I do think that making more videos of affordable places like this with an occasional dream property tossed in every so often is a better strategy than just focusing on high-cost properties. You do a great job, and I enjoy your videos very much.

Fantastic clip! So glad to see something in a reasonable and realistic price range. While I love seeing the tours of the big pricey villas, I’m not (betting most of us watching are not) planning on spending 1-2-3-4 million euros on a house.
Very nice property at a great price - proof you don't have to be a millionaire to own a piece of Italy. This property still has all the important architectural features which make the more expensive properties so appealing. This one is just smaller, but at 150 square meters there is still plenty of room. Excellent find Nick!

well, well! isn't is a little charmer?? i see a darling space that i know i could easily dress it to suit me, but still let those 'quirks' shine! the front courtyard space feels private and lovely - instantly i liked that area. that view out of the back though... is enchanting! i don't mind smaller bedrooms so they seem quite cozy to me! i love the character of this place - a lot! i really love the downstairs!!! it has a warm and inviting feel to it :) a kind of doll house charm about it, nick! i think it's a sweetie of a place ❤. i can picture myself there...... thanks for another great tour! nice to see some variety in price points. italian homes are fun to explore - and this one seems like a nicely kept secret!

Quirky is so much more interesting-I love it! The first bedroom looked to have a copper stove of some kind next to the “fireplace wardrobe”!

OMG! It's adorable, and oh, so perfect for a single person getaway. I was amazed at the price ( I thought it might be more). Very liveable. Thank you, Nick, for showing a house that is more realistic for many, but still love your grand houses! Cortona is a lovely town, so proximity is excellent.

The owners did a great job renovating this house. The new bathroom also perfectly fits in. I think the kitchen is fine; I would just rework some things. Nick, I almost coughed up my lunch when you said the price! Thanks for sharing this property.

Ciao Nick, (I know the painted stones were killing you) but the house was amazing. Absolutely a beauty., In the cantina, the aga is amazing, I would definitely have it fixed, the sink Bellissima. The entire house is in my opinion perfect, the owners have thought of everything, to modernize the house while keeping the old-world charm. The terracotta tiles are beautiful. What's not to love about this house. The current owners have done a great job taking care of their home. A wonderful home, and hey who doesn't love a downstairs quirky kitchen. The house, perfetto. Yes, agree, I was rather horrified at the extent of the painted stonework 😮. So much paint that removal would be nigh on impossible. Guessed the price right on the knocker, though. A cute pied-à-terre, especially if, unlike me, you have USD 😉.

I love this quirky house!!! I agree, I'd something different with the tiny bedroom...a study or maybe even a wardrobe room for the main bedroom! It's finished so comfortably for an ancient house. I might add a WC under the stairs in the kitchen for convenience. Kitchen is cozy!!!! Though small, the outside spaces are nice. The view from the little terrace is gorgeous. You could always add mini-splits if it's too hot or cold inside. I can afford it & live in it!! My only issue is that I wanted a place where I could walk to all amenities, but this is so cute!!!!!

This is a property I would definitely consider. I prefer to have an additional bathroom for guests and as a soon-to-be retiree, I would look forward to no stairs. My this, is a very cute property.

There are a lot of habitable properties under €75k all over Italy-more in southern and central Italy…and Sicily, of course. Many of these home just need some replastering/concrete patching, fresh paint and updates in the kitchen and bathrooms.

Excellente analysis Niko - I own property vicino a Lucca. Take a tour of the mountainous villages in the Garafagnana in Tuscany north of Lucca - great price points and great value - a dopo e saluti tanti from Sydney
Cute little place and very well priced it seems too. I was expecting closer to 250,000. Needs a bit of extra work though…as in AirCon fitted and the Aga fixed.

That weird thing in the wall looks like an old gas line or electric line, and meter that they just plastered over. I could be wrong, but I have seen very similar looking ones in old apartment buildings in New York 🤷♂️
