  • Should Stucco walls breathe or be sealed by painting.
    To breathe or not to breathe? That is the question, Kirk Giordano, stucco dude. 2024, Contractor.
    To be or not to be. William Shakespeare, 1603, poet.
    Folks, keep in mind that stucco lasts between 50 to 80 years if properly maintained.
    That means painting at least every 7 to ten years.
    Yeah, it's a drag, but not as challenging as maintaining one's health.
    Can you add a weep screed to the bottom of a wall where it meets a ceiling?
    Of course, you can do so under certain circumstances.
    The proper screed is called a drainage weep screed, but a regular weep or drip screed works too.
    Does painting stucco seal it?
    Yes, stucco is known for absorbing rain; painting stucco with the right paint can ensure it stays waterproof. Paint and stucco, called Elastomeric Coatings for stucco, make it even more weather-resistant. That means rubber-like primers and coatings.
    • Acrylic stucco over re... Applying waterproof stucco-flex over retaining walls.
    So, again, do you want your stucco wall to breathe or be sealed? This is your decision.
    It is okay to seal your walls with paint.
    Humans, animals, whales, plants, etc., need to breathe.
    A house does not need to breathe, although the lime plasters used for thousands of years in the UK do indeed allow these walls to breathe.
    If your walls on the home are leaking, it’s okay to seal the borders.
    All the major paint companies sell now and have been selling elastomeric waterproofing paints since the 1950s.
    Elastomeric coating is an above-grade exterior wall or roof coating approximately 10 times thicker than paint. It forms an incredibly thick yet flexible coating that helps waterproof a structure's exterior. Think of these primers and paint as a thin coat of rubber.
    If your stucco walls are leaking, you either remove the stucco and re-lath the stucco or, option 2, purchase the best paint and qualified painting contractor or DIY; however, applying any of the Elastomeric coatings takes knowledge.
    Once applied correctly, no rainwater can penetrate if a wall is sealed; thus, the walls are safe from wood rot.
    How long can painted stucco remain unpainted?
    Keep in mind that painted stucco needs maintenance, like all exterior finishes. After many seasons, cracks can occur as wood expands and then shrinks. This allows rainwater to enter, especially around the higher windows and/or eves.
    Thus, most painting systems should be maintained or re-painted every ten to fifteen years.
    Then, your walls will last forever.
    Keep in mind that weep screeds were not invented until about 1980.
    Thus, 99 percent of all homes in the country don't have them. They were introduced in 1980, and the reasons were to give the stucco something to stop at, provide a natural expansion joint, and allow the new three-cost systems a place for water to drain out. Before 1980, homes that had color coat finishes had the moisture just leach out from the bottoms where gravity did the rest.

    Thanks, Captain Kirk. You are helping me with my stucco repair here in Miami. Used Mor-Flexx at your suggestion. Tropical Storm Emily came through last week and 2 days of 7 inches per hour of rain left us with only 1 leaking window, not 5 windows like last year. Troubleshooting this last window. Keep up the good work!

    Really enjoying your videos! By adding so much water to your sponge float (to get that rough finish) doesn't it remove the cement in your mixture as well and make the mix weaker on the wall?. Just asking as I've never used one before

    yes paint stucco. I do it all the time... even where you are in the bay area. I color match and texture match walls for signs.

    A common idea or principle in the cold country of the northern US, is that a vapor barrier should be on the warm side of a wall, warm air being considered moist air, and you don't want that meeting with cold air and condensing anywhere inside your walls. You don't want to trap air inside your walls. Wood can get wet and not rot, when it gets to dry out, but if it stays damp it will rot. So, is the moisture coming from the outside in, or is it from the inside trying to get out? That is the question to consider.

      You may forget that the reason people say this is for condensation. Thus in cold climates you also need vapor barrier on the inside of the walls. You still want house wrap on your home though for rain. Just like house wrap, there is a perm rating for elastomeric coatings. Furthermore, as kirks video illustrates, the weep screed will allow a path for "trapped" water to escape.

