The extra plans available for purchase towards the end are priced almost as much as full home plans, not little sheds however.
I really like this smaller home. I like that you don't have to climb any ladders to get to your bedroom and you have much more space but small enough to maintain 👍love this!

Im in upstate South Carolina and where I live you could probably buy it for 50 to 70k. But if you slapped it on the middle of San Francisco youd pay half a million or maybe more. I know what you mean . I bought a new double wide last June. There is a seperation between living room and kitchen. I don't like the warehouse feel of open concepts. I like my kitchen closed off from the living room.

I really like this size! I had a half bath master once and liked it-no need for for more than one bath in most houses because the water heater can’t keep up anyway, and it’s nice to have 2 toilets. My primary criticism is I’m not a fan of the laundry just open to the hall-I’d have to hide the machines behind bifold doors. I assume budget was the driving force with this particular house, but if it was my house I would’ve put more windows in the living room. One of the best things about single wides is the ability to have windows on 3 sides, and a cross breeze. For tighter parks I’d mirror this floor plan end-to-end and put the living room in the front, and maybe even put a front porch on the gable end and put the front door on the end.
For the integrated kitchen and living space, I’d order a mobile nook to put in closer to the kitchen in the middle to act as more storage/seating for dining, maybe remove the stove vent and replace it with a microwave/vent combo. Besides that, I’d be totally content with that. I’m a trucker. I’m used to cozy places like that 👍🏿

Bigger tiles actually cost more money, so he gave you tiles that cost 10c each instead of 75c each. He should have given you money off for that, but he kinda lied when he said "upgrade," so that would make me not trust the builder. We have the exact same measurement in our house, but the layout is very different. Your house looks much wider. You could maybe build on to the living room and make another bedroom or huge deck if you needed. It's a nice new home. I'm trying to get my older singlewide sealed up and nice and tight and its been a real challenge, but I'm having fun doing some remodeling.
It is good to get an overall square foot price when dealing with different sized product, for tile, flooringn adn carpeting, so you know what you can price the whole project out at.

They used to build houses with ventilation was very important. Ventilation went out of the door when air conditioning came in. It would be nice to have natural ventilation in homes. Imagine that.
Love the half bath! I wonder why more half baths are not set up as wet-baths so one could wash up after amorous activities without having to leave the adult's bedroom.
I would have preferred the house was a mirror image, so the living room was at the front of the lot, and the bedrooms were at the back. I would also think the 1/2 bath be more useful where the washer/ dryer is off the hallway (Do a stacked washer and dryer, and a smaller coat closet to fit it.), and make the full bath a jack and Jill between the 2 bedrooms. Should be the same cost, just a tweak to the layout to make it even more functional. One upgrade that might be worth it is a smooth top stove. Those coil stoves are a nightmare to try and clean. Kitchen otherwise looks nice, and its a pretty decent 2 bedroom. Bigger than many places in NYC for sure.
It's a nice open layout. I could definitely live here. I was just thinking that it was a bit smaller than the walk-in that I have. But I also like the kitchen design. In an Arizona climate, this would be the perfect winter home.
As a suggestion, could you highlight the number of electrical outlets in these new homes? This is something I'm always interested in and perhaps others would find this information helpful as well. Thanks for considering this and also for doing these very informative clips.

Being an owner of a house with a half bath in the master bedroom I can tell you with great certainty that a small walk-in shower would be much more appreciated than a toilet or sink but if you could figure out a way to squeeze in a toilet and perhaps put a wall mounted free-standing sink in the same space although it would be a little cramped it would be 100 times more useful.
I lived in a 2 condo that was 750 sq feet, and it had a way better layout and felt big. It did only have 1 bathroom. Lived there 18 year. It did a very tiny galley style kitchen.
You will diffinenetly want a pantry in kitchen. You can butt it up against dishwasher. Same height, color, and hardware as rest of cabinets from Lowe's or Home Depot. Best investment for kitchen. Streamline it, it amazing how much groceries ,etc.. you can put in it. Also build in small partition to separate dining table from living room. It can be lower half cabinet(storage)and top half open shelf(recipe books, kitchen what nots)with spindle on outside top. With miniature recess lights in ceiling). I would recommend a medium pine to break up all the white in kitchen. My brother built one (streamline of course, as every inch counts) .its the first thing you see when you walk in and it's gorgeous. Didn't cost much to make it. Pretty house you have. You will learn to maximize every inch of space without crowding.
3 bedroom, 1 bathroom, outside access laundry/storage, galley kitchen and a 14x10 living room with 7 foot ceilings totaling 694sqft was our last house and it was an actual house. Quirky and odd shaped but it was absolutely huge for a family of 4...when 2 were little children. 11 years later, progressively accumulating stuff that “fit” and in the end it finally got small. Awesome little modular in the video but realistically it’s a bachelor pad or a family with no plans for children...jmho
I think for a basic starter or low income home its exciting. I'm in my second mobile home and I would still like this. Would like to see a lil more storage. A pantry or a linen Closet.
With the prices of housing being so jacked up I've been interested in mobile homes. Some are actually pretty nice. I've seen old rundown outdated houses going for half a million dollars, but some of these little trailers are actually nice.
Back of the living room next to kitchen. Nice touch would be a sliding door exiting to a deck. Also would add some kind of island in kitchen area. Certainly room for it.

