Your low bid, break even and then rely on change orders tactic does not work well if the GC has a maximum allowable mark up on change orders - most large / reputable GC's have these in their master subcontract agreements. Other than that, keep up the great videos!
The thing is you’re not relying on change orders. You already know change orders will come in most cases. If the job is neck-and-neck, knowing this can allow you to bid a bit more aggressively.
Unforseens maybe. But change orders to try and make an earning of what you bartered off the table??? May be the reason the hard hat and clipboard is in your closet.
@MattCupan Not exactly Matt. All projects have unforeseen issues that result in change orders. If you already know you’ll likely land an additional 10-20%, why not consider that at the time of bidding? You’re not bartering.
Great video. I just start bidding with Commercial projects , Is $6.00 s.f for drywall boarding and level 4 finish plaster too low or to high for Commercial bid? I've always Google costs per s.f but i have doubts.
You can’t do it like that. It’s very very inaccurate. You have to measure the wall and ceiling square footage. And some walls and ceilings have multiple layers. If you need a hand, I can help. Let me know if you want to jump on a call.