      Good afternoon Painting Dude, good question,
      of course it's possible as I've done it many times.
      The key is removing all dust, dirt, grime or any loose paint from the home in question, by pressure washing well enough to eat off.
      Next apply a bonding agent to the home not in the stucco mix.
      then apply the stucco as usual, I would advise BMI's reinforced fibered mesh myself.
      There are many more reasons to use this particular BMI 690 cement reinforced fibered plaster material such as skim coating, see video below.

    Really appreciate your videos and communication style! For stucco houses with 90 degree angles on exterior features (balconies, stair landings, exterior of stairwells, or like in this video, walls that terminate over driveways), would you recommend or expect to always have a weep screed along the bottom edges of such angles to provide the water absorbed by the stucco a place to escape? I rarely see screeds when looking at such features from below, and not sure why (maybe they are hard to see when installed correctly?)

      I'd recommend an elstomerric. what is an elastomerric?
      It's like a rubber coating.
      Be advised, if the current stucco or paint is not clean enough to eat off. Even that won't last
      long. The Prep work for stucco finishes and paint is the key to longevity. 🥳

    Kirk, I've got a homeowner with a large brick retaining wall with water/moisture issues due to no drainage behind the wall. What application, if any, using stucco would be durable enough to apply it to the wall knowing there will always be moisture in the wall?

    As usual great video! So is it bad to paint stucco even with Elastomeric paint if you have no sweep screen? My stucco terminates in the ground, goes all the way down to the poured cement basement and ends a foot or so below grade (in dirt).

      Good morning Funky Cowboy Dude, no, it's fine to paint stucco with any quality paint as most homes or say 90% of all home built don't have weep screeds, mine did not either, Nor did it interest me to breaking the stucco out at the mudsill and adding one.
      Weep or drip screeds weren't code or manditory until about 1976.
      We didn't start using them until about 1980.

      My house was built in 1991 in East Coast area and they did not have weeps. Homes were built by a national builder (Toll Brothers). I think now it's code around here. As always, keep up the great videos.

    hey Kirk, love your videos, a bit off topic but we put acrylic render over our front cement steps a few years ago and it has held well despite the traffic over it, I was thinking about covering over our entire verandah area now, since the steps have taken wear so well, whats your thoughts

    Do you use the bosch bulldog to chisel out grout lines when tuck and pointing brick or would you recommend a different tool to use to recess the old grout?

      Good Morning, Rick, the Bousch work well with minimal efforts, but a clawhammer will do the jo too, or even a chisel, no need spending 220 dollars if you just need the bulldog for one job.

    I've got a 40' chimney that has an upper half as exposed brick and lower half with stucco covering the brick. Can I waterproof (with a silane/siloxane containing product) the lower half of the chimney with the stucco covering the brick?

    Hey Kirk, If I have a roof made out of concrete that is water/air sealed on inside. Can I water seal the outside of concrete and put stucco on top? Would you recommend a roof system made out of stucco? For example, a dome structure made out of concrete, and cover the dome in stucco finish?

    Kirk, I am trying to learn through your videos, and I noticed you could explain why you didn't use a base coat. Watching other videos, you apply the base coat first and then the stucco color

      The base coat has got to be applied first, as color coats are only for adding an eighth of an inch; the base coat fills the first full inch.

    Would it be useful for maintenance at that property to go around and drill small holes in the bottom of the installed j channel so this doesn't happen in other places of the building?

    If you don't own a bulldog. You really should go buy one. I have used mine so much and it is still working like a champ that it is. But I want to bring it in for service and have it cleaned, lubed and new brushes put in.

    I'm also around the bay area and our house has stucco all the way to the ground or surrounding concrete with no weep screed. Although the stucco has been painted matte by the previous owner, some of the lower floors show signs of penetrating damp. It only happens with strong storms (driving rain), and the windows were done at the same time, so we're pretty sure its a stucco problem.
    Would sealing the stucco with a proper sealer help, or should we install a weep screed to let it drain? Unlike the situation in the video, we could go either way rather than solving one situation with another.

      Good evening Hizokuto, I wouldn't bother with a weep screed at this stage.
      FYI, we didn't start installing weep screeds until about 1975 all home before didn't have them, my own home didn't have them as it was built before the years this new code was adopted.
      If you feel you have a water barrier problem.
      Paint the home with a Sherman Williams paint, sure it's cost about 80 bucks a gallon, but you get what you pay for.

