Lucky save! You're looking at missing the 600k contract but it's really saving the 40% material exposure. The GC knew it was a murder clause and you had missed something.

Man all the construction videos are about private structure jobs. I do civil engineering projects so I have to deal with the city, state, sometimes even federal organizations. The fights on change orders or T&M are so different than what you're describing. We're basically the sub contractor of the city, but we're the GC. We have 6 sub contractors plus ourselves doing work. So we come with CGs as well as our subcontractors but they come to us. Very confusing and we have to be hypocrites sometimes

This is excellent advice I'm just starting out myself in the non-profit world. I'm doing something very bold, mortgage-free housing, what we're actually looking to do is give people little farmsteads wherever they live to promote self-sufficiency. Maybe they are.. but COs should NOT be the "Lifeblood of this business" or any construction business. It's one thing if an owner/buyer/customer legitimately requests additional work, and it's clearly over, above, and beyond the original contract scope of work... but what you're talking about is a dirty little secret SCAM of an entire industry...with subcontractors, suppliers, and even GCs intentionally UNDERBIDDING work in order to get the contract, and the make it up by OVER-BILLING THE SNOT OUT OF EVERY TINY LITTLE INCONSISTENCY in the project documentation... and *just enough* loopholes in the contract language to make the GC or the Owner liable to pay for the "cost overrun". There is no fix. This is what you get when "absolute lowest bid" wins the contract no matter what. There could be 10 companies each 100x more qualified who came in 1% above the "low bid" but too bad so sad... the only thing that is considered is that bottom line price on the bid. And it's meaningless because the ENTIRE profit on that job is going to be determined by the mountains of "change-orders" that will be created along the way... with the job probably costing some multiple of the original bid.

Totally agree the only way that actually gave me customers to my new project for a restaurant program was that ads don't work that effective as someone trying to get money buy sell the program for you

I’m a small residential GC. I ALWAYS front load my deposit and early invoices / SOV. I rarely will execute work on credit. If a client wants slower payment terms prices goes up ~5-10%. I explain that it greatly increases my risk - unless it’s a repeat client that I can trust will pay fast. I require payments usually within 3 days of invoice date. Most of clients are paying cash or have a HELOC. I do invoice as a SOV even on small residential projects unlike most small guys. As a residential GC showing a SOV for work completed is huge advantage when most other small residential GCs have haphazard invoicing methods. The SOV makes my invoices super transparent the homeowner feel like they know exactly what’s being paid for and when.
