Mortgage rates are currently at an all time high since 2000(23 years) and based on statistics on inflation, we might see that number skyrocket further, a 30-year fixed rate was only 5% this time last year, so do I just keep waiting for a housing crash before buying or redirect my focus to the equity market.
True, I mostly just buy and hold stocks, but my portfolio has been mostly in the red for quite awhile now. Unfortunately to be able to make good gains, you’ll need to be consistent and restructure your portfolio frequently.
in my opinion, it was much easier investing back in the 60s but it’s a lot trickier now, those making consistent profit in these times are professionals reason I’ve been using an advisor for the past 5 years to consistently build my portfolio in preparations for retirement.
This is superb! Information, as a noob it gets quite difficult to handle all of this and staying informed is a major cause, how do you go about this are you a pro investor?

If I may add with short term rentals, somehow or sometimes the location is not a main criteria to determine whether it fit for STR, but the presentation of the property itself, say, it's a rental unit that has amenities, like buying a raw land (even a relatively small one), then developing the property into a villa with a cocktail pool, like the ones you'd frequently see in Bali.
This all depends on your marketing skills more then your interior design skills

Nurses do have low salary but as soon as my workplace gave a huge increase plus a pandemic at the side that had kept me from impulsive spending, I had enough to get a property and I'm in my 2nd year paying for it. Thanks for this video, this would definitely help me during the turnover since this is exactly what I'm planning for it. Great video. I can't begin to express how much I love real estate and I want to invest in it, but unfortunately I don't have a stream of income yet. These videos are so helpful, hoping to see more real estate videos! Also, is it smart to buy your first property just a year after starting working?
It depends on your line of work, but typically no. A better gauge is if you already have around 30% of the total contract priced saved up.

Hi! So there are a lot of factors I don’t know about but from the top of my head, it would be best to invest in a signage or billboard stating that the lot is for lease. And another would be to look for agents/brokers. Sulit yung commission mo sa kanila if it means you can rent it out sooner than later ☺️

Sublease (rent and ren out--the owner needs to allow this so need mag hana) or property management (Usually percentage based--if may nag rent, may income, if wala, wala din)!

How do you increase your monthly rental?
You can include this in your lease of contract (annual increase and how much), or let your tenants know a few month before their contract expires so they can decide if they want to stay and you can find another tenant

It’s actually 2,800,000 divided by 12 divided ulit by 12 or 15 or 18.
Pano kung sa province plan mag pa rent ng residential house? parang lugi na pala, madalas nasa 5-6k lng monthly yung rent ng bahay dito sa place namin kahit along the road T_T
kaya di ko alam kung condo nalang sa city/outside province or residential house sa province mag start ng rental business
But usually cheaper din yung properties sa province right? and cheaper din labor sa pag pagawa.