    Hi Kirk, is all depends on the climate though right? Would you paint stucco in a climate like Minnesota which is extremely humid in the summer and cold in the winter?

    Hi Kirk, great video. I need to expose the stemwall for a repair on my 1938 home in San Diego and what the heck, time to update with a weep line get ride of that forever crack at the plate. Is a roto-hammer the best way to remove the stucco from the stemwall, what do you recommend? great videos, thank you!

    My house was stucco'd about 30 years ago so I'm not sure if there is any water barrier under the stucco. If that's the case should I paint to waterproof the stucco?

      Happy holidays 609 Dude, moister barriers for stucco last at least 70 to 100 years and more.
      If you feel water is penetrating your stucco walls, use a quality primer and paint to stop it.

    Hi Kirk, I saw your suggestion for the Bosch 11255VSR SDS-plus BULLDOG Xtreme Rotary Hammer, but was wondering if the Makita HK1810 would be a better choice if I could afford one of the two. The guy that does the masonry for us uses the Makita 1810. It is more expensive, but is the difference worth it? I am just a weekend project enthusiast but enjoy the best tools. What do you think. Do you have the Makita 1810 too? If you do and you can post a link maybe I can buy from your recommendation. BTW your videos are consistently great, I am a big fan.

    Aren't the holes in the screed keys for the stucco to lock in? The 'weeping' happens at the edge where stucco meets the screed, corrsct?

      On most stucco systems from 1980 up to now its mandatory or code to install weep screeds. However the billions of homes built before that time, weep or drip screeds were not invented. My own home did not have a weep screed. The stucco simply terminated at the ground.

      Good morning Jamie, what I didnt show is I pulled the existing stucco netting far away form the walls as to prevent any cracking next to the tie, these things can help but nothing going to stop a hundred ton building from lifting when winter comes, then when dryer condition occur as this is a law of nature, thus settling or vibrations, Vibrations to stucco or concrete is like kryptonite to superman, not good.

    I have a faux stucco that is just direct applied vertical finish, its a sort of flexible finish over wood boards. It's in the midwest and gets beat up by the elements. There is water getting in somehow, mainly into the wall below a balcony. There is no water escape so I know some of the boards are warped underneath. Can I install weep screeds to the fake stuff I have? I don't think there is paper. What else can I do?

      Howdy Patrick dude, as a rule, traditional or synthetic stucco color finishes are maintanace free, but if the applicator of the cement or lathers don't do thier job correctly, this can resuklt in have to tear apart and fix.

      Good morning Calvin, those days are long gone from our area, however we have many video's on how to attach styrofoam, the mold work you are referring to that we used to do quite a bit is usually older front entrances of commercial buildings,
      like what we used to do to the San Francisco structures from pier 1 to pier 36, along the wharf, we made templates then threw the mud in and went back and forth with our templates until the desired molds were achieved.
      These building used to train entrance's, today most are high priced restaurants.
      The same can be said of Monterey's cannery row.

    Hello my weep screed is rusted and falling apart in the back of my house by my covered patio i believe its because we wash the patio often ; do i need to fix that? Like replacing the whole area and installing a new weed screed ?or what do you recommend? Thank you in advance.

      Hello Byron, if it were me I cut away the loose stuff as the stucco will still last hundreds of years.

      Happy holidays Patric, codes were in the past that one moisture barrier was all that was necessary.
      If you feel it's compromised, then yes, you can paint it.

    I live in a 22 yr old stucco home with a flat roof. Had new windows installed 2 yrs ago and have had one leak that we cannot find the source. HELP please. The window company has been amazing in trying to determine the source, we have a 10 yr guarantee with our roofing company and they have been great as well.....except no one can find the source. Our newly remodeled home has a major leak. Can you come to Scottsdale AZ to help me?????

    My 60-yr old CBS home in Miami has a stucco exterior, the stucco color is grey like concrete. It was sealed at some point, and I painted the home a few years ago. Is it still possible to put one of those maintenance-free color coats on this home (if I remove the old paint by sand-blasting)?

