Its ok to do some small courtesy sealing of exposed fasteners but sometimes the homeowner doesn't appreciate that and forgets about it and calls another contractor to replace the roof.
Take a small can of blackjack and an old paint brush and touch up the areas he just pointed out. That will buy you a year, check it every year or if you see a problem.
This kind a roof is not quality. I have house at Europe made 1980 and that roof is still on the house,no leak no nothing,no any repair for 42 years. Roof quality at America did on purpose with bad quality so people need few times at life change a roof. Everuthing is business in America, no quality.

Not a single thing this guy shows is a reason to rip off all these shingles and put down a new roof. Fixing everything this guy showed would cost like 150 bucks.
That roof looks great compared to some I’ve seen and have lasted another 10 + years.

You know what,Just make sure you have recoverable depreciation in your insurance policy and your good to go.
