You could, still not very nice inside.
For that price, you can easily do some renovations and take care of any issues. I LOVE that it's in a town that you can walk to restaurants, etc! And I love the hodgepodge of rooms in this townhouse and the outside gardens!
Not a bad fixer-upper. I would probably remove one or both of the outside buildings and extend the garden. Also, I definitely would expose the ceilings and reconfigure some of the rooms. Thanks, Nick!
Citta di Castello is a Gem. This property makes my mind real with potentials! The bones of the building and all the WCs offer plumbing renovations feasible. Location and price great. Thanks Nick, these types of showing are always inspiring.

immediately we can see potential :) what a lovely courtyard that could become! your first entry into the building revealed a sweet space - very livable and dolling it up would be fun! i see neat ideas for the landing already with lots of great space to spruce up upstairs too! lots of room, lots of light streaming in (love parquet floors). there is a lot someone can re-imagine, get creative, and make this place very comfortable, useful space and make it very attractive! some tlc and elbow grease could transform this into a real charmer!! me? i see a lovely boho vibe for the place!! this would be a delight to take on :) :) :) another fun tour nick!!
Just came back from our vacation in Yucatan - and then this video. Huge potential, but really needs loads of TLC (in German we have a special word for the current situation of the house: verwohnt). Yes, it is sort of move-in-ready, but lots has to be mended and fixed and improved. It has lots of charme which has to be kissed awaken by the potential new owner.

What a completely goofy, maze of a place. I LOVE IT. It’s easily 2-3 separate apartments so if one wanted an income property it’s perfect. Or rent part of it to subsidize the remodel. I wouldn’t do that, but it’s an attractive selling point. I’m not sure why there are garages in places you cannot get a vehicle to, but I suppose it’s leftover from bygone era. Rip one down and put in a pool. Make the other a cabana. That property is an absolute wealth of possibility and opportunity. Great price! 😊

Loads of potential! With the help of a good architect this could be several flats or a smashing family home with a pool where one of those garages are, and a prettier structure for a business, artist studio, or storage and potting shed where the other garage is. Remove all that concrete and the garden could become an Italian dream! Many different plumbing outlets and doors to the outside are a huge plus. Reimagined with alot of cash thrown at it it could be and exquisite mix of modern solutions and old world charm. If ibstead you're a handy couple looking for a home with income possibilities you could create two guest flats and one for yourselves, for alot less money.
And a l o t of elbow grease. But really, this property offers enornous potential in a very nice town! I like seeing the properties that are more connected to town or villeage life! That offer the Italian lifestyle for people who want to stay more than a few weeks a year, cobnect socially, work on their Italian, friends for the kids, go to markets and restaurants and not be "holiday foreigners".
You don't often show these tyoes of properties, but I think there's real interest in them, especially when the price isn't very high.

It’s livable but needs a lot of redecoration. Currently reminds me of being inside an old hospital or school 😬 not great. If one is willing to put in the work, time and money, it could be very nice of course.

TLC. Everyone has a different idea of what that means.
If the TLC that the property needs is cosmetic, you likely won’t blow your budget. But making structural changes requires checking local zoning laws and obtaining building permits or hiring a contractor-to say nothing of any surprises from the project not going according to plan.

Was this originally a single house? The layout confused me a little! I had to watch it twice!
You know you’ll have to put some serious sweat equity and cash into a property when a realtor keeps on saying “it needs a bit of TLC”.
Come on, man. 320k for that which is an architects wet dream ($$) to redesign (see nearby comment) and you know you’ll have to spend another 150-250k to make this an actual nice place, inside and outside.
I lived in a place like that in Italy and this is crap construction worth half at best. Sorry to rain on your parade but once it’s sold it’ll be someone else’s headache or nightmare and you’ll have walked away with your commission in the bank.
