    First off Great content! One thing I did notice was the general Agent. I thought Universal was the highest level of Agency then General Agent then special agent?

    21:00 - General Agent vs. Special Agent. Was a bit confused by the definition given, I was under the impression that if we hire a realtor to sell our home, they are a Special Agent, hired to handle a specific transaction and only that transaction, as to where a General Agent would be more of a POA, capable of hiring the realtor to sell the home, and basically everything else on behalf of their client. Thoughts?

      Kind of, he definitely confused himself there.
      Special Agents are the most common ones. Universal Agents have the POA and can perform any act inside or outside of a business on behalf of a person.

    What is the difference between a freehold estate and few simple absolute? It seems like both terms mean full ownership but are they different?

    Can't you execute a contract without completing it? I thought it was only completed when signed by both parties. You can execute a contract to be signed, but until it is, it's not complete.

    Is there a reason why you only doing 255 flash cards? The book has close to a thousand. Or are these just the main ones you need to focus on?

      Which book? These are the most important in our professional opinions. We definitely might do another version of this in the future with more terms though.

    Question, I currently wholesale and flip properties, once I become a licensed agent and DO NOT join the NAR, must I still disclose I am an AGENT when doing personal investments. Thank you.

      Depends on what state you live in. Check your states real estate commission for information. Some states you are legally required to disclose the information as soon as you start talking business. Definitely check with your states specific laws.

    They use these terms because they haven't changed them since pilgrim days. That's why they use "covenant of warranty" which you be protected by a kings guarantee etc...

    Wouldn't it be if the condition ISN'T met, the estate may be lost?
