every toy out, marker drawings on the wall, rolled around in my bed with shoes on, threw toys out on the roof, I felt really violated but am sure this isn’t an isolated incident. Since when is it ok for a visitor or guest into another's home to have zero responsibility for their actions or kids' actions? 100% the realtor with a mindset that it's the homeowners fault....👎 even if they have "dustables" in plain site to consciously touch, it's just disrespectful. Don't homebuyers need to sign some sort of contract with the realtor? They are allowed to be hooligans?

      You bring up a VERY good series of questions. You are correct, the Realtor should maintain control of the guests they bring into a clients home. I'm really sorry this happened to you, it sounds traumatic, especially during a stressful time like moving. I'm sending you a big virtual hug. 🤗

    Great advice, but I disagree about religious item. My realtor published my home at 5:15pm and had contract by 6:15. Buyer told me later that when she saw cross in video my home was only one she wanted to see. Said she felt it was a good well cared for home and made her feel comfortable.

      It's true that in some cases it works - and a cross is possibly more palatable than a Swastika or a poster of Biden or Trump but it can also backfire by opposing feelings either by the prospective homeowner or the Realtor. The key is in not triggering questions or conversations not part of the home buying process.