      Howdy Robert, excellent question, if it were me I would pressure wash well and have an experienced plastering company apply not a cementitious stucco finish but instead a acrylic stucco finish.
      Like the one in this video, as your already have a sealed home and simply wish a color change that is also maintenance free for a very long time.

    I am a huge believer in allowing walls to breath after seeing mold disappear in my attic after popping a vent in the soffit!!!Great job once again Kirk!!How far apart are the holes on the drip edge?and is there anything to stop insects from getting in those holes?

      Howdy Tony Dude, excellent question, most cementitious base coats and finishes are waterproof but we can't say this as a fact as some applications are not.
      The fact is we treat cementitious basecoats and finish as they are porous and allow water to penetrate, some do some don't.
      All acrylic stucco finishes are water resistant especially if properly applied, it's the wood next to these acrylic stucco finishes that expand then shrink thus this allows rain to enter.

      Thanks plaster dude,my house is coming along as I experimented with cementitious and acrylic. I find it easier to use the cementitious stucco as it is just like the material I have been working with for 30 years patching and parging concrete walls but I feel with our climate and the age of my house it is better to go with an acrylic finish. Thanks to you I am really figuring this out and my first complete wall looks great after having to touch it up a second time!

    I want to answer about walls breathing. If there's no moisture barrier, like in a barn or shed, or certain parts of older homes, like under deck, under stairs, parts of attic, etc... then absolutely! If you start insulating and sealing and sheetrocking inside, everything will mold and rot. As waterproofing goes. Kirk is dead right about preserving the weepholes. Always waterproof at the top. Please don't fill holes at the underside of things.
    I can not tell you how much mold and rot has been caused by people, especially painters, filling gaps and holes that show on the underside when you look up at a house.
    Please take this advice. Pretend you are water. Where will you go? Block the entrances but make damn sure you open all the exits.

      @@StuccoPlastering Kirk you are the best on stucco on youtube. I have never heard you say anything that was not the most accurate and best answer. Flat paint is the best for stucco if someone is worried about it breathing. Flat still allows the stucco to breath. enamel or paint with as sheen seals. So on walls like this one where water leaks behind the flat paint will still allow the water to find its way out. It does somewhat seal but not totally.

      @@mikethepainter Thanks for the straight forward comment. I had heard something about flat paint on stucco from The Idaho Painter (awesome channel). I am torn between a re-stucco or a paint job. I live in SoCal and my home is 20 years old, it is showing some signs of aging and I am looking to update and repair. In my research I find arguments for both, paint and re-stucco. My worries are about the breathe-ability if stucco is painted and then having to repaint in a couple of years because of bubbling and chipping. Of course cost is an issue and from what I can research re-stucco is more than a paint job. In your experience, have you found that flat paint allows the stucco to breathe and therefore is a better value?

      Howdy Mac Daddy, have seen better days, have a hostile takeover with a property far away so filled with fraud and deception and 3 years of attorney work is draining my desire and ambition from my soul, until this fiaco is over and I contact watchdog agencies to expose the corruption, I'm far from 100%.
      But at least I still have some health, been fighting Lyme disease with a few co infections such as Malaria for about 8 months, was told about another year to get healthy again.
      Other than the strain of a bogus lawsuit and health issues I would say I'm fine and dandy.
      (this suit has nothing to do with stucco but a property purchased legally by my daughter)

    You need to consider the latitude or climate in relation to sealing or not sealing exterior stucco. In warmer climates it's fine either way, but in higher latitudes like Alaska or Scandinavia, you heat your home most of the year, and during this time a dew point will form inside the exterior walls when the warm air finds its way through towards the cold exterior, and condenses. The depth of the dew point depends on the temperature differential indoors vs outside, and the amount of insulation. Sealing your house like a plastic bag will either rot the walls or have the stucco fall off. A breathing exterior will dry outward, since your heated house literally glows with heat (in the thermal infrared) during the cold months. The colder it gets the faster it will dry.
    In the high north we only use maintenance free cement and lime finishes, and (potassium) silicate paints that don't form a vapor barrier. Wooden panel exteriors always have a ventilation gap. The Interior side of these walls always have a vapor barrier (paper) or seal (plastic/paint) near or as the inner most surface, which is the only vapor barrier allowed.

