    I stayed in Acqua. I can say that they do allow short-term rentals but they have a different definition for it. They do not allow daily staycation but at least 1 month stay

    I am not suprised for SMDC. We once tried to check in at Trees Residences and it seems like the condos were specifically made for staycation/sairbnbs. Nasuprise ako sa laki ng lobby area, Nasuprise akong Yung guards and desk staff are assisting on check ins. Plus considering they are building fastly in places where people are most likely to check in (they have 3 on going projects along side Manila Bay, each with different levels of luxury and with many amenities. And the pools! Yes the pools, hindi pangnormal ng condo. 😅 So yes, SMDC I agree would be on the top. If I have spare money I would definitely buy on preselling on those 3 new developments of SMDC in Manila for investment or short term stay business.

      Yes although I think they were hesitant at the start, they realized it helped their sales and inventory to readily accommodate Airbnb. Great inputs thanks Louie!

    unit owner here in Avida Riala Cebu. They allow airbnb, minimum of 5 nights.. but it is not strictly enforced.. i have guests staying overnight and 3 nights and the lobby staff accomodate them. so far, it has been smooth for me. The property management is very good, the staff very accomodating..

    I think most of the owners especially Filipinos invested to these condominium units as form of investment. A lot of sales agent will tell things that can be done in the specific condo they are trying to sell and end up not really doing it and you are drag to just follow the property admin rules. Dealing with property admin is a bit difficult. Some say the worst they have dealt with is the admin of big "A" properties.

      They can always claim that the company who sold it as developer is a different company from the one running the day-to-day administration. That distinction alone, can leave us all very screwed 😅

    I placed a deposit for 2 Avida towers (Vertis North and Arca South), thinking of renting it on a daily basis like airbnb. Th agent said it's the owners prerogative. But now I'm having doubts after watching your video.

      Avida would usually "allow" Airbnb but for a minimum of a one month stay, which beats the whole concept of a short-term rental. Sales agents are an entirely different team from the ones who will actually run the admin so I'd be very careful.

      Avida doesnt allow airbnb.

    RLC Aurora Escalades allow airbnb. It was marketed as that

      Yes I am familiar with their developments. Their Airbnb policy actually differs per project so best consult with their sales/admin directly.

    Any experience where there were complaints about being misled that properties are good for Airbnb?

      Haven't personally experienced this but it's common for agents to say a place allows Airbnb only for the buyer to find out later on that it's not. It's not unusual that the experience becomes drastically different once the transaction is handed over from sales to after-sales, unfortunately. It can be a painful experience.

Bought a property in Amaia that has a 7 day limitation but was not given that information prior to us purchasing the property. I wish I found your video before we did any purchase.

      Greenfield was allowing it pre-pandemic but I haven't found any recent updates about them. Amaia also under Ayala so my assumption is that they don't allow it

      I have amaia in Cubao, bought it before pandemic, I set it up for AirBnB, unfortunately, after pandemic they don't allow it anymore I haven't started my AirBnB yet 😂 my condo units with 8990 holdings (2 different sites) and all of their projects allows AirBnB
