    Passed both exams on my first attempt and all of your videos helped tremendously. Anyone about to take the exam; here is a little advice. The 3 and a half hours does include both the state and national (at least in IL). I still had an hour left when I finished and I re went through every question. I took both at the same time.
    If you do not know a question, skip ahead! You would be surprised how many times you can at least exclude some answers or maybe figure out the correct one by the time you come back to it. Also, for me, if I saw a time consuming math problem, I skipped it. I decided to carry the momentum over with the other questions and did all the math problems at the end.
    Finally, if you find yourself stressed out, take a few deep breathes through your nose and out of your mouth and just relax. You have plenty of time and nobody is there to rush you. Read each question CAREFULLY. They do try to trick you sometimes; you don’t always have to overthink it. Take your time and give yourself the best possible chance. I also wrote down some terms and formulas immediately upon sitting in my seat.
    Watching these videos is already a great start. Good luck to everyone out there. I appreciate your videos and I will recommend them to others!

      @@jstandards766 I think Post Modern Yogi was talking about the state and national. They are both on the same test, but are considered 2 tests. If you fail either, you have a certain time limit to retake the one you failed without having to retake the whole thing.

      @@jd6511 I took the Allied Real Estate practice exam and this practice exam multiple times. Learning your vocabulary is the best way to study but if you take these practice exams over and over again you’ll start to understand the vocabulary. Remember to make sure that you choose the best answer as they usually try and trick you with 2 correct answers. Good luck

    Got recommended this day after I passed the exam. I thought during the test I failed, ended up scoring 82% on both which idc as long as i passed haha
    Big thumbs up for this guy going in depth and offering this knowledge just to link the website he uses. Im sure I would have went in more confident if TH-cam decided to help a brotha out, but anyways good job man.
    And everyone, the exam is not that hard, you just have to read the questions thoroughly and ALWAYS no matter what review each question at the end if you have time left. I had an hour extra almost and I really took my time with it. But if you haven't taken a 130 question test in a long time in 3 hrs then i urge you to practice that length of a real estate test somewhere, it really preps you, building your reading muscles so they dont tire out and confuse you test day.
    Remember the entire point of the test is so the state can say hey you're educated we have no liability on your actions. considering the amount of fraud that involves real estate transactions

    #71 is tricky because Alienation is a specific example of an acceleration clause. The question specifies the property is "sold" thereby "alienation" of the property

    Just took my exam yesterday and failed national exam by 1 point and the state by 2 points. Was so close to passing! I definitely did improve in all areas where I fell short my 1st exam. But still see that Contracts and leases, are my weak areas. This time leases were questions on commercial. Do you have any video on these 2 particular categories? Also do you have prep courses for the state of NH? Love your videos btw SUPER HELPFUL!

    quick question, on Question 57, i believe, the math question where the answer was 1,443.75, when you multiplied 52,500 x .02750, it was originally 27.50 mills, why and how do you know to move the decimal 3 times to left ?? great info and video, just curious about that particular math procedure

    I found the Oregon exam to be made up mostly of situational questions that weren't covered on any practice exam I have found so far, even that included in my original course. These terms and definitions were and are very helpful nonetheless. Very difficult to pass.

    when doing mill rate like problem 57 do you always move the decimal 3 places to the left?

      Divide the mill rate by 1,000 to convert it to a decimal. Sorry I forgot to mention that. So that's three decimal places. A mill equals one-thousandth of a dollar, which is where that 1,000 comes into play.

    71 and 84 have me scratching my head. Like you, I also answered acceleration clause for 71 considering I've learned to remember "accelerate" when involving money means a lump some being due immediately. Alienation from what I've learned is accepting responsibilities transferred to you. So I definitely got 84 correct. But if 84 is correct as alienation wouldn't 71 be incorrect on this practice exam? I'm just trying to get my head on straight before this test. Any help is greatly appreciated. Thank you :)

      Trust me, I know, those terms and concepts can be tricky. Here is my best shot at explaining those for you. Think of the alienation clause as insurance for the banks or lenders. The clause prevents new buyers from taking over an existing or the previous mortgage. If the borrower decides to transfer the property, the mortgage must be paid in full immediately. So that's the alienation clause. Now as for the regular textbook term for alienation. That is the act of transferring title, ownership, an estate, or an interest in real estate from one party to another. So there is a slight difference between the too. You are right to think of acceleration as a lump sum being due, however when we are talking about contract clauses there are slight differences that differentiate the terms. I know its kinda tricky! And of course I know its hard to understand via text but I hope that helps! If you are still struggling check out our site. We have definition posts featured on our blog.     Hello, I’m currently finishing my 40 hour course and I’m looking for a prep company to get practice questions from for the Real Estate exam. How close are these questions to the actual exam? I noticed a lot of the questions in the video are used by other reputable prep companies. Thank you.

      Maybe 4 or 5 if your lucky. It's made for you to fail. Hint! Tricky questions. Not how much knowledge you have. It's made this way, because there's to much competition. It's a money pit. It's like winning the lottery. I also think it's discriminatory against race of last name. It's rigged. Not about how much you know. But Good Luck!. The California one is almost impossible to pass.

    96. hey so for escheat doesnt the property owner also have to have no heirs to pass the property down to as well as not leaving a will?

      Basically yes. Escheat occurs when the property owner has no proper inheritance plan aka heirs.

    Great information on each question and answer. Hope to hear back of your ever check these messages. But I am confused on question 56?? if you’re not famous, would A be the proper answer? I didn’t know that one and I used my best general logic to break down the question and answer, but this one is more than just tricky is almost opinion. What’s the best strategy for these type of questions?

      Hey Jason, thanks for the comment. A, C, and D, are all wrong because they are just not true. B is an actual advantage for a land trust. Famous or not, you can use land trusts to remain anonymous. There really isn't a strategy for those type of questions. You just have to know your stuff. Hope that helps.       Ok so I just took the example as literal and did not know the definition.. same thing happened to me with one in the 1- 50 video but then you explained and made perfect sense. So glad I found this page .. I get out of work at 3am and watch your videos til 7 or 8am I’m hooked and gaining more confidence by the day

    On question 57, why would you move the decimal over 3 spots to be .02750 instead of .2750 ?