      Good evening Mclean, I like your style and feel your correct, another aspect to take into accout are single pane windows, as when it's cold outside and your heat is on inside condensation will drip off the glass windows and onto wood or even sheetrock, thus create the dreaded black mold which we inhale when it dries.
      I could spend all day talking about other benefits of to a breathable home VS a sealed home.
      BTW, I did upload an hour long video, it was originally 3 hours on the benefits of lime plastering.

    "Linseed paint" is an option for painting a 3 coat stucco as it will allow the wall to breath.

      Good morning Dude, there are many products to seal your exterior stucco walls, the option which gives the longest maintenance free application is the best, I would say this is with a top of the line elastomeric stucco acrylic combined with the engineered Primer for this acrylic stucco, BTW, I have applied perhaps 50 of acrylic finishes in my time in the stucco trade.
      Naturally the wall would have to be prepared first for maximum protection.

      Thanks for all your advice! Linseed is perhaps the lowest form of maintenance. It will not peel or crack. Forgotten in the trades but needs a revival.

    Nice. Hate mitering corners with weep screeds. Pain in the butt. Lol. You'd figure when the holes fill with mud, weeps would b useless. Who knows?

      Good morning James sounds logical, weep or drip screeds become code for a reason back in 1975,
      BTW, we didn't start installing them on the mud seal until about 1980, stucco is a great moisture barrior, but alas some areas such as wood will rot allowing moisture in this moisture or water needs an outlet.

    I see you rejecting J channel (stucco stop) in this video. Do they not supply stucco stop in your area with weep holes in the bottom?

      Hey Kirk dude, thanks for the reply but I think you misunderstood my question. I was asking about the J bead (stucco stop) being sold in your area, does it not have weep holes in the bottom?
      All we use in our area is J bead in our area but it does have weep holes so no weep screen is necessary.

      Good Evening Mucky waters Dude, funny you should ask, I saw one installed today, at the bottom of a sill with no holes, I commented it should have holes if it were to be used as a weep screed, the contractors reply was there was that complete metal tin was under it as it was to be buried with concrete.
      To answer your question they don't sell j trim in our area with weep holes in them, however, any metal flashing can be customed ordered, from fry reglet or any other metal fabricators.

      Yes, they do sell J trim here but with no holes, we have to special order the J trim with weep holes it as it's not common here.
      For commercial buildings, sometimes the prints will call for J trim around windows and doors, however, it's against codes here to install j trim on the sill with or without holes, the typical weep or drip screed will only pass city inspections in the S.F. bay area., plus weep screed have close to a 4 inch width where J trim has about a 2 in flange not enough to protect plywood or mud sills.

      Evening Gary, if you type in how to apply a smooth finish, we have many videos on how to do that.
      Most homes here have skip trowel or sand finishes, we match whatever finish is applied.
      Why is that you suppose, excellent question, glad you asked, Its because sand and skip trowel finishes are very forgiving, meaning it tough to see any defects plus they are the simplest to apply.

      I got my concrete skills just going for it and joining the union right off the bat,I watched the guys who knew what they were doing and they helped me out,now I am close to retirement and been with the union 30 years and have experience in all the sectors! Here in Canada we just pay to join the union.

      It's ok to paint over stucco like this, the top layer basically is "paint" anyway. But a proper stucco finish shouldn't be painted, since it is by nature a breathable finish. As soon as you paint a stucco wall, you are now in maintenance mode and have to be sure no water gets into the wall behind the paint. Even with weep screeds, that can be a problem.

      Evening David, when you say minerals, are you referring to Lime plastering?
      Lime plastering has been around for ten-thousand years, mainly in the UK, and they do last forever, as they do indeed, "breathe."
      Mineral paints? I am not familiar with any. Sorry.

      Howdy Malach, most handymen or women and or homeowners wouldn't think the holes were to allow moister out, I believe it was just a common mistake on how to stop the stucco cleanly. I have seen this done often. 🤔

      @@StuccoPlastering hi kirk. So simple misunderstanding back then. Do you think two layers of felt wall underlayment will hold up over the years vrs water and ice peel n stick. I think the water n ice may cause moisture issue betweenplywood and itself due to less permeability.