About 40 years ago I had a similar S/W mobile home, but with a much better layout. Where the front door is here, was my back door. The front door was in the living room opposite those windows, but there was a nice large window to the left of the door. The second bedroom was at the opposite of that blank living room wall. The master was on the opposite side of the house; so a bedroom on each end, making the bathroom larger. There was a wall between the kitchen and the living room next to where the dishwasher is. Another half wall with spindles to the ceiling gave a nice space for a small dining table. Carpeting in the living room and bedrooms, linoleum in the kitchen, hallway, and bathroom. Washer and dryer were in the hallway in front of the back door. It was well laid out and comfortable. Fiesta made by Fleetwood. But, even in today's prices it would sell for FAR less than $194k, which I think is outrageous. You can pretty much buy a much larger double wide for less than & 200k.
Definitely need some kind of island for sufficient kitchen work space. Walking into front door & directly into the furnace isn't ideal. Agree with others about doors on laundry area. I love extra natural lighting wishing there were more windows- only 2 on back & none on the living room side makes it feel more closed in. Banquet seating rather than traditional dining room might be more efficient. No pantry is a problem. Adding one to the end of the counter would still allow room for a corner banquet.
One thought is for this smaller space is that built in closet organizers would really help. Is that an option from the factory? Also, can you order counter depth refrigerators? In a small footprint that refrigerator just looks a bit cumbersome.
Both of those are definitely possible would just have to be sourced locally. We can get a credit for not taking the factory fridge then buy something at one of the furniture stores wherever the home is going. Good ideas! You guys are very familiar with smaller space so that you for the feedback 🙌🏼
I would definitely put more windows in that living area. I'd also use the split (ductless) heating/air conditioning units and tankless water heater as they are more energy efficient.
I definitely would have done an island (that matches the cabinets)with seating. I would have done a counter-depth fridge because of where it sits. I also would have tried to make a full bath in the master.
Love this, but I would modify a few things...like larger windows for the bedrooms...maybe a nice smaller wood stove or fireplace? Lots of potential in this tiny mansion...
That is a very nice house. You should of put a sliding or pocket door on the half bath. That way you could put the toilet in front of the door and put a stand-up shower where the toilet sits. ( Just a thought. ) Where is this house located? What would it cost to buy one like it today? ( Jan 2022)

In Massachusetts that price is not completely insane, especially on Cape Cod. I have seen mobile homes for 70k to 200k

My 1st CONDO WAS 750 sq feet. It had excellent storage large bathroom and bedroom. It was perfect for 1 or 2 people to live comfortably.

Definitely need some kind of island for sufficient kitchen work space. Walking into front door & directly into the furnace isn't ideal. Agree with others about doors on laundry area. I love extra natural lighting wishing there were more windows- only 2 on back & none on the living room side makes it feel more closed in. Banquet seating rather than traditional dining room might be more efficient. No pantry is a problem. Adding one to the end of the counter would still allow room for a corner banquet.

One thought is for this smaller space is that built in closet organizers would really help. Is that an option from the factory? Also, can you order counter depth refrigerators? In a small footprint that refrigerator just looks a bit cumbersome.
Both of those are definitely possible would just have to be sourced locally. We can get a credit for not taking the factory fridge then buy something at one of the furniture stores wherever the home is going. Good ideas! You guys are very familiar with smaller space so that you for the feedback 🙌🏼

I would definitely put more windows in that living area. I'd also use the split (ductless) heating/air conditioning units and tankless water heater as they are more energy efficient.

I definitely would have done an island (that matches the cabinets)with seating. I would have done a counter-depth fridge because of where it sits. I also would have tried to make a full bath in the master.

That is a very nice house. You should of put a sliding or pocket door on the half bath. That way you could put the toilet in front of the door and put a stand-up shower where the toilet sits. ( Just a thought. ) Where is this house located? What would it cost to buy one like it today? ( Jan 2022)
